We rented a 3 bed room town house in August 1st 2020 through August 1st 2022, security deposit was $1500, we moved out of the property in August 2022 and dropped the keys to the property at the main office, they promised to contact us with refund for deposit after inspection. It should be noted that they being a "professional" real estate management company knew they had to do a final walk through with us so an agreement could be signed in case there were anything which needed to be addressed. Instead they tried over billing us claiming we owe them over $2300 for damages such as tiles falling off in the bathroom and handle bars falling off in the bathroom. This house is a **** built and is prone to wear and tear. These people never had a tour of the property even when we requested it, all they could tell us was that they had gone ahead and done repairs and tried to get money out of us. We need our security deposit refunded and we need these people to stop contacting us as we had moved out of the property over 7 months ago.

Per Landlord tenant law the unit was to be left in as good as or better condition than what it was received in.  On move out you were charged for damages to the unit above normal wear and tear.  Blinds bent and broken, unit had to be re-painted because of children writing all over the walls and doors, this charge was prorated. Trash left inside and outside of the unit, medicine cabinet mirror door broken and exterior lawn maintenance not done correctly and no trimming complete. The unit was dirty and the carpets were BADLY stained and not cleaned. The bar in the one bathroom was torn off the wall along with some of the tiles.

Per the lease you are to be reporting any damage done to the house and if the bar in the shower had come off for any reason this should have been report so we could get a contractor out to repair it.

We did state we would be in contact with you regarding your Security Deposit after inspection. As long as there was no damage we refund the deposit within 14 days, but if there is damage to the unit we have 30 to notify you.  You were sent the Security Deposit statement of estimated damage and where the security deposit was going on August 25th and we have sent out the final deposit statement with the amount owed after all the repairs were completed and we received the bills.

I represent the owner of the property and if this was your home you would also be very upset with the way it was left

I am rejecting this response because: There was no trash in the building, kids did not write "all over the walls" this is a blatant lie. Where are the pictures of the dirt inside the building? Why was the home put up for rent on ******** with old pictures from 2020? Those tiles are old tiles and were falling off, you talk about reporting damages, when we had a wind damage in 2021 and a tree fell, infact two trees, you ignored us and came to cut off those trees only after we put up our notice that we were moving. You claim a bill for a fence that was broken by another driver on Valentines Day is 2021,despite us giving police all your infos and we are very sure you were paid for that because all the neighborhood knows about this accident which we are lucky none of our kids were hurt. You lied about lawn not being ******* despite us mowing it. It should be noted that we packed out of that house in June yet paid our rent till our lease expired on July 31st 2022. There are several complaints about you conning people here in ********* and we are just another addition to the list, but we shall not fall prey to your cons. Show pictures with time stamps, set a date let us go and see the building and see what painting you did. Dont come up after 8 months of us moving to try to get money out of us despite sitting on our $1500 deposit. If we get our lawyer involved, you will be paying the lawyer fees and also paying for our time being wasted. You claim to be a professional yet you dont follow the rules. Where did we sign or do a walkthrough with you to acknowledge any damage??? Did we or did we not ask you for a time to meet in September when you sent us your *******************? Did you ever agree on a time??? You want to quote the client tenant act, when we reported the bad garage to you, did you fix it? You stayed quiet until the day we were moving you sent someone to fix it. The washer was not working, you ignored it until we had to insist and you brought a used washer and installed in the garage. You wont be getting any dime from us and we are still waiting for our balance on the security deposit of $1500.

      Sincerely,

      Tresor A
