    We entered into a construction contract with Giro Katsimbrakis of Palladio Development on Nov 29, 2021. To fund the build, a construction loan of $250,500 was obtained through *************. The bank contract stipulated a 1-year construction period ending on Dec 1, 2022. Throughout 2022, Palladio pulled no permits, did not clear the lot. ******** gave a 12-month extension for the construction through Dec 1, 2023. Palladio promised to have the home completed, with a July 2024 deadline and then Thanksgiving 2024 deadline. Neither of these were met. The home was completed Jan 2025 with a Certificate of Occupancy issued Feb 3, 2025. To complete the construction loan, Palladio submitted a Contractor's Affidavit attesting that all subcontractors had been paid. We received unpaid invoices from the septic subcontractor (***** ***** Septic and ***************** on Feb 18, 2025 of $22,960 outstanding. We notified Giro and he said he would look into the matter. He provided no other correspondence throughout February. To close the construction loan with ********, we need to sign an Owner's Acceptance which releases the final draw to Palladio. We refused to sign this because of the outstanding subcontractor invoices. On March 13, 2025, we received Claim of Lien from ***** ***** for $22,960. Giro was notified by ******** and he did not respond. He was told the final draw was frozen. ************* reached out six times to inquire about the the lien and why an *** was filed by Palladio. No response received. We have now received a Claim of Lien filed by Palladio for $40,838.25 recorded April 15, 2025. Palladio Development is a fraudulent home-building company run by a convicted felon. Giro Katsimbrakis has defrauded banks $15 million. Palladio breached its contract with ************* and now is refusing to satisfy the lien for their unpaid subcontractor. They have filed a lien for services that were already paid for via the Seacoast construction loan.

    Mr. ******** while we do agree that the build has taken way too long to complete, we have done everything to try to accommodate you guys. We have paid for your payments on your construction loan throughout the whole build, we also reimbursed you for at least 3 months of rental on your home. We used another well company to drill your well because you guys did not like the company we always use, we left trees on the property per your request which we normally don't do and that created more issues for us as we were trying to pass drainage inspections. On February 3rd as you mentioned we received the certificate of occupancy, and we were in constant contact with your wife about signing the balance of the paperwork and she kept putting us off after telling us she would be signing it which had nothing to do with any subcontractors owing money. ******** has reached out to us, and we had to review certain documents which led us to filing the lien against you guys because we did not get paid and are still owed much more than the lien amount. My attorney talked with your attorney and I am sure this will come to a resolution, it was never our intent to make you wait so long for the build or to create any issues, we would not have paid your interest all along and also reimburse you for your rent if we had any bad intentions and it's unfortunate that we are where we are with this because the last 4-5 months of the build we were on good speaking terms and understanding with your wife. In regard to my past, it was 25 years ago and unfortunately, I was a stupid kid that made a mistake, but people like to use that against me for their benefit like your trying to do and that's ok, in the end we have done the right thing by you, finished your home which is beautiful and have done more than most would have done in the situation. I do wish you and your family nothing but the best in life and in your new home.

    I purchased a sofa and loveseat less than 2 years ago from **************** and purchased the warranty from Palladio for 5 years. I filed a claim and had 2 different appointments which were canceled. I want the sofa and loveseat to be replaced. There are rips in the seats and on the backs of the couches with stuffing coming out everywhere. This is unacceptable for furniture less than 2 years. These pieces are so poorly made and I would like a replacement as soon as possible and have the warranty company take these 2 poorly manufactured sofa and loveseat

    Im confused we are a home builder not in the furniture Business and do sell any warranties or deal with American freight. I think the customer has the wrong company. Maybe there is another company called Palladio but we sell new construction homes but furniture or warranties.

    I am writing to lodge a complaint against Palladio Construction, LLC and its Managing Director, Giro ************* regarding the construction of my home.I signed a contract in January 2022, which stipulated that my home would be completed within two years. Unfortunately, there has been a significant delay and minimal progress. For nearly two years, from January 2022 to November 2023, no substantive work was undertaken. The lot was only cleared in February 2024, with no further construction since. Heavy rains have washed away the dirt pad, leaving it inadequate for further construction, and weeds and vegetation have overgrown the site. I believe I am not liable to pay for the dirt and lot clearing.We provided a deposit of $26,940, which was taken as commission fees. The bank requires the home to be completed within 12 months, which is now unfeasible. I have four months left until full payments are due on a nonexistent home. Additionally, our city permits are expiring in two weeks due to lack of progress and inspections, and we will have to pay to renew them.***************************** of ***************** ****** informed us that **** is allegedly unable to continue the construction due to financial constraints, stating he owes many subcontractors and investors thousands to millions of dollars. This means our commission fees were taken, yet the home will not be built. Many subcontractors have not been paid.To avoid confusion when reviewing the attachments: My parents and I are building with Palladio on adjacent lots. Initially, they signed the contract for Lot 7, and I for Lot 8. Due to delays and ****'s suggestion that Lot 8 might be completed quicker, we switched lots through a quit-claim deed. See attachments.We respectfully request the BBB to investigate this matter. We seek assistance in any way possible, and ensuring Palladio Construction, LLC and Giro ************ are held accountable for failing to fulfill contractual obligations.

    I have signed for Palladio Homes to build my home in ******** in 2021 in good faith they would build me a house. They have not done any work until about September of 2022 which was creating the foundation - of which they screwed up the linai foundation which is missing footers and refuse to use the original sub contractor to fix it. I went down to visit and their realtor asked me if I knew anyone who can fix it, I hired these people to build me a house and they cant even get things fixed on their screwups.Their realtor, ***************** has constantly been giving me excuses, playing the blame game, will not EVER give me a projected date of completion. They leave the house for months at a time without doing any work and often times unsecured. I have demanded a completion date from both their realtor and builder and they have ignored me. I spent $30K for land in good faith they would have built me a home in a reasonable time frame. Based on the previous complaints, it looks like I need an attorney. Last known progress of my house is only drywall and painting of walls. Missing trim in a few areas, no flooring cabinets, toilets, or showers/baths hooked up. I went to visit at one point and found a toddlers sock in the house with no doorknobs installed and no explanation from the realtor or builder on why I found it nor when there will be progress on my house.

    Me and My husband signed an contractual agreement with Palladio ****** Real Estates d/b/a ****** Palladio d/b/a Palladio Construction on March 23, 2021. We were given a completion date of December 2021. We knew delays were coming due to Covid and dates were pushed to March 2022, July 2022, and then they used the 2 year agreement clause that was written in our contract. We did go by with days, weeks, and months without any responses to our emails that I sent on a weekly basis. This was our first time buying a home and one built from ground up and this has been the worse experience of our entire life, and to add to insult my son who was just as exciting now has gotten very depressed over this matter. We have picked out cabinets, flooring, and countertops also. Speaking to *****************************, *********************, ***************************************, *********************, ***************************/******, ******, and left messages for Giro ************ who never once returned my calls nor my realtor ******************************* called. We di get the run around statint they had issues with trusses, they had to fire the old work crew and hire new people, permitting was behind, and so on so on and so on. It has been lie after lie. Speaking to ****** she stated for us to stay off property or they will cancel our contract. I know she was doing this because we kept finding out all lies this company was telling. the home on **************************** is our dream home still and we do want it. The next bad thing is that the interest rate has gone up tremendously and because of this company we are shedding out a large amount of money with month to month rental charges as well as storage fees. We just really want our home built and built correctly. Our 2 year agreement ended on March 2023 and our home is at the electrical stage, speaking to ***** he stated they were putting in piping for swewer and that's not true to this day. There has been no progress. I think our next move is to get our lawyer involved since ***** stated not to contact ****** he is over our home. I have called ***** now going to voicemail with no return calls.

    We mistakenly trusted Palladio Homes to build us a house in the contracted timeframe, but like many others, we've had nothing except lies and excuses for the past ***************************************************** July 2021, had issues with funding, so closed on a construction loan November 29, 2021. Palladio agreed to the 12-month construction term that went with this loan. I called 2-3 times per month starting in January 2022 asking about progress. I kept being assured that "the county is having tons of delays so you're still in permitting". Same answer each month until I finally get fed up and called the county myself. Turns out, our septic permit had been ready and waiting at the county SINCE SEPTEMBER 2021 and never once had any employee at Palladio bothered to check on it. Then, turns out the 7-month wasted time wasn't enough, but Palladio had gotten the septic permit on the wrong property lot. So they had to void and re-submit a new permit application. They wasted the entire year of 2022 through their stupidity, lies, and inaction. We had to ask the bank for a loan extension since our construction loan expired December 1, 2022. It is now February 6, 2023 and Palladio has STILL not submitted our building permit application nor have they cleared our lot. Emails are met with silence for days to weeks. The bank also could never get Palladio to return any emails for two months. Every single phone conversation with anyone, including the broker, is riddled with excuses and empty talk. All they know how to do is blame others and lie about why they haven't made any progress. My house needs to be built or we will be seeking extreme legal action against this sham of a company. Worst mistake of my life trusting these cheating frauds with my money and time. I hope they get shut down to save others the misery of going through this experience.

    On May 22, 2021, my husband and I signed a contract/agreement with Palladio Development, LLC, for property located in ******************************************************, who promised to build by June 2022. It is January 2023 and the 2 year contract will be expiring, there is no activity to build. There has been recent communication with *****************, General Manager, who has had the same excuses for the past two years, needing to hire new permitting personnel. Palladio appears to be building in other ******* locations. Owner, ******************* should respond to this complaint and provide a valid period in which the home will be started and completed.

    My husband and I closed on a new build home that was constructed by Palladio Development back in April 2022. Two months later, on July 1st 2022, we received certified letters that liens have been placed on our home because of unpaid invoices that Palladio Development owes the roofing contractor that built our home. I reached out to my sales rep at Palladio homes who confirmed they were legit, and he assured us that someone at corporate had paid the liens. I've requested proof that the liens have been paid off for the past two months, and nobody has been able to get me the documentation I need. I also checked the county website and there is no documentation that a lien satisfaction has been filed. I've attached the lien we received from the roofer and the email chain with my sales representative who was told the lien had been paid off and my follow up attempts to obtain the necessary documentation. We are seeking for Palladio Homes to pay the invoices they owe to the roofing company and proof of that payment in the form of a lien satisfaction.

    On May 22, 2021, my husband and I signed a purchase agreement between Palladio development LLC, d/b/a/ Palladio Homes, ***************************************************************** **** and ** for property ************************************************************. We were informed by the sales representative, ******************, Grande Realty, Palladio Homes, that the home would be ready by June 2022, not before. We were informed they could only build the Millennial 1/Gen 1 model, a 4BR, 2BTH, over ***** sq. ft total, at that location, cost $299,900, we accepted. They provided the only title and mortgage company we must use. We moved forward and provided a $5,000 check to ******* title, who is holding this escrow deposit. Were immediately completed the process and was approved by ************************* Selected cabinets, flooring, roofing, color scheme and signed documents, all set by June 14, 2021. It is September 2022 and they have not broken ground. They have only provided excuses indicating unable to obtain materials, issues with permits, hiring someone who understands permits (********** Permit #B21-36604), to needing to hire a whole new crew including contract manager. We waited patiently then began contacting them in November 2021 and monthly since. The most recent contact was on August 12, 2022, from ****************************** ********** **************************** authorized signature on behalf of Giro ************* owner, managing director Palladio homes, indicating a contract manager will be calling to schedule discussion on breaking ground. We have not received that call to date. Emails to ******************** have been again putting us off with the latest unable to locate ******* and unable to provide the contract managers number to us. We are totally disgusted with this whole entire situation and are reaching out to you for immediate intervention. Homes have increased in cost over $150,000 over our budget because of this ploy by Palladio and staff. Finish job by the end of 2022, at contract cost.

    I have received an email from Mr. ****************** Managing Director, Palladio Development, LLC. on October 11, 2022, indicating that the same as I have been hearing since September 2020, "waiting on truss revision drawing to re-submit for final building permit".  We want Palladio to break ground and begin acting on the permits at hand and stop the waiting game it is bad business practice. Awaiting the final permitting process has been an extremely painful process.

    We signed a contract with Palladio Homes to have a house built in ********** *******. After a year of relative silence ground has not even been broken on our property. Please see the attached document for details-

    We want to reach out to you regarding this dispute with *************************************, we signed a contract with ********************** to build his home and we will be building it. Our contract states we have 2 years to build his home and he is upset because a year has passed already. Between the Pandemic, supply chain delays, and permitting delays the house has been taking longer but it will be completed within the allotted time in the contract.
    We have reached out to the ********************** but he has hired an attorney and mentioned he does not want us contacting him unless its through his attorney.
    We consider this matter resolved and will deliver ********************** home within the time in our contract.

    I nor my attorney has received any correspondence or updates on the construction of our home since May 12, 2022. We hired an attorney because we were not getting any information as far as permitting, materials, construction timelines, etc. We have left several messages and so has our attorney with **************************** as well as Palladio's representative. The answer to this complaint is the first time we have heard from Palladio in months and it was through your website that we received it. A phone call would be nice and more businesslike.
