      Mikie has a list, which he says he will "get around to" its a long list. Extremely poor management, the HOA is run by someone who doesn't live on the property, her son is also on the board (which is against the rules), a close friend of hers is the maintenance/gardener/landscaper person also against the rules. General building maintenance is despicable. The roofs are ful of leaking illegal repairs by an unlicensed person. The HOA dues have been increased by $25 in the last 2 years and all I hear from mikie is "I'll put it on my list". Most HOA board members have resigned because of the abysmal management. We have retained an attorney in order to solve the on going problems caused by PCMC and the HOA president and son.

      Mr. ****** lives in a condominium association that is managed by a board of directors. The directors make the decisions for the association and our office can only provide the service and costs that they approve. Mr. ****** does not understand where he lives and his responsibly as an owner. He actually served on the board of directors with other homeowners and when he did not get his way and was out voted by other board members got mad and quit. He has to have someone to blame for his inability to accomplish what he wanted to do and he was too afraid to confront the other board members and instead made an unfounded compliant against us.

      We pay association fees! We do not not get the front yard maintenanced every Tuesday of each week as specified in the Association agreement. I have called numerous times and talked to Seth and I get the run around. I'm told I will get a call back with my concern, but no one calls. When the gardeners show up, I have talked to the supervisor and he has indicated there is a lady who lives in the neighborhood, who is on the board of the association and she has directed the gardeners not to trim any of the bushes which are on my property. The resolution to this problem is to let the gardeners do the contracted work they are being paid to do, without resident interference. All requests for alterations must follow the protocol as set by the rules and regulations maintained by the entire board for approval, not by a sole individual who is taking personal adventitious authority. Final resolution to the issue!!!! Trim all the bushes on my property for which I pay a monthly fee, or I will trim the bushes on my property myself and will submit a bill for work. Pacific Central Property Management does a very poor job of managing the work that the Association(residents) pay for. They have very poor representative ethics with the residents who have submitted issues.

      Since Mr. **** has decided to live in an association, he needs to learn how an association is governed and what he can do as a member. It appears that he is not very educated in the rules and covenants that he agreed to when he purchased his home. The association makes the decisions about the way the property is maintained not him. If he does not like the way they make their decisions he needs to discuss this with the board and vote for those that make the changes that he wants. Mr. **** lives in an incorporated Homeowners Association that is run by a board of directors who determine what is maintained and the time line for trimming bushes and shrubs. The association maintains the common areas and the front yards of each of the homes, this is a new development and the association determines how often the work is completed. There is no agreement that the work should be completed at a certain time or way. The board has determined that the shrubs should be maintained in a natural way and not severely pruned. Each homeowner can determine if they want their front yard maintained in a different fashion and if they do, those yards are marked with a stake so the owner can take care of the yard, the way they want and the gardener will not do any work on that lot. Mr. Meza has a complaint with the association board of directors and not our company which has no control over the board’s decisions. If he has concerns about how things are done, he should attend a board meeting and discuss this with the board of directors. We can only direct the gardeners to do what the board wants them to do. He has six small shrubs in his front yard that the board allows him to prune them any way he wants as long as the front yard is properly maintained. The property along the west side of his lot is common area and will be maintained how the association has directed at this time.

      The person representing and replying to my complaint from Pacific Central Management has misinterpreted the issues pertaining to the trimming of the shrubs in my front yard and the common area shrubs. I fully understand the protocol to bring up to the association in order to have the common area shrubs(wax privets). The matter at had is the fact that the shrubs in my front yard, and there are 12 of them, are not routinely trimmed. The lantana grows uncontrollably over the steps and the curbside before any trimming is done, and this is usually after I call to complain about the overgrowth. The time prior to the most recent trimming was five weeks. That is too long a wait to trim. The yard looks messy, overgrown, not maintained. In order to resolve and be satisfied with this issue, I want the maintaining of the front yard(that's all the shrubs, not just 4) to be trimmed every 2 weeks. A well maintained yard does not have excessive overgrowth. I will be attending the next board meeting to express my concerns. I will continue to complain if my front yard shrubs grow excessively and regular maintenance is not provided because I do pay for the work that is suppose to be done. Lastly, it is common courtesy and a high level of professionalism to return phone calls.
