      I have rented my apartment for seven years from my landlord Peter ****. We have a great relationship, I always pay rent on time, and take care of my space. A few years back, Mr. **** hired California Oaks Property Management to manage the property. Garage spaces have always been assigned to residents by Mr. **** based on seniority. No long-term tenants pre-California Oaks have a written agreement regarding their garage space; it was simply given to them by the landlord. Mr. **** gave me my garage space just like he gave every one else theirs. Yesterday I was notified by California Oaks that I am in "violation of my rental agreement" and was ordered to vacate my garage space within the next week or face punitive measures such as eviction. I called the office to clear up the misunderstanding, as Mr. **** had physically stood in the garage as I loaded my possessions into my space at his direction. A fellow long-term tenant, Salvatore Militello, who also does not have a written agreement regarding his garage space, was there too. California Oaks made an arbitrary list of apartment units associated with garage spaces and insists that I vacate my garage space, despite them acknowledging that Mr. **** did confirm that he gave me the space. It feels like insult to injury, as my home in infested with termites with holes in the floor, walls, and door frames. My silverware drawer if full of more termite droppings every few days. There is chipped lead paint everywhere, which was never painted before I moved in, because that was my verbal agreement with the landlord. He would keep my rent low, if I took care of the small stuff. They raise my rent each year, refuse to take care of the termites, and are now evicting me from my garage space. I assume I am not the first to complain, as they have a 2.5 rating on Yelp, and have a reputation for taking advantage of tenants.

      California Oaks Property Management has managed your rental property since 2016. The garages are not assigned based on seniority or longevity of residents within the complex. At the time we took over management services, the property owners provided a detailed list of which apartments have a garage space within the property. When it was brought to our attention that you were occupying a garage space, we discussed the circumstances in detail with the property owner. The owners agreed that the garage should be issued to the original apartment, and requested we have you vacate the garage. I understand that this would be disappointing for you, but the property owners are within their legal right to request this. At the time of this transition we spoke about your concerns, and I attempted to explain the circumstances to you.

      California Oaks Property Management did not manage the property when you originally moved in, so I cannot confirm the apartments original condition. However, we are more than willing to address the report of termite activity and peeling paint. I have reached out to you to complete an inspection of the apartment this Friday to inspect these concerns and will make sure these items are addressed.
