    Feb. 2023 move out date InveServe refused to provide us with an itemized receipt for our security deposit. After exchanging emails for months about how they are legally bound to provide us with it, they still refused. They kept half our security deposit with no proof of evidence to what the charges were for.

    This complaint is filed against the homeowner association, InveServe Corp. Due to the lack of maintenance of InveServe Corp, within a year, the main line clogged twice. This obstruction has caused my unit to be flooded with sewage twice. Last blockage occurred in March of 2022 which affected more than four units, including mine. After hiring a plumber to snake the drain line, *** took no further action to prevent the sewage eruption through proper maintenance of the common area plumbing. The negligence of *** and resulted another sewage blockage in the evening January 27, 2023. Sewage came out from the drain line in the garage and severely damaged the laundry appliance. I reported the problem to property manager right away on January 27. The project manager of *** hired a plumber who arrived around 3pm the next day on January 28, by that time, f**** sewage has poured out to the washer and dryer and leaked into the washer basket through the drain hose. Toilet paper, f**** can be clearly seen on the surface and inside the machine. Two of my neighbors experienced a similar problem, however, my unit was hit the most. Upon request, InveServe only agreed to hire cleaners to disinfect the garage floor of my unit but denied to be responsible for the damages of my laundry set. In fact, sewage has stuck in the washer unit. The maintenance manager has insisted the washer leftover sewage issue will disappear over time and accused me of not being patient. InveServe took a blind eye to the resulting damage in my unit: 1) the entire body of the laundry set were contaminated by sewage; 2) washer tub has been soaked with f**** sewage for hours when the plumber was repairing the common area pipe; 3) Even until now, the sewage stuck inside the washer emitting strong odors. I sent a written request to InveServe project manager to ask for replacement of my laundry unit on January 30, 2023, but did not get a reply. In the following phone call with the project manager and maintenance manager of ***, they both made it clear *** would not be responsible for appliance damage caused by the flooding. The maintenance manager erroneously demanded me to run laundry circle for over 15 times with soap and bleach, which not only has increased gas bill of my unit significantly, but with no effect except causing more damage to my machine. In fact, InveServe reasonably and conveniently expected me to continue the use of the laundry set which have been fully exposed to f**** sewage. InveServe is a substitute of a previous home owner association in about 2020. Within two years after they stepped in, they have increased the *** fee from $220 to $300, a 36.3% rise. They have done nothing to justify their increase in fee. InveServe breached its duty to maintain and repair the common area plumbing, which resulted in a sewage blockage that caused the flooding. They need to pay for the damages I suffered caused by their fault.

    I'm a tenant in a property that InveServe has been managing since 2021. They have been harassing me to move out of my unit since they took over the property because my unit is rent controlled. They don't respond to/treat safety hazards, and they send eviction notices that have no merit. If they do send someone to fix something minor, it's not done properly. See images of when they replaced cracked tile, and replaced a faucet. They pay for positive online reviews for Yelp and ****** Business. However, if you look at the lower ratings, they echo what I'm stating.I would like to hire my own handyman to complete unfinished requests, then repair and deduct from rent. I cannot trust anyone they send over, they only make it worse.

    The tenants were in good financial standing each month until they requested to deduct asbestos testing from rent by giving management two days notice. The deduction was not valid under Cal Civ Code ****. As a result of their nonpayment of rent, tenants were given a 3-day pay or quit notice. 
    The tenants filed a complaint with the County of Los Angeles Public Health for the cracks inside the home. In our attempt to comply with LA County Code 11.20.140, 11.20.160, and 11.20.170, we posted a 24-hour notice to enter to cure related issues as we have previously done. Tenants refused management/maintenance entry on two additional 24-hour notice posting occasions to deliberately bring us over the due date of the crack repairs with LA Public Health. As a result of their lease violation for refusing management entry, tenants were given a 3-day notice to cure violations or move out. 
    The tenant has a history of giving short notice for repairs and tries to deduct it from rent or request a reimbursement each time.

    This Property Mgmt Company charged us for performing floor cleaning/replacement and house painting after we moved out worth $1916.67 but cannot provide invoice copies as proof they actually had any of this work done! We rented a house from them on 5/29/2020, signed a lease agreement on 5/1/20 that states they accept reasonable use and wear as long as the property is left in a condition substantially the same as when recd. We paid a security deposit of $2,350 on 5/15/20. We lived there until 10/31/2022 (almost 3yrs). We paid to get the house cleaned from top to bottom on our last day there. We had worked with 3 different property mgrs throughout our time there. The last prop mgr, *************** did the final walk-thru with us on 10/31/22 and told us we had upgraded the house, left it super clean, probably making it easier to turn around for the owner and that we would receive a full refund of our security deposit. BUT instead, they deducted $400 for cleaning $350 shampooing & $1166.67 for painting. We disputed these deductions immediately and were told Daniel was no longer there, so we had to dispute with the next Prop Mgr (**************). We left the house in a MUCH better condition than when we recd it. The previous tenants left a bunch of large items on the side of the house for us to remove, filthy kitchen cabinets/drawers, holes and marks on walls and scotch tape in various rooms. When we recd copies of the invoices proving they did all this cleaning, shampooing, & painting that they had charged us for, they could only provide us with invoices dated BEFORE the previous tenants lived there, not for anything they did after we moved out or even for anything they did just before we moved in! They literally mailed our refund of $883.33 on 11/21/22 so we didn't recv it until the 25th which was later than the 21 days they are required by law to return our refund. Greg will not confirm if he will reimburse us in response to our dispute so it goes on unresolved.

    Our prior tenant (*************) contested every single item she was charged for claiming she should receive a 100% refund of her security deposit. She went on to claim she was delivered a house that was in total disrepair and that she accepted it that way out of the goodness of her heart, which is not true.

    The entire house interior was repainted just before she moved in, she lived there for 2 years, we had to repaint the unit due to dirtiness, scuffs, picture nail holes, etc of which she was charged only 1/3 the cost to repaint as directed by law. To prove to Ms ****** the house was repainted, I emailed her a copy of the invoice and cancelled check we sent as payment.

    The carpet also had to be shampooed, which she was also charged for. She even admitted she did not have this done before returning possession of the house.

    As for her claim about having to remove items left by the prior tenant, I cannot confirm nor deny, however if we were to have been notified, we would happily have removed anything that should not be there.

    We understand that nobody is happy about being charged move out costs, but every item she was charged for is legitimate and she was only charged prorated portions of the costs.

    Every word said by him in his response is untrue, in fact almost comical, except the comment about the shampoo. **** has yet to acknowledge that he cannot provide invoices or receipts proving they had repainted the house just before we moved in. There were no holes, dirt or scuffs in the house after we moved out because we covered all of that ourselves. **** was not the person that did the final walk-thru with us the last day we moved out, it was ****** who is no longer there according to him. He charged us against what Inveserve Corp states they would charge us for per their lease agreement that we both signed. **** also has yet to acknowledge that they had tenants living in the house prior to us moving in that they painted and cleaned the house for. They didn't do any of that for us just prior to us moving in, nor did they do it within the 21 days they have to do it after we moved out. Until I see invoices showing they were billed for it between the date the last tenants moved out and the 21 days after we moved out, their charges are illegitimate.

    air conditioner in our apartment has been broken since 9/5. we filed a request for maintenance on 9/5 and 9/6 as we received no response the first time we filed the request. received a notification on 9/6 that it has been assigned to a technician. as of 3pm on 9/6, no one has called or been out to see our air conditioner. reached out to the apartment manager *********** and he said i needed to try calling the maintenance. told him i did multiple times and that goes to a general voicemail where i have left multiple voicemails with no response back. his response is for me to call them from a different t number, told him i did it with the same result. his ********* then sent an email saying she also tried to call with the same result that i received. he then claims they the company tried to call me and left a message. i told him no one has tried calling me all day and i have never received any messages. he just tells me to call again
