      Absolutely awful property management company. From day one, Utopia was not communicative at all. Every time I called, I spoke with a different person and never had one "property manager." I moved from across the state and they would not keep their office open for (literally) five extra minutes so I could get my keys. They did not help with the move-in report or communicate with the property owner on our behalf. When the owners decided to transfer to **********, none of our documents OR security deposit was transferred. This company is completely negligent and leaves you wondering why they are even involved... They do that little. If you are a renter, avoid renting a Utopia property.

      Do not try to apply to a Utopia Management house unless you have weeks to spend and money to waste. Me and three others called the office multiple times just trying to get a tour of a house, and the showing agent promised us a time and didn't show up to it TWICE. When it came to applying they went radio silent for weeks, no matter how many calls and emails we all sent trying to follow up on our application. After nearly three weeks I finally got a call back by calling a completely different agent and asking her to send an email on my behalf. All of this just for them to tell us they've already moved on a while ago and had promised the house to someone else. The agents are never in office, never answer phone calls, never answer e-mails, and never follow up with you no matter how hard you try or how often you reach out. In that time we could have been applying for other houses but because they didn't even have the decency to send a single e-mail or call and tell us they've moved on we wasted extra time. Terrible management, and if you're planning on selling a house DO NOT go through Utopia, because they will do everything to NOT show your house or filter applications.

      My name is *****. A Employee name ******** ******* was at a company named Penmar Management. I filed a complaint with *** because tenants in my apartment threatened to shoot me. I got a restraining order but I still ended up getting jumped by the father and son. They filed a false order on me though I was a victim. All of this could've been avoided if she did her job. She was told to go through training as an agreement for how poorly she handled the situation. Instead of facing her consequences Utopia Management brought her onboard as ********************* Asst. **** forward to today the tenants are still living here terrorizing tenants and surrounding neighbors. The father pulled a gun on me on camera so I showed the authorities and made a police report which they put under "brandishing of a weapon". Utopia staff were so rude. They never transferred me to ***** and she NEVER answered my email for help until a month later. In retaliation she told me to sign another lease and that she's raising my rent. With surrounding neighbors believing she's protecting the violent tenants and that she herself has unfair connections within Utopia Management. I appreciate the few girls who cared enough to listen. Especially one girl with the ext. 1127 or 87 but besides her it's been h*** ******** has not addressed these violent tenants, still raising my rent in retaliation and Utopia Management won't do anything about it. In my opinion, they're not just a heartless company, they're heartless people.

      I worked for the company they bought out in ********, ** the end of August. Utopia gave no notice to anybody keeping there job. Literally one day you had a job and the next you did not. I paid my September rent with my last paycheck and was not able to pay October on time. They claim to have given me a pay or vacate notice in October which I did not get one posted or in the mail I confirmed this on my cameras. When I paid my rent it was not applied to the correct things leaving it like I still owe for October. I asked if I could make payments for the month of November and ****** ******** who I worked with at the old company now works for Utopia. She laughed and said they don't do payment plans. Not long after I get a letter that says they are not going to renew my lease. I know other people who live where I live have multiple lease violations and are still living here. I am just behind one month because my immediate job loss and they are trying to get rid of me. I feel like ****** is personally doing this because I know she does illegal things like say she posted things or mailed things when she did not. And she likes to ignore calls and hang up on people claiming it to be an accident. She also likes to copy and paste higher up people's names on the legal notices leaving it to where they don't know what they are signing because it was not signed by them personally.

      I had to move during Covid and there was very few places. But because I couldnt show the places until people were out, it turned out that out of the four places I was looking at I was the second candidate, but here I was the first candidate. I was desperate to get a place because I had to move out of the house I had and I was so scared when I read the reviews of this company. They signed me on a lease that you have to give up your rights as a California person for month-to-month and everything. I pay over $4000 rent. *** had a gas issue. I have termites in my storage unit so I cant use it and theyre charging me for it. Multiple issues they dont do and let the property fall apart and then they expect you to pay and take care of it. You deal with like kids that are like 22 and they pretend that theyre doing something and they just waste your time stay away from this company, please the best thing I can ever do is advise you to stay the h*** away from them.

      I have documented every conversation and email The tenant complains Utopia does not return their calls. I know for a fact that Utopia does not return my calls. I have asked ******** ********** to look into the fact that I was charged twice by a contractor and have received. No return email or calls I was promised a full inspection of the house no results. I get it that Utopia is a budget friendly management corporation from ********** that only charges 8%. I wouldve paid a lot more than that just to have an actual property manager.

      No calls or emails back for several days. Drove by their office which was completely empty with a "For Lease" sign on it. That phone # and address are the ones listed.Hard to rent a house that way!!

      The company is impossible to get a response. Poor customer service, unavailable during weekends. Do not use this company, every other property management company is better

Giving great service is super important to us, and we're always trying to get better at talking to our customers and being easy to reach. We get why you're upset, but we want you to know we're putting new systems in place right now to make sure we respond faster. We do have people ready to help 24/7 if tenants have real emergencies outside normal work hours. We care about what you think and we'll keep working hard to do a great job.       Applied per there policy for a rental, what they dont tell you is they already have had 20 other people who have applied for the same residence, then they make each of the applicants pay 100 fee and fill out and pay for an additional 30 dollar per fee per resident . I never received a phone call or message about our application other than to say oh its not available? I wonder how many people paid 100 dollars each per application on one house, very shady business practice, dont do it, heading to the real estate association next!

      Leased during covid. Utopia refused to show property before paying. Paid top dollar rent. Upon move in: heater not operational in ********* electric panel shorts and shocks, doors do not operate or open, garage door safety hazards unable to open when power fails, sinks rusted holes through to see the cabinets, lead paint peeling without disclosure, sliding galvanized track bent and slider inoperable. After 20 calls and three months, get heat. Month 10 roof in unit pours in rain and garage leaks and floods. Utopia blames the *** and fails to act for 20 more months which causes hazardous mold. 4 five gallon buckets filling and dumping, ceilings soaked, electric problems, and Utopia staff {*****, ********, *****} no call back/ pass the blame. After I was forcibly evicted by Utopia refusal to bring to health and safety codes, I give notice but my rent is paid on time and perfect. Staff says I have a lease in perpetuity - until I die in tiny print. Illegal, mean spirited employees who fail to respond to hundreds of maintenance requests. Corporate office in *********, same pass blame. Landlord claims Utopia charged him for repairs which were never completed. Run from this unscrupulous company.
