We moved in July of 2022. There was an existing water leak that we didn't know about until our first water bill. I have put in multiple maintenance requests and they are ignored. Says they are completed even though the leak was never fixed. Quantum Real Estate told me that the water dept. said there was no leak. I knew better because I'm a plumber and deal with this on a daily basis. I called the water company and they said that they told Quantum Real Estate that we did have a leak. So Quantum Real estate straight out lied to me about it. Second, Quantum Real Estate quit taking my automatic payments and started charging me late fees. Quantum Real Estate wouldn't even take a manual payment and continued to charge me late fees. Third, the heating and A/C went out 2 months ago when it was 28 degrees. That also still has not been addressed.Business response

Mr **** had stated he believed he had a leak and per ***** *****, Manager with Pleasent Valley Water Dept (***-***-***** the water meter was replaced and Mr **** was charged only the minimum charge for usage. After that the water department states that the usage of water did not indicate any leak and said that you may contact Mr ***** for verification of the above statement and we were mever provided with a water bill to verify high volume. As for heating and air issue the owner sent out a repairman for the complaint as he handles his own repairs.Initial Complaint

I rented at **** ****** ** **** ***** ******** from 4-2019 to 3-26 i payed my last month rent with a 30 day notice and did a rent to own at **** n **** street i always payed my rent on time i broke the year lease last month because the house had bad pluming i have estamites and proof of water leaks from city of fort smith they promised for 4 months to fix bit never did i have small children and moved out breaking my contract i am trying to rent another house and Qauntam is saying i was evicted 2 times or owed money making it impossible to rent another house with my children i payed rent never late for 3 years and left the first rental at 3905 painted cleaned and repaired no deposit was refunded when i moved out of 46 th street i also left the house clean i have pictures documents and proof of failed plumbing and leaks and black mold no air and exstreamly high utilities do to the house being in terrible condition please help me resolve this matter i will be making a claim in court alsoBusiness response

Business Response /* (1000, 5, 2021/07/29) */ As stated ***** ******* rented **** ******* she did give proper notice but the deposit was used to replace a broken kitchen faucet. She transferred to a rent to own property ats **** ** **** ** where tenants are responsible for all maintenance & repairs, they can fix it up to their liking and needs. All of this is made clear in the rent to own lease they signed on February 25, 2021. I have not told anyone they have been evicted, Ms ******* called and ask me to delete the open balance on her contract so they could find another rental. When I told her I could not she then filed this complaint.
