    Callahan did nothing to manage my property other than electronically collect the rent for years.
    My renter bought a home 1 1/2 years before we realized he moved out and wasn't in our home any longer. In the meantime, water damage flooded the house and mold totalled it. Further, they have no liability insurance to cover their operations per their carrier. My retirement plans are ruined.

    Shari, thanks for your review. We did manage the home you referenced for many years and collected many thousands of dollars for you. There were several opportunities for you to have us inspect the home but you indicated when asked that you would not pay for the inspections, just like any other company we don't perform services for free. You mentioned that water damaged the home this should have been covered under your insurance policy for the home, most normal policies cover the main perils like water, fire and wind/hail. You failed to insure the property against a water loss so that decision would have led to the none coverage on your insurance companies behalf. A real estate company cannot insure a residence that they do not own, especially against a peril they have no control over that is why every owner should carry insurance on the home THEY own. This matter is very simple if proper insurance would have been kept on the home you would have made a claim and they would have covered it, as well as if you would have elected to pay for the inspections on the home we would have sent pictures and documented the condition of the home every 6 months for many years. You are trying to blame someone else for your failure to not keep proper insurance on a home you owned.

    We never held your security deposit. The owner retained that deposit, Since we never held the deposit we obviously could not return it to you.

    Mr. ******** is running an unprofessional business. I've never rented a day in my life, and I own my current house. I gave my house to my son in order to size down with less upkeep. I applied for the apartment along with my boyfriend. They charged both of us $40 a piece. All information was given to ******. She stalled us and wouldn't return my text on 9/8/23 after asking when we would hear something because it had been over 5 days. (the time frame given was 3-5 days). I never heard back from her. I then texted her on Monday 9/11/23 asking the same question. No response. On 9/13/23 I was notified via text message that someone else has gotten the apartment. These people are taking as many applications and fees as they can already knowing someone else is getting the apartment. That is fraud. I then was told that 2 more places were coming up for rent next month, but ****** didn't have a date. Today 9/19/23 I was texted by ****** that we were denied for the apartment. I have since applied and was approved in 24 hours for another apartment. Do not do business with these people. I did see the horrible reviews online, but I thought I would give them a chance. This is a lesson learned at the age of 49.

    Our goal is to rent the property to the most qualified applicant. We evaluate credit history, rental history, employment and criminal history on each application. The time frame in which we are able to evaluate an application takes into account that all of the information is available to us, so if it takes a couple of days to get us your paystubs then it might take a couple of days longer. We are as eager to complete the evaluation and get a qualified tenant in our properties as the applicant is as eager to get a result. It looks like your application was turned in on 9/6 and the income was completed on 9/12, and you were given an answer 5 days later.

    They are trying to get me for back rent when I haven't lived in the apartment since 2017. I had a roommate who locked me out, the Callahan company stated she can't do that but that was not their problem. So she got to stay in the apartment all by her self while also keeping all my belongings. I never resigned the lease after the year was up but they are trying to tell me I didn't have to and that it just rolls over. Which I'm confident is not a real thing and is not actually legal. So they are trying to tell me they will be takime to court over this.

    Ms. c*** moved into the apartment with a room mate and they both signed the lease. There has never been another lease signed and the lease rolls to a month to month lease once the original term ends. This is outlined in the lease So they have been in a month to month lease since then. The tenants have stopped paying rent and since both names are on the lease we must report on both names and we have filed eviction proceedings against both tenants. I have included the paragraph from the lease that outlines the question about the month to month status.
    2.3 EXTENSION AND TERMINATION
    At the expiration of the original term, Tenant may continue to occupy said leased premises on a month-to-month basis until and unless
    notified of termination as provided herein. After the expiration of the original term, either party may terminate this lease by giving the other
    written notice of at least one full rental-paying month. Written notice must be received on or before the 1st day of the month. Such written
    notice may be given by ordinary mail, Email on file with Management, or by delivery to the Agent or to the Tenant. If Tenant holds over,
    Tenant agrees that such tenancy shall be subject to and controlled by the terms and conditions of this Lease. If at any time, after the original
    term, Management shall give to Tenant written notice of its intention to change any of the terms and conditions herein at least 30 days before
    the effective date of such new terms and conditions, then and in that event, Tenant shall be obligated to such new terms and conditions, if he
    holds over and fails to give notice of termination as provided herein.

    In short, do NOT do business with Callahan rentals. Their customer service is non-existent, they do not service work orders for their properties in anything closely resembling a timely manner and treated me like an inconvenience anytime I tried to bring issues to their attention. The property I rented was dirty upon move-in, numerous appliances did not work and some of the issue I first reported on move-in were not addressed by the time my lease terminated. As a homeowner I would be appalled if my property manager treated my tenants and house the way Callahan treated me and the place I was renting. They epitomize the stereo-type of a rental company that is all too happy to demand your rent on the first of the month and not do anything to properly manage a property
