      I rented a house from EMS ****** for 5 years. After a few years they allowed the owner of the house to use **** Home Buyers Warranty for repairs. I was the victim of this company and had no dishwasher for 6 months. When they gave me 35 days to move out because the owner was selling the **** failed in August with temperatures exceeding 100 degrees. The **** was never repaired while I lived there. They loaned me two tiny room ac units and claimed I should pack at night when it was only 90 degrees in the house. They refused to pay me for the first night in a hotel, dog boarding, mitigation for the entire 33 days, I was paid less than $1100 when I was due $3300. This included a water main break that I was forced to pay forexcessive water bills. They tried to pressure me to rent a house from them again by saying I only had 24 hours to sign the lease because there was another approved renter. I found out later that house was not rented 3 weeks later. I decided not to file in small claims court as they would champion the owner in court.I suffered mental anxiety, being separated from my dog, homelessness, extreme heat in the house for 33 days and then the ultimate betrayal of losing $2200.Do not rent a home or apartment from this company, you will pay dearly for your mistake.

      EMS Realty will steal from you! We DON'T recommend! Lease #1 was STOLEN from us by EMS AFTER we were approved! EMS said Lease #1 was for a 2 Year Lease which wasn't offered to us! We were already packed with our UHaul so we (in panic) asked ******/Owner ********************* for another so we were approved on Lease #2. Dec/2018 we relocated on huge cross-country move! On arrival, the house was NEVER INSPECTED by EMS Property Manager ***********************. HEAT was BROKEN and we had to buy portable electric heaters! They never offered to reimburse us. EMS sent HVAC to fix heat next day. 2 days later PLUMBING BACKED UP RAW ************* INTO OUR MASTER BATH VIA SHOWER DRAIN. They sent ******** to fix but whole house plumbing continued to be a huge problem up to this past spring. Plumbers were sent out many times, never permanenly fixing issues or maybe EMS refused to properly repair as was their responsibility in our Lease. In 2022 EMS *********************** started harassing us with threats like "maybe this isn't the house for you" on her phone call to us in May 2022. The kitchen drains were emitting a hazardous, foul odor that caused our eyes, *************** to burn. *********************** actually had the audacity to say "it's not hazardous to (our) health without ever coming to the house to smell, inspect nor any other EMS agent! Jan/23: *********************** harassed us 3X that "legal action will be taken" if we didn't move out by April 30. NO need to threaten us at all since we were excellent tenants, always paid our rent on time, reported issues promptly & did our share of tenant maintenance. Thru several Renewal Inspections *********************** KNEW: 2 Satellite dishes were on roof B4 we arrived, Stains were under kitchen sink B4 we arrived, Yard work Over 5 feet is EMS job. YET we were STOLEN from on those items from our Security Deposit on *****'s *************** Style' Inspection! (They only refunded us on $250 bushes trim AFTER I threatened to report them with proof!) EMS R sadistic, dishonest ******!

      Please know that we appreciate you selecting one of our rental properties as a place to call home...for four years!

      Thank you for sharing your concerns regarding your tenancy. It appears we received another application on the property you initially selected, and the final decision of approval was up to the homeowner.  Maintenance items during your tenancy were addressed and presented to the homeowner as well.  Please know that when a security deposit is dispositioned, EMS does not receive or benefit from that money. The monies either go to you, the tenant, to the vendor performing services, or to the homeowner if they incurred costs.  We have a secondary review committee to review disputes from tenants on their deposit return.  Pursuant to your dispute of charges, we presented your documentation and request to the homeowner who made the decision of what amount to credit.  As property manager, we have a fiduciary duty to the landlord, and we balance that obligation with ensuring tenant rights are respected.  If you have questions or need additional information, please let me know.  Kindest regards, *********************

      Do not rent from these people. EMS will manage to find ways to s**** you out of your security deposit every time. My wife and myself kept our rental property in pristine condition, constantly putting our own money into repairs and upkeep, At the end of our lease EMS kept $800 dollars of our security deposit for damages and repair that were not justified, fully knowing that we as renters renters have little recourse to argue or get their money back. Just a deplorable way to do business, to s**** the honest tenant out of their rightfully owed money. Shame on you EMS..

I see in researching your security deposit disposition, that you submitted challenges to the charges which we presented to the homeowner, and they agreed to waive the respective charges you objected to. Please know that EMS does not benefit from any of the security deposit money. It is either refunded to you, gets paid to the vendor performing the work or is sent to the homeowner if they did work or were damaged in any way.
