      I am writing to file a complaint regarding the validation of a debt on my consumer credit report. Despite multiple attempts to seek proof of validation, your company has failed to provide any evidence regarding a debt that does not belong to me. Furthermore, you have furnished this alleged debt on my consumer report and failed to validate the claim pursuant to Sec. 809(b) of the Fair Debt Collection Practices Act.As a consumer, I have a right to privacy and protection from inaccurate reporting on my credit report. Your company's actions have not only violated my right to privacy but also the permissible purpose of providing accurate information to consumer reporting agencies. According to 609(a)(1)(A), you are required by federal law to verify, through the physical verification of the original signed consumer contract, any and all accounts that you post on a credit report.I demand that this item be removed from my credit report immediately as it is furnishing inaccurate and incorrect information to the consumer reporting agencies. The reporting of such inaccurate information has caused severe damage to my character, my reputation, my general mode of living, and my ability to obtain credit for personal and house purposes. Your inaccurate reporting has also damaged my livelihood.According to 15 U.S. Code 1681s2 - Responsibilities of furnishers of information to consumer reporting agencies, furnishers have a duty to provide accurate information. A person shall not furnish any information relating to a consumer to any consumer reporting agency if the person knows or has reasonable cause to believe that the information is inaccurate.The *** clearly defines a charge off as Gross or Ordinary income, INCOME DOES NOT GET REPORTED ON THE CONSUMER REPORT which in fact makes your reporting of this account inaccurate! By definition, The *** Clearly says a Cancelled debt or Charge off is Income. The reporting of this account as a debt is inaccurate.Accnt No: ************

      7/2023 This company gave me a preapproval on a purchase on a home. There loan officer was left in the dark the whole time. They would take forever to respond or to get back to you. The right didn't know what the left was doing. Some of the representatives barely spoke english. They had very poor service all around! The decided to tell me after telling me everything was good the whole time, on the day of closing they couldn't close the loan. They wouldn't work with the realtor. I had to pay for a 2 week extension to HUD. They tried to blacklist my FHA case number so no other company's would be able to do a loan for me. Switched Mortgage and got the loan closed in 2 weeks. Just terrible experience all around. Don't do Purchase loans if you do not have the adequate Staff to get them closed in time! There are way better company's out there!!! Just doing this to help other people!!!

      I worked with an amateur agent, *********************, who sold all of my information to the seller agent, and pit us in an unfortunate situation. This agent who supposedly represented me and represented my best interests, did quite the opposite. he would directly funnel my thoughts and concerns to the seller agent and portrayed me as a dishonest buyer. the seller's agent saw us in a negative light, due to my agent's unwillingness to keep our conversations private. there is a code of ethics in business (and especially in real estate) where agents work to help their clients, but in this transaction, the real estate agent did not have my best interests. Later on, I revisited the ************************** found out that my agent indeed did not have my best interests in mind, as he was also representing the seller & was pushing for the sale.After moving in, I immediately found out that my home was full of mold in the *************** leaks in the attic & the real estate agent knew about this. After reaching out to him about this, all he advised was getting litigation against the seller. Funny how easy it is to suggest that after he already got paid.After reviewing records, my real estate agent was advised against getting an inspection to be done, so it appears as if he knew about a problem in the home & still pushed for the sale.When I did get the inspection done, the inspector did not go into the attic as the real estate agent was coming up with excuses as to not do it.Very unfortunate. I regret to have worked with such amateurs & unprofessionals represent me. Never again.My immunocompromised sister who was living with us suffered many episodes of pneumonia. we did not know why until we realized it was due to the mold. she had to stay hospitalized for weeks, including ICU stays. All that I ask for is someone to cover the cost for the *********** mitigation, otherwise I will have to *** for dishonesty and flat out lying. I was deceived to believe everything was new.

During the call, the Complainant confirmed that the complaint was intended for a different company and it was not for Sun West.

      The copy run us a round for weeks then kept running our credit and dropped our credit score 30 points. Now they are saying that they can't give us a mortgage. The loan officer doesn't know what is going on. He was lost as he did not know who he was talking to and what documents where already sent.

      I filed bankruptcy and Sunwest was included in the case. I have sent multiple requests to Sunwest and disputes through credit reporting agencies to have the account removed from my credit report. There is no reason why this has to remain on my credit report when the bankruptcy is on there. Please remove the account from my credit reports.

      I have an account with Sunwest and there are a couple lates on my account that I ask please be removed. I was laid off due to Covid and the economy going through a recession. It took a while before I received any unemployment and shortly after got a new job. I went a few week in between with no money and was able to get some help with family but there were occasions where I had no money. I got current as soon as I could and I got a job. I never ever intended to be late and have not been late since that rough patch. I ask sincerely for a one time good will adjustment.

      I started a conversation with a loan officer about a refine cash-out option. I was told he could get me a deal with cash out paying the same more but close to what I pay now. I told him to let's move forward with the sound plan cause. We spent time going over things to find out it was not close at all to what we said it was 200 $ more a month than what I pay now. I asked many times to see what can be done with the price it is more than what I am looking to pay. They wanted to order appraise. I told him I did not have the 500$ needed to do it. They say we can add it to the loan I said ok. I waited 2 weeks called and spoke to 3 different people about paying for the appraisal if the deal doesn't. Go through. I was told don't worry if the deal is canceled or we don't do it you won't have to pay it. Let's get it done so we can see what can be done. So I called and had it done. Now the deal is closed cause no one worked on changing the amount of the monthly cost which I asked many times over to have them do and was told that they will look into it and get back to me. Then I get 8 emails on the same day with disclosed info I need to sign with a day 10 days earlier than I when got them along with a closed account email the same day. So now you want me to pay the fee of 800$ or you will drop this to a creditor corn collection damaging my score. I did all I could to save both parties and now I can't get anyone to help save this. No good practice to lie to make things work in your favor.

      I purchased a condo in 2011 for $230,000.00 at which point my parents helped me and were on the title. In 2021, I used Sun West Mortgage to refinance to a 15 year loan at a cheaper interest rate to save money. ********************* was my broker who completed the refinance. He was very aware I was taking my parents off of the title as I could now afford the place on my own. The refinance goes through, and everything is fine for the first year. Come March 2022, my mortgage increases $353.00. I call Sun West and they tell me I need to call the **************************** I call the Assessor and they inform me there was a change of title with my refinance which triggered a reassessment of my property. What this meant was that I would now be paying an extra $353.00/month in property taxes. The Assesor informs me I should fill out the "Parent Child Transfer Form" to see if I qualify. I call ********************* with Sun West who tells me that "this is not a thing", "this shouldn't have triggered a reassessment" and that they "do this all the time". He asks ***************************** to send me a copy of my ***** **** which reflects the fact that this is a bonafied gift from parent to child so I may file the paperwork. I file the form along with a copy of my ***** **** only to be informed that I do not qualify due to proposition 19, and that there is no remedy. I have tried contacting Sun West multiple times to have them resolve this issue, and each time I am blown off by them. On 07/05/2022 I was "guaranteed" a call from their legal department on 07/06/2022 (this conversation was recorded) and I have yet to receive a call. I messaged them again on 07/07/2022 requesting a call, and the only person that called me was a loan officer saying he "heard I'd like to refinance". Their mistake and absolute negligence is costing me $353.00/year or $4,236.00/month, and ultimately $211,800.00 over my lifetime assuming I live another 50 years. I continue to wish to provide them the opportunity to make this right

      My husband and I started this process in March of 2022, each week we are told all documents have been received only for our dashboard to update with another document needed - or additional action to be taken on our part. We have been getting delay after delay charging us additional interest points. Now we are being told after starting this process we need cash in the bank for a cash out refinance. We spent over 1k for an appraisal in addition to the hours we have spent providing all the documentation needed to close. This entire process has been a nightmare and I have never seen a company continue to ask for more and more documentation while charging so many points (adding to their profits).

      Sun West mortgage company is the parent company to Capital Home Mortgage. We worked though the process to refinance our home and 12 hours before closing we were notified that the appraisal came back too low. We had already notified our lending officer that the appraisal was incorrect on the square footage over a week prior and we were brushed off and told it did not matter. The appraisal company that we HAD to use did not provide adequate services nor a timely response with a solution. Sun West and Capital Home did nothing to fix this issue.
