TERRIBLE! Do not use! From delayed communication to held up loans, escrows that do not close, investigative tactics on your clients. Your clients will go through multiple underwriting demands and sleepless nights. The worst experience with a lending company that I've dealt with as a **** Estate agent. Had to leave a 1 star - deserving of 0.

Do not ever use this company if you or your client needs a foreign national loan. While this type of loan is not easy, a lender should know the requirements and tell the client the correct information from the beginning. This company changed and re-changed their demands on a daily basis. Only a few days before closing, knowing the buyer lacked a SSN and was not in possession of an EIN, the buyer was then told he had to pay another 1.5 per cent PLUS bring an additional 12K to the table to close. They have no idea what they are doing and made for a very stressful transaction for everyone. The buyer was able to close quickly with another lender, good for him! Maybe (and that could be a BIG maybe) they are good for loans for US citizens, but I don't recommend them for foreign national loans.

Absolutely horrible service! They are playing the bait-and-switch game with people. After two months of asking everything from my buyer and poor communication. They took the buyers rate from ****% to ****%, added that the buyer has to bring another 5% to down, jacked up fees and just out right lied.

The Worst Mortgage Lender Experience Ever - Avoid Acra Lender!I recently had the unfortunate experience of working with Acra Lender for my mortgage, and I cannot stress enough how terrible it was. From start to finish, their communication was abysmal, and they consistently failed to get anything done in a timely or efficient manner.One of the most frustrating aspects of dealing with Acra Lender was their complete lack of communication. It felt like pulling teeth just to get a response from them, and when they did finally get back to me, it was often with vague and unhelpful answers. I constantly had to chase them down for updates, and even then, they seemed more interested in avoiding my questions than providing clear information. It's as if they had a policy of keeping their clients in the dark.But it wasn't just their poor communication that left me dissatisfied; it was their inability to meet deadlines and fulfill their promises. They made grand commitments at the beginning of the process, promising to expedite my mortgage application and ensure a smooth closing. However, in reality, they failed to meet every single deadline they set. My application was delayed multiple times, causing unnecessary stress and uncertainty.To make matters worse, when they did finally take action, it was often riddled with mistakes and oversights. It was clear that they lacked attention to detail and failed to adequately review documents, which led to errors and further delays. It was an absolute nightmare trying to get them to rectify these issues.In summary, my experience with Acra Lender was nothing short of a nightmare. Their terrible communication and inability to follow through on their promises made the entire mortgage process a stressful and frustrating ordeal. I would strongly advise anyone considering working with Acra Lender to look elsewhere for a mortgage lender that values their clients and can actually get the job done. Avoid this lender at all costs!

Could not agree more with what the others stated about poor service. I went against the advise of other borkers who said **** was the worst. Uploaded a file over 65 days ago and still struggling to get anyone to reply on it. My buyer is furious with them as I show him all the emails and they do not reply. This company needs to be shut down. Half way through the process they completely changed the terms on this guy knowing he could not do anything or lose his deposit. UNETHICAL, SLOW, TERRIBLE, WASTE OF TIME. RUN AWAY

Absolutely useless. The point of using an Asset based lender for investments is for quick closure. These guys not only work slower than personal mortgage providers but refuse to respond to follow up emails and make 0 effort to put a rush on anything. Their attitude is like the *** 'it will get done when it gets done'.Unless you have no other choice at all, find another lender.

This company is one of the worst i think to exist. My mom bought a house and they made it the worst home buying experience for her and everyone involved. Dragged their feet for approval. Took forever. Would tell her shes approved then all of sudden they dont have things they need, or so they said. Asked for this they already had. Then when it came down to the wire, they denied because of a clerical issue THAT THEY CREATED. To the point where we are now out thousands of dollars because we had to scramble( because we also sold our home) to accommodate the mediocrity that is this company. This whole experience i had to witness was the absolute worst and its made me never want to go though this process myself. DO YOUR RESEARCH PEOPLE. This company is not it. I will make sure to let everyone i know to NEVER use this company. They are not it.

Acra Lending is one mortgage lender that you have to be aware of! DO NOT USE THEM! I REPEAT! DO NOT USE THEM!!! They are very unethical in their practices and promise you certain things and dont deliver. The whole process was a nightmare from start to finish. I am a realtor and choose this company as I have had 2 mortgages with Citadel which Acra Lending is affiliated with. So when they sent a letter to refinance a home we bought on a high interest loan, I thought Id give them a try. They gave me a laundry list of things they needed to approve the loan and gave them the what they requested in a timely manner but then they needed more items and more items and alot of the items were so ***** you wondered who was requesting them! this went on for 4 months. in the end, I had to sell a rental property to refinance the home( which I did, sold in 1 week, closed in 2) and it still took them 3 extra months, in the meantime, I was paying a high interest and extension fees which amounted to $40K in the end. I also had locked in in the beginning of my loan nightmare process, at a lower interest rate but in the end they hiked it up a point and a 1/2 and they kept changing the rate. Finally I asked to speak to a manager, she was also worthless! In the end, I had to come up with $20K at closing and even though they requested all our debt information,to be paid from proceeds of the sale of my rental, in the end only a few items were paid and I still had to bring money to escrow! Due to their very high fees!I felt I was taken advantage of! I REPEAT STAY AWAY FROM THIS COMPANY! They are scam artist

Terrible company. Unreliable and unstable. Laid off a ton of amazing employees after a mass rehire several months prior. Told every laid off employee that it was due to their poor performance to avoid paying severance. Avoid this company at all costs they have no clue what they are doing.

If there were an option of zero stars, Acra Lending would have it. I have absolutely no idea how this company is in business. I work in the title industry and have worked with many lenders in the past, not all are perfect and there are definitely ones more difficult to work with. Acra is BY FAR the absolutely worst without question. Their closing department has caused a delay on every file I have had the unfortunate experience of working with Acra on. Their employees are completely inept and clearly lazy yet management has no interest in rectifying anything. Not to mention, the fees they charge are definitely on the higher end so I see absolutely no reason why anyone would ever want to work with them. If it were up to me, I would never do another transaction that involved Acra Lending ever again.
