Bait and Switch: We met with their salesman (****) who promised us a lot to build on then phoned a person who had expressed interest in the past to tell them we were interested. On December 29, 2021, we purchased a home from Taylor Morrison. The following summer, in July 2022, we noticed that the ** was not working properly. It did not cool down to the desired temperature target of 74F. We submitted a warranty request to correct the issue but it still was not cooling. ****, the manager at the time, looked at the insulation and made a comparison to a nearby home with the same model. The summer went by, and the ** problem was not resolved. He suggested that the ductwork needed to be redone, and we were to continue the next summer.On May 5, 2023, I submitted a ticket for an ** issue that had not been resolved from the prior year. They sent a service tech out, and all that was done was adding refrigerant, just as the prior year. I am not ** certified, but I know refrigerant should not have to be added frequently. It was still cooling, but it still did not reach the desired temperature target set at 74F. Unfortunately, the summer passed, and the ** problem still existed.On April 1, 2024, my wife called to request a warranty claim and was denied because we were out of warranty. I called an outside ** company to fix the issue, and they said the condenser coil had been leaking for quite some time. Now, I am stuck with a bill for $1,350.00 for labor.My complaint is that I believe Taylor Morrison is treating me unfairly by denying my warranty claim since the problem has been an ongoing issue since we bought the house within the two-year statute of limitations.Review from bruce b

We moved into a Taylor Morrison (TM) house back in May 2024. We bought the house contingent on the limited liability warranty. Also, Taylor Morrison has in their warranty, if there is a leak, contact them immediately as they do not want this to turn into a bigger problem. 4 months after we moved in, we noticed the grout around the master shower was turning colors. We notified the warranty rep for TM. He verified there is a leak, He punched a huge hole in our master bedroom wall as he thought the leak was there. Found out later it was in the shower and it was a pipe that was never checked during the building process. Every time we turned shower on, it leaked. Later, after doing other checks in house, we found other leaks, due to improper installation of the windows. They restored our master shower but refused to paint. They replaced 3 windows in our house, but refused to paint. The hired cheap painters and they saw the magnitude of whast needed to be painted and showed up to work and did nothing. TM got their lawyer after us saying we are unproductive. They gave us small amount to paint the outside/inside. We sent them invoices for each. They refuse to pay. They created these problems due to their haste to finish these house during post COVID phase. When you look at quality of the model homes, this is not the quality they want to restore your house when something goes wrong. They have quality vendors/paint, but refuse to use them. They hired remediation teams (3), It took 3 times to get it right. TM would tell vendors to only pull back a little bit as they did not want to turn this into a bigger problem. On the last time, they gutted the whole shower area.Review from Samuel F

We singed with TaylorM 10/21 told we would close in 5/22 Didnt close until 1/23!! Horrible experiences They will close out your warranty tickets with out fixing your issues They dont responded to phone calls. If your already stuck Dont close until they fix any issues. !!!I highly recommend you dont go with this builder. ! Come and talk with any southshore residents in ***************.Review from cheryl C

DO NOT BUILD A HOUSE WITH TAYLOR MORRISON!!! All the reviews are spot on!! cheap materials, below builder grade!! They use used molding and try to pass it off as new, it's total crap!! they send workers that don't know what they are doing, don't speak any english , no one supervises them.Almost my whole home had to be fixed, or replaced and it was brand new!! you name it and it was repaired worse than the original. my front batherrom had to be retiled 3 times because they do such horrible work!! No one at TM cares or will help you especially the ***************.I am so sorry I built with them. I will never recommend TM to anyone!!Review from Muthu S

I regret to say that my experience with Tylor Morrison home funding was absolutely horrendous. The lender's salesperson managed to single-handedly plunge me into a state of depression over the course of three weeks. Not only did they consistently offer exorbitant rates, but their approach lacked any semblance of empathy or guidance, particularly for a first-time homebuyer like myself. Instead of providing support and assistance, it felt like every interaction was a relentless attempt to extract as much money from me as possible. Frankly, I wouldn't be surprised if they tried to take even the new home from us.Taylor Morrison Response

Cheap quality cheap material worse workmanship. The looks may be fine but the building and its components are very bad. Within 2-3 years of buying a new taylor morrison house, the garage door lock was broken, the window at the attic cracked, squeaking all over the 2nd floor, nails popping up at the corners of floors, vent grill latch stopped working causing it to fall from ceiling and narrowly miss from hitting my toddler, the floor vinyl keeps separating, heating system causes pounding noise at the bathrood-bedroom wall, loose commode seats, water leaking from second floor toilet into the ceiling below, etc. unfortunately most of these items are not covered by warranty after a year so if you miss that warranty **** you gotta do all fixing by yourself.Taylor Morrison Response

This is a complaint against a specific male employee at the Taylor Morrison sales office in the ********* Vegas, ****** office. My daughter, son-in law and I have attempted to look at model homes because we were interested in purchasing. We went to the sales office four different times since November of last year and were turned away each time by the same sales person in the office. Hes a white male who drives a blue pickup truck. The first time, as soon as he saw us he locked the door and when we came back and he was in the office, he told us he had an appointment he was meeting with and was about to leave. He didnt even attempt to talk to us, give us a card or say please come back at so and so time. We thought it was rude but ignored it. The second time we went back a month later and same *** said they were closing and again did not offer any attempt to try to help. My son in law asked if there were any homes available and he said they were sold out. Last week my daughter looked at the website and saw several homes were available for sale. So, we attempted to again try to go and look at models. Same white man on seeing my African American son in law said that the models were all closed and that all homes have been sold. He asked if there was anything available and was told there is nothing left available in the community. However, when you look at the website it specifically shows the 7 homes are available for sale. Since we were turned away three times rudely in the past three months by the same sales person in the same office when the website is obviously showing availability, we have been made to feel discriminated on. We have looked at many homes in the Las Vegas, North Vegas, ********* and ********* area and have never been treated this was by any home sales office. We have owned Lennar, ***************, KB Homes and other builders homes and have never felt as unwelcome as this one Taylor Morrison employee made us feel. I wish it didn't have to come to this, but after over a year of complaints about our foundation and major internal/external cracks, with still no solution, I wanted to file my complaint with BBB.My wife and I bought our first home in the DFW area in Oct 2022 - 370 days worth of building lead to that point. By February of 2023, we had some major shifting going on with the back corner of the house. We started documenting the shifting then, and by March had the builder's warranty department out to review the work. They took initial measurements and told us that the shifting was not yet at a 'critical point.' They adjusted our sprinkler system and said they'd come out at the beginning of fall. In October, they sent a 3rd party to do their measurements and compare to the initial results. They determined that they would need to complete work on the foundation. They had their foundation individual come in December and tell me their plan for repairs. Right before the end of year, the warranty guy came out to tell us that they had to get their work signed off on by the 3rd party before they could begin work, but that work should begin by January, and that they'd come back ***** days after the fact to repair all the internal defects and touch up needed.It's now mid-February, and we still do not have a date for the repairs to start. I've really tried to be patience, but at this point, I feel like a fool for giving them so much leeway. I will be referencing my sales contract, hiring 3rd party company for inspections, and preparing my attorney for arbitration/mediation. (Also, my next-door neighbor had repairs to his foundation, as did the guy 2 houses down on the other side).Taylor Morrison Response
