      I am a renter who receives rental assistance from Des erap. ******************* knows my situation but yet charges me e late fees wen she knows Des doesn't put time or dates in stone. Even though she is charging me late fees she knows I can't pay for it

      I submitted my 30 days notice via email on 9/14/22 per my discussion with my property manager. She advised us we would have to pay full months rent as it showed on our resident portal. Our property manager left during our last month, and now the company is refusing the return my prorated rent for 10/15/22 to 10/31/22. ***** has ignored all my phone calls and voicemails. She has been unprofessional this entire process. From returning our security deposit to hanging up on phone calls. She rudely walked away from the conversation after I drove over an hour to go to the leasing office. My father in law is a lawyer and I am willing to get other parties involved because this whole process has been uncanny.

      I am currently a tenant renting a property from a property management company, Sun Dial Real Estate. I have been calling my property manager for 2 plus months without a returned call. They lost my lease, over charged me rent. When I tried to figure out what happened, the property manager refused to get on the phone. Because I was being overcharged for months, with no response. If I didnt pay the rent, I started to get charged $30 a day for late fees, but they refused to fix it. The bully me on the phone. They hang up on me. No one will assist me. The reviews online show I am not the only who has had experiences like this. The owner sends me nasty emails and refuses to help me out get on the phone.

      Ms.************ had an *** payment on account during the month of September. She had fees associated with the *** & our policy going forward is that future payments must be money order or cashiers check (signed lease contract page 1).

      Ms. ************ had also been given a letter of renewal for the lease on 08/16/22 to start 10/01/22- if a new lease is not signed, the rent has a default rate for month-to-month status. I never received the letter back from Ms. ************* nor did I receive a text or email from her asking for a new lease term. No leases have been "lost". Although we did not receive anything from Ms. ************ when she asked for a 6-month lease during the month of November, we sent her one to sign and back dated it to October giving her a reduced rate in October and Novembers rent (this was a courtesy to try & make her happy). 


      We have had countless emails, text communications, and phone calls with Ms. ************ over the last the month and a half. All recorded in our software system. She has not been ignored, quite the opposite. Ms. ************ is very unhappy that we asked for guaranteed funds for rental payments going forward (money order or cashiers check), per her signed lease contract. She is refusing to comply with the terms agreed to in the contract. Late fees per the lease contract are $5.00 per day, *** checks are $50.00, and certified mailings are $10.00. 


      All our Residents with unpaid rent are charged the exact same amounts - no special exceptions.

      Ms. ************ demanded I give her a receipt for a "check" she mailed yesterday and which she texted me a screenshot. We cannot write receipts for money we do not actually have physical possession of at the time. In addition, we have repeatedly asked, per our contract, that the funds be money order or cashiers check. 

      No refunds are due to Ms. *****************

      I have been neglected, bullied and harassed by my landlord. I have tried to end my lease early due to mistreatment, however, they will not allow me out. I have had safety concerns within the home due to poor management. Scalding hot water, on cold setting. Trip hazards. Broken front doors. Water bills that are more that 250% higher than normal due to management not caring for a broken water line. Wouldn't assist with the water bill due to broken line. I didn't have water for 3 days and they were unwilling to assist with alternate housing. They returned my rent payment to my bank and charge be $150 in late fees. Said bank tried to contact them, but them refused to speak with them. Will not meet with me to do a final walk through to get my security deposit bank. The company name is Sundial Real Estate. They have an F rating on BBB and their reviews are horrible. I am not the only tenant that feels this way. They need to be stopped

      Details Of Issue We are having issues with Sundial Real Estate located at ******************************** in ****. Last year we had an issue with our A/C unit and it was on a weekend and they gave use the company name and number to call to get it fixed and it turned out that that company don't work on weekend and it was hot cause it was in the summer time, so Monday came and I called again and they said they could not come out till Wednesday so because it was a really hot summer we had to call someone else and they came out that same day I called and we paid $250.00 for a motor that needed to be replaced and we never got a deduction on our rent now we have a refrigerator that is not working, I put in a maintenance request last week on October 4th 2022 and the gentleman said we need a whole new refrigerator because the freezer was leaking water from everything that was defrosting now it's October 13th and still no refrigerator and all my meat went bad and were using ice chests for our milk cheese butter and so on and now my cream cheese is molded my milk is bad and my cheese and butter is molding so I called again today and still no word they keep ignoring me and saying they will get this message to who takes care of this and still no call. They claim they have emailed me and left messages and voicemails which is not true as I have all of this showing non of what they claim. I lost already about almost $200,00 worth of food. what are our rights and what can we do about this? They raised our rent from $1475.00 now to $2,200.00. Please help I don't know what else to do. I got a nasty call 2 days ago with *************************** yelling and saying that shell just order the smallest fridge because of all the complaints I have made to them in the maintenance request. What are our rights and what can we do? When it is time for rent do their calling us and emailing us about rent due but can't fix or replace anything as quickly like they do when it's rent time?

      Tell us why here...********* submitted a work order 9/30 & 10/4 to repair the refrigerator.  602 Appliance was sent the work orders the same day for both requests. Upon returning the second time, they completed the diagnostics on the fridge and found the cost for repair was more than it would be to replace. A replacement fridge was ordered and was delivered to her 10/12/22. She then submitted a subsequent work order 10/15/22 stating the refrigerator that we purchased was not working. ********* ordered her another fridge and is scheduled to deliver that appliance tomorrow 10/19/22. The work requests have been addressed and we have communicated this to the tenant.

      On September 9th I terminated my lease paid all applicable prices to do so! I was owed a security deposit per the realtor *****! When I went into sign final paperwork I gave a forwarding address to send deposit back! It has now been over a month and the new person I have to deal with is a lady named ***** let me say she is so rude!!! She told me I have to wait for the check to returned because they sent it to the wrong address or I can pay $35 to have a stop payment done so they can issue another! When I asked why do I have to pay for a mistake they made she hung up on me!

      The Projects! Do not rent at Venture on ************* Water pressure is so bad you cannot wash dishes and barely take a shower. Toilet barely flushes. No hot water in kitchen so you cannot wash dishes. We have to boil water to do dishes. False advertising with WIFI there is zero connection anywhere. Bathroom floods when you take a shower because there is only a 1/4 inch high barrier in the shower. The side of the building I am on is undocumented workers. (We spoke to them) who get picked up early in the morning and dropped off at night by their bosses. They then stay up at all hours of the night drinking and smoking and playing loud music from cars. You cannot walk to your apartment without being attacked by plumes of smoke. Do not waste your money here. I have visited developing countries with better accomodations.

      My Name Is *******************************, At the Risk of being Evicted for Filing This Complaint, I am A Very Disabled black woman with Immune System Problems as well As A Serious fall Precaution, My Safety has been put in Jeopardy I am on housing assistance due to my disability. I have reported on two separate occasions the dangerous conditions of my bathroom Ceiling, this has gone unresolved since 05/12/2022 when I placed the first work order Someone came by poked holes in my wall and left... The work order online now reads this issue has been ...completed....I send in a second request on 06/16/2022. This work order as well also reads the issue has been.... Completed...Now we are talking about *************** and a insane amount of new found roaches. They have failed to provide safe and decent housing while enriching themselves on taxpayer-funded Subsidies. After 10 days of no repairs I have the right to not pay rent....But still I pay!! I am not a ***, and I Pay my rent on time. I mind my own business as emails will go ignored, as a paying tenant I have earned the right to have a safe dry environment. I don't care Who does not like poor people. Retaliation is against the law in this state so I'm actually not concerned about that. I just need to be heard and treated with ******** ************ has to take accountability for this and accommodate me on some level, as I will continue to report to anyone higher who will listen.

      My name is ******, property manager of ********. I spoke to the
      tenant; ********, in unit #** this morning at 8:30am. There was not a
      work order submitted in regards to the active leak. I had contacted
      Plumbing Express to come out today and to follow up after will be
      ******, our maintenance technician.

       

      In the future - Residents can: call our office number, call the emergency number, submit a workorder on their tenant portal, submit a workorder on our website, send an email to the manager, or text the manager. We make it VERY easy for people to contact us with workorders. At no time has Sundial ever threatened eviction to Ms. ******** for a work request.

      To whom it may concern,Ive recently been having problems contacting/communicating with Sundial Realestate in regards to signing a updated contract as well them fixing constant problems with the property. The contact there is ************************* ************** whom we originally rented the property to myself and brother ********************* 7 years ago. During this time we have several challenges with ************************* and inability to respond or when she does, its in a rude manner. So rude to the point we now delay/regret contacting with anything that needs attention. Weve had several problems with insects in the house as well electrical issues that still are not fixed. Myself and brother have developed chronic coughs due to how the ** is designed. We also have brought to Dianes attention that our water softener is no longer working due to the hot water heater failing and their technicians not knowing how to reconnect them. in several occasions the sundial handyman visited our property and while he was professional and courteous, didnt have knowledge or insight on how to fix some of our issues completely. Most if not all of our issues are documented through an app thats used for this and paying rent. Recently we received an email/text from stating that our garage door was dented and needed to be replaced, as she wrote this, we also received notice that we would be responsible for fixing. This problem with the garage was there long before our arrival and I took pictures upon moving in which I shared with ******************. Not more than a few weeks after sharing my evidence, our rent was increased by $200 and then another $200 not more than 30 days later. We still havent signed the rental agreement as she will not send via email or return any of my phone calls. Looking for some sort of guidance through this challenging time.       Rental rates have increased greatly over the Phoenix area (especially in **********). I answered your questions about the rate increase, and informed you that you were still paying less then the neighborhood. If you are unhappy with the rates you are always welcome to change locations, we do not want residents to stay in a home and sign the renewal (as you have requested to) if they are unhappy.

      The owner of the home is not obligated to perform upgrades or install new water softners, etc as you have requested. I did respond to you about this. The owner is not obligated to clean the air ducts, but again you can do this if you feel its necessary. I do answer its just not the answer you may want to hear. 

      We perform yearly AC inspections, we just installed a brand new garage door and brand new opener (which you did not have before)- which was an upgrade and cost 1000's of dollars. 

      Again, we must keep in mind that this home does belong to someone else and they have the right to choose rental rates and upgrades of their choosing. I am the property manager tasked with carrying out the job of carrying out the tasks.

      I paid a refundable deposit for a smoke free apartment. Not only was the property not smoke free but even after I had a doctors note the property management was unable to keep the unit below me from smoking indoors and in turn filling my apartment with cigarette smoke. I paid a lease buy out fee and the management told me I would receive my full deposit. I received a check for $10. They are now trying to say that I must pay for days that I was no longer living in the unit. I returned my keys on the 28th of February and was told by ***** that my deposit would be refunded, now I'm being told differently and that is bad business. They took advantage of me when they had me sign a lease for a smoke free unit, and then did nothing about the other tenants smoking cigarettes indoors. I have asthma and I'm pregnant with high risk, all explained to them prior to my paying the lease buy out since they could not accommodate me into a smoke free unit or again stop the other tenants from smoking.

      ******* turned in a 30-day notice to vacate. She had stated that her neighbors in the unit below her were smoking cigarettes. Upon receiving this complaint, Management sent notice to the neighbors for inspection. February 25th, Management conducted an inspection in the neighbors unit. No trace of cigarettes or cigarette smell had been found. The neighbors had been burning incense- which is not a violation of the lease agreement.
      Since ******* turned in a 30-day notice in the middle of her lease agreement- she was informed by management she would be responsible for a lease break fee ($1912.50) PLUS 30 days rent ($630.00) at time of notice, totaling $2,542.50. ******* did not pay this fee when she turned in her 30-day notice.
      On February 28th, ******* turned in her keys and brought a money order for $1912.50- leaving $630.00 unpaid. This $630.00 was covered by the security deposit.
      The rent proration due and cleaning charges left $10.00 to refund to *******.

      On December 17,2021 I went to SunDial Real Estate to pay my rent for Jan 2022. The administratuve assistant helped me. A sign said restrooms were closed to the public. I needed to use the restroom and was uncomfortable holding it. I received my receipt I asked her if she could tell me what the rents were going for at my apartment complex. I wanted to use that information to determine if I would renew my lease or even do a month to month lease through May. She goes to the back of the business to inquire about my question. Meanwhile there are 2 ladies discussing a property . Once the ladies were done speaking, 1 lady was standing in the lobby. I say " Excuse me do you know how long it might take before my property manager comes out?" She responds " Well I just got done talking I don't know what you are talking about. What is your property address and unit?" I tell her I understand I am just trying to see how long it will take but I'm trying tpo figure out what the current rent is going for right now. She comes back and says "*****". Ill sign a 75 day notice now. She states "what day are you moving out?" I say" February 26,my lease is up Feb 28. " This is *************************. She states," Well we won't be able to give you a proration for the last 2 days , you will still have to pay for them." I say" Well that wasn't something I was going to ask for. I understand my obligations through Feb 28." She says you're being very hostile." .She walks away slams her office door /and disappears. ******* comes out and tells me to be quiet and that she could hear me in the office. I am threatened by her and another woman that they would call the cops on me. And she told me she could talk to me however she wanted. I leave and go home. Later that day I see her at my complex. I ask her" Thought you were calling the cops" She yells " You just shut the h*** up!" I tell her you no I dont have to. She yells " You're harassing me! and proceeds to film me on her phone. Im calling the cops now
