            I paid Exeter an $899 fee to serve as the 1031 exchange administrator for a property sold in Sep '20. The 1031 exchange failed so in March '21 contacted Exeter to inquire about the end/close of the exchange period, the status of the state withholding tax paperwork and stated my intention to report the sale of the property on my 2020 taxes. On April 22, '21, I contacted the franchise tax board to inform them that I was claiming the sale on my 2020 taxes - the state said they still had not received the required tax form from Exeter. I contacted Exeter via email several times attempting to resolve the issue and find out why Exeter had not submitted the form. When Exeter submitted the form, they incorrectly indicated that the sale occurred in March '21 and the duration of the exchange was 183 days (not the tax limit of 180 days) which means I have to amend my '20 tax return & pay more taxes. This creates major complications for '21 tax year. Exeter is Incompetent- I want $899 refund.

            I recently had a **** set-up for an exchange - account manager ****** from Exeter was good enough to call me at night and explain to me all the issues surrounding the exchange I had envisioned. This was to be the second exchange I was going to do with Exeter. After review, I decided not to do the exchange as I had it set-up and did a different investment all together. This is not the kind of service you would expect from a **** company - this was service given to me, by a person, ****** and a company that cares more about their customers than they do about making money on one exchange. This company has shown me a culture of developing lifetime customers - this is why I so highly recommend their service. Thank you!
