I was asked to use a 3rd party guarantor service called ************** when I moved in to Schooner Bay Apartments Homes, *********** in Apr 2023. This is despite - Having a 5+ year rental history in ******* - Having a good credit score - Having a high-paying stable tech job and double income household At that point, we were not informed that we would have to pay a huge amount as a nonrefundable fee EVERY year to simply renew WITHOUT THE OPTION TO BE RE-SCREENED. This was kept hidden and this seems highly unethical. ************** policy DOES NOT require us to renew with them, this is an internal Equity policy.However, there is a loop hole. If we move to another property within Schooner Bay/ Equity, we have the option to be re-screened. - Why do they require a NEW data point for an application on transfer, but they WILL NOT allow me to re-screen myself for a renewal?- They are clearly using 2 data points for these applications, according to their convenience.- They have conveyed that someone who renews with them for 10 years - still their original data point will be considered, and nothing in their file makes them eligible for a re-screen.This means that the data I submit in 2023 will be used in 2033 for a renewal, if I were to renew with Equity. This is HIGHLY UNETHICAL, and cause for LEGAL GROUND. Even a financial institution allows you to be re-screened again and again, as information in your file can change, which SHOULD allow you to QUALIFY based on new information.Equity is practicing VERY UNETHICAL policies, and this is against my rights as a tenant. Why don't I have the opportunity to re-screen when - They have my immaculate payment history on file from the past 1 year - My rental history in ******* - My good credit standing AND high-paying tech job - Pre-qualifications from other rental communities - 2 data points being used according to Equity's convenience based on what suits them - Exploitation of my rights as a tenant
