Seabreeze has been sending late statements to our HOA and changing PO Boxes and account numbers without sufficient notification to the members. December 1st, 2023, we made our normal electronic payment. In January, our statement came 1/4/2024 showing a missed payment for December and added late fees and a higher amount due in January. I quickly called customer service, they made me go back to my bank to get the trace numbers for the payment. I sent the adjusted amount and supplied the trace numbers. Seabreeze said they received the payment and then rejected it due to a bad account number. We have NOT received our funds as of today (2/15/25). Calls and emails, including emails to the management of the company have all lead to the dead end that they want us to repay the money that they received and lost. I've told them that they need to find my money and either apply it or return it to me. Our bank has been helpful, but today we received a letter that Seabreeze wouldn't work with them. At this time, we are trying to set up a conference call with both groups. If the customer service or accounting group at ********************** had any sense, this should have been an easy fix. As it is, I'm stuck with a group of incompetents who don't care about their members. Worst customer service ever. Too bad I have to leave at least one star.Review from Linda T

We have had several issues with them. They hang up on you when you have a legitimate complaint. Their customer service is not good at ******************** of people should be in customer service to make the home owners feel like they actually care. So far we have had our lights out for 3 days on our floor and the emergency lights have burnt out as well. We are all older in our building as it is ADA ********* and the hallways are completely black.Our elevator has broken 3 times and this is a new building. Once with me in it and the fire **** had to come to get us out.Mostly their customer service is poor at best. Competely dissatisfied with them. I know property management companies that I work with that are so much better.Review from Cecilia L

Seabreeze Management Company's complete lack of services and communication is outrageous. They've neglected to schedule a monthly call for over seven months, and their constant employee turnover keeps adding to the chaos (we get it, nobody wants to work for scammers). Calling this company a scam would be generous, and their incompetence is infuriating. Avoid them at all costs a disgraceful company!!!!!!!!!Review from Ana L

Worse management company ever. Do yourself a big favor stay away from this company. They hire actors as their managers. Cant even hire a good employees No proper documentation of minutes. The manager creates minutes 3 months later and changes to please some homeowners. Again please stay awayReview from Roman P

Oh, thats the worse management company Ive ever seen. Absolutely unprofessional management, and Mr. ******************* is the best example of what bad management can do to make it even worse. They cant fix simplest requests. Their vendors are crooks and maybe work together with management to **** out max ***** from building. Terrible company, a leech extracting money from home owners without providing any services, or support. Look forward to inconsistent billing, lack of response, and complete incompetence.My most recent experience with them was due to a raise in the dues by $10 which I forgot to adjust my bank to increase the automatic payment. Now they've assessed $60 in fines for the $10 late payment. They do not respond to email or any inquiries to resolve the issue expecting they'll be able to extract additional revenue above and beyond the small amount which was an oversight on my part. Disgusted with their lack of ability to be transparent! Multiple documents requested- and not provided. Fee's for Seareeze - $40K? + Postage $10k? You send NO mail or don't make members notified about KEY notices- Then go forward with increasing insurance premium from $40k to $300K with $30M in reduction of coverage ( essentially only providing coverage for a poo and cement wall- makes no sense) and encouraging everyone to purchase an HO3 and HO6 policy... SeaBreeze said they received notice of cancelation of insurance 10 days days before expiration.... DOI of CA requires 60 days. They lied. Increased premiums and dues without doing their job- why didn't they look at other options? Seems like management and brokerage are both making great commissions off the lack of communication they are providing to the MEMBER'S contributing to fee's.....Insurance is tough but be transparent. do your job as management to prepare your clients to avoid assessments, You'r clients are SoCal, you know the market ( hopefully), do your job for your fee and PROVIDE requested information for anyone who requests!Review from Shane J

***************************** and *********************** were caught lying to board of directors and homeowners. They are also discriminating/ retaliating against a ********* couple who raised red flags and asked questions about Seabreeze Management lying about an inspection. ************************* was caught by *********** Code enforcement by lying about dilapidated and health and safety code issues on steps. *********** Code Enforcement gave Seabreeze a violation and made them repair steps within a few days. They are now lying about what took case in a board of directors meeting to eliminate this Ukranian family from attending board meetings.***************************** and *********************** have proven to be irresponsible and dishonest. This must be the one of the most UNPROFESSIONAL/INCOMPETENT management companies I have dealt with. In plan words, they just dont give a **** about homeowners totally ignoring emails/phone calls not even a call back or reply from them just asking them questions such as **** related are these people even for real? New community manager from Seabreeze *************************** is probably too busy to respond messages from homeowners he does not seem to even care to look into assessment fees when polite asked. Ever since this company took over our HOA management and *************************** was introduced as new community manager it has been extremely difficult to get communicate basically "zero" answers from them that being said this is just one complaint from the 120+ homeowners within our community complex about a simple "Assessment fee" I cannot imagine what it would be if we have to submit a work order.Thank you Seabreeze good job!Review from Gilbert B

Seabreeze Management is very friendly and professional. Extremely responsive to maintenance requests. They worked with us on the rental agreement to meet our needs for rental period since we knew we would be moving to a new home. When we found a new home, they were able to find a new renter fast. Absolutely amazing. Thank You Seabreeze.
