This is management group that manages our community property and neglected many requests to properly remove hazardous brush from around my property. A fire ignited last year and damaged my house and now the vegetation has grown back and they are neglecting again to address the situationBusiness response

The fire that was ignited was due to ****** outside of the property boundry. We have not control over this. We have sent multiple letters to the railroad company to mitigate but with no resolve.Initial Complaint

This complaint is a continuation of Complaint ID #******** that was filed on May 20, 2022. It was closed because of non-response from from API Property Management and *********** Willowbrook HOA Board. We received the attached letter from API Property Management on June 22, 2022. This company continues to ignore proof of *************** payments from 10 years ago. They are threatening to place a lien on our house.Initial Complaint

This a request for BBB assistance to have the subject entities to correct HOA Accounting statement for property address **************************************************************************. The subject entities did not try to resolve this issue.The is about (API) American Properties International and *********** ********************** continued attempts to collect a debt not owed and potentially placing a lien on my home which will cause a foreclosure if the false debt is not paid. The false debt is for years 01/01/2012 through 12/31/2013. New *************** are $160.00 affective 01/01/2021 approved by previous HOA Board and previous HOA Management Company.API Management start date for *********** Willowbrook HOA is 01/01/2021. Our Balance forward was blank on the first invoice for Jan 2021 and second invoice for Feb 2021. The third invoice for Mar 2021 showed a balance forward of $1,794.00. I mailed a dispute billing error letter to API dated 03/05/2021 requesting correction of billing and payment history. Received billing and payment history from API on 06/23/2021 with and print date of 04/21/2021. We mailed proof of payments to API showing bank check numbers for missing payments on homeowner ledger relative to prior HOA Management Company (International ********************** 05/18/2012 to 2/31/2020). Letter dated 10/12/2021.LB Property Management contract terminated 04/30/2012, Our account balance was $0. International ******************* contracted ended on 12/31/2020. Our account balance was $0. API completely ignored all phone calls, letters from us. They continue to send invoices demanding payment of a debt that we do not owe adding late fees. The first debt collection letter (09/24/2021) from API is outside of the date period that our bank can provide copies of cancelled checks (the cut-off period is 7 years). Our bank statements do not show payee information for all checks.Initial Complaint

On January 16, 2022, our HOA held an Association meeting via Zoom. One of the people in attendance is not on title on any of the 40 homes in our community, which is a violation. Our management company knew this and did nothing. This was not the first time. I have left 3 messages (on 1/19/2022, 1/21/2022 & 1/26/2022) for our management company representative, ***************************, and have not received a return phone call. I also left 3 messages for the owner of the management company and no response. I confirmed with the persons answering the phone ***************** that both our rep. and the owner have been in the office. We pay an HOA fee which in turn pays the management company. This is not the first time we have received bad customer service or no response. It is absolutely unprofessional and needs to be reported. I look forward to hearing from someone with the BBB soon.Thank you!Business response

We made contact with the person filing the complaint via email and her concerns were forwarded to the board of directors of her community. We explained to her that management does not run the affairs of the association,the board of directors does. Also, the board reserves the right to invite non-members to the board meeting (at each boards discretion).Initial Complaint

This is a horrible, horrible company. Their lack of communication is over the roof. They wouldn't response to emails for weeks. And the managers always happen to be "out of office", "on another call", "just step out" when I tried to call them.The board members at Coco Palm condominium towed my guest car that parked in the "Guest Parking" overnight. And according to the rule book, there's no permit required for guest parking. And the parking sign said "72 hours parking".I emailed the company so many times, as well as calling and when they finally response, all they said were "I don't know, I have to check to board members".It took them a whole month to finally send me a letter, denied my refund request without explaining the situation.They also have "board meeting" without notifying the residents.Initial Complaint

**** runs API Property Management that is my HOA for the Townhome I live in, in *******. Our *************** were increased and our property is in disrepair. Our parking spaces have not been painted since ****, I painted my own. The trees where we park our cars have not been trimmed, it costs extra and the gardeners are willing to do it if they get paid to do so, but that has yet to happen, my neighbors cut is themselves. Our balconies and garage frames are falling apart due to termite infestation and we have yet to be inspected, we were promised an inspection at the beginning of July, 2021 and have yet to have that happen. I 've called, I emailed, I have done all I can do and no one is responding. Please help me and my neighbors get this resolved, we deserve a better community than the one we live in now.Initial Complaint

03/01/21 $420.00 Paid through Zego. Incorrect Pine Tree HOA paid. Would like refund of funds paid to incorrect HOA. Payment should have been to Pine Tree HOA of ********, **.
