      If I could give this developer and real estate broker, that represent the new home sales, I would. We entered into a purchase agreement based on pricing provided by their agent. The first clue, of a possible problem, should have been the HUGE non refundable ******* money deposit they require. Any reputible builder doesn't do business this way. BEFORE signing we asked to see the included "standards" for the home and we were assured that it would all be covered in our "Design Meetings", but you cannot have a design meeting, without a purchase agreement and the huge deposit. We "trusted" the pricing information provided and moved forward. After 2 full days of design meetings, it became clear that the pricing we got was at least 40% below what the REAL price of the home would be, because the "included" features were tile floors with tiles that had flaws and granite counter tops typically used in starter homes, not homes over $1M. These are just a few of the many examples. The pricing to "change" the standard features didn't give us any credit for the "standard" options not used. When we requested our ******* money back, because we felt "duped" by the bait and switch tactics, the answer was no, even though the numbers we used to enter into the agreement were not achievable. We've built sever homes and have NEVER seen such deceptive practices. As someone pointed out below - the design option process is bait and switch and you're out a large sum if you decide to cancel.

      Robson forged my Contract, Robson then forged signatures on the forged Contract and then Robson stole in excess of $450,000 of my property using the forged Contract with the forged signatures. On October 17th, 2024 I filed RICO ********* in Arizona District Court. Case number available on *****. CV24-02585-PHX-MTL We are looking for more people Robson and their accomplices defrauded , we know at least one more Robson defrauded in November *********************************************** November 2018. There must be more of us out there for sure.

      we had our house built in the Preserve at ************ in 11/2018. There were so many outstanding defects at signing that I cried at the escrow office as we paid cash. It took 18 months before all the repairs were done. This includes moving out of our house for 2 months replacing our hardwood floors. This occurred because they layed the floor when the roof was not on, then it rained. I would never recommend Robson building your house BUT buying a resale because all of the work has been done for you.

      My wife and I purchased a villa in ***********, ******** ** IN 2020. We are now experiencing problems with our HVAC unit. As you know ** at this time of year is, to say the least very hot.Our unit leaks into the coil unit ( leaking freon **************** warranty parts up to 10 years but not the labor.The cost for labor totals $1800.00. I understand the policies from ******, but that is not the problem, My problem is, that I called the main office showroom at *********** for help, possibly to rent a villa for two nights, and was told that this will not happen in a very derogatory tone.All we asked for was help to stay out of the ** heat!!!!!!!!! and was willing to pay for it.Remember one thing about customer service, when you're happy with it, you will tell a few, when you are not, you tell many!!!!!!!!!!*************************** lot 16 49A ***********************************************************************************

      WE LIVE IN ROBSON PEBBLECREEK AND IT HAS BEEN A NIGHTMARE WITH THE WARRANTY ISSUES. THE PEOPLE THAT ROBSON HIRES ARE HORRIBLE. THEY DO AN AWFUL JOB WITH REPAIRS. ROBSON TELLS YOU THAT THEY KNOW WHAT THEY ARE DOING. THEY HAVE TO KEEP REDOING AND REDOING THE SAME THING BECAUSE IT IS NOT DONE CORRECTLY.THE MANAGEMENT PEOPLE JUST SWEET TALK YOU AND TELL YOU THAT THINGS WILL BE OK AND DONT WORRY ABOUT IT. THE HOMES ARE SO EXPENSIVE AND THEY SHOULD BE DONE RIGHT THE FIRST TIME. THE ***** IS NICE WITH ALL THE AMENITIES BUT THE PROBLEMS WITH BUILDING IS THE WORST WE HAVE EVER ENCOUNTERED.THE CUSTOMER CARE TEAM IS NOT HELPFUL AT ALL. **** AND ***** DO NOT SUPPORT THE HOMEOWNER.WE WISH WE WOULD HAVE KNOWN ALL THIS BEFORE WE BOUGHT HERE.MY STUCCO IS THE WORST JOB EVER. IT WILL BE DONE NOW FOR THE 3RD TIME.

      Robson (at ******************) has not completed a list of repairs of items (many of) which were not constructed to building codes over 2 years ago. The lack of follow up to have these repairs completed has been dismal at best and generally left to the buyer to mitigate. After many conversations with other residents, it appears the final completion of each home and satisfaction of the buyer is not a priority. Take your dollars and stress level to another builder!

      The design option process is a bait and switch. Things included is below a tract home. Ie no hardware (knobs) on cabinets. The list of similar examples would be too extensive to list.

      If you are building in ************, hire an inspector and have the contingency in place for all to be corrected prior to moving in.Going on 4 months since we closed and still waiting on warranty items to be corrected.It's been a nightmare!
