At this property management I was shown an apartment first before I actually applied. Although their website reads “Get approved to schedule a viewing”. I did not know this then because I found their listing on Zillow and the Ad DID NOT indicate this nor their requirements for renting. I simply called the number shown on Zillow for Cypress Property Management(CPM) and boom they scheduled me a viewing, which they DID NOT mention their requirements. I then show up w/my special needs son & my daughter to the viewing. We like the Apartment, I gave the agent copies of our households proof of income to take back to their office. He tells me to go on the website to submit my application. He DOES NOT bring up income requirements at the viewing neither. I go online excited to enter the application, the same day. Then followed w/the application fee for myself.. missing the part where you must make three times the rent(my fault). Meanwhile in the next couple days.. agent & I exchange email msgs regarding the refrigerator and dryer hook ups etc. A day after that, I then go on website to find out how to get a status. This is when I see the 3X rent requirement. I then email the agent to check on my status, expecting to hear that my household income did not meet the requirement and understanding the fee paid would be my loss. But no, again he DOES NOT mention the income requirement and instead the agent replies that I should pay the fee for my son as well to “secure” my application! When I see that, I immediately go pay the 2nd fee for my son thinking they must have been flexible about the 3X rent requirement being we met the rest of the criteria including my son & I both having over the necessary credit score! In the next couple days I get a call informing me, we did not meet the income requirement. HA! You mean to tell me, it took that long to figure out my income? With copies on hand? Ok Sure. This is not about the fees lost. This is about poor and unfair/sneaky service! BEWARE

I feel they were fully aware of my income threshold before I paid the 2nd fee(for my son). And/or they had adequate timing & opportunity to figure it out and make it right. Also, our applications were not processed. PM Companies should not charge “application fees” this way. We didn’t even go past the income requirement. I am truly a fair person. But this is misleading, which gives me an uneasy feeling.
