I would give a zero star if possible. We, unfortunately were pressured into a purchase at the Grandview in 2008. We have never been able to use this and have tried on several occasions to give it back. The sales team basically says, too bad, so sad; they will not even entertain the opportunity. I have never stepped foot in that place except for the day of EXTREMELY high-pressure sales. We felt we were not going to get out of there unless we agreed to a purchase. We were told this property was easily exchanged for other places and cruises......not really. The salesperson prayed on our love for baseball stating he was the brother of a rather well-known player, and it was a total lie. We were lied to from day one. We have paid the fees annually so not to ruin our credit, but it is time to take action and let others understand the scam. I was told this is deeded property and can be sold just like a home; who in their right mind would want to purchase such a scam and yes, I believe it is a scam; they prey on vulnerable individuals.Grandview at Las Vegas Response

My wife and I purchased a timeshare at Grandview Las Vegas in December 2014. While initially hesitant, the sales representative mentioned several things that influenced our decision to purchase that we later turned out to be partial truths or entirely false. The primary items are listed below. * The recurring costs of the RCI membership, maintenance fee, transfer fees per transaction were all understated. * During the initial sales pitch the representative mentioned that because we had a title to the property there would be tax write-offs similar to a mortgage, which is not true. * Availability at RCI locations limited during preferred timeframes was misrepresented. We were told that our gold tier property would have strong trading power to go anywhere within the RCI network. We constantly had issues identifying properties that had availability during the times of year we were able to travel. When we later spoke to a representative about the issue they attempted to up-sell us into a higher cost membership to get better access. * We were told that we got extra weeks with RCI annually which would carry the same trading power as the points from our trade. In reality the extra weeks are only for booking near-term stays with extremely limited availability. During the years we’ve had the timeshare we were never able to book one. * We were told that there was an option to use our trading power to book cruises. It was pitched as being comparable to doing a resort booking with similar fees. In reality the options were very limited and the fees were significantly higher than a standard resort transfer fee. * We brought these concerns to Grandview in 2016 and were told that we could discuss the matter with a representative in person. The “discussion” ended up being another sales pitch. * We spoke with Grandview about being able to relinquish our ownership in 2018 and were told that it wasn’t an option.Grandview at Las Vegas Response

Clean good sized rooms but if you like swimming in the pool forget this resort. They only heat one of the small pools which is overcrowded while the other one is ice cold and emptyReview from June L

There is no way I could ever recommend the Grandview at Las Vegas. One of the bathroom sink was clogged when I checked in, pretty sure the room was not cleaned after the last guests were there except maybe clean sheets and towels, no bedding on the foldout bed and none to be found in the room for, bedroom lamp not working. furniture is old and beat up. The facility is old and has smells. Pretty sure all they want to do is sell time shares. They don't even deserve one star.Review from Alna S

El Dorado’s way of selling their timeshares should be illegal. They failed to disclose MANY financial details during the signing including truth in lending information, closing disclosure, total interest percentage, or total finance charge. The disgusting truth about the El Dorado timeshare is all the things that were left out during the contract signing. The timeshare we purchased is not as beautiful as the picture they were painting us during the presentation, nor is it even close to the room they showed us. In 2019, we fell into a financial black hole and couldn’t make our timeshare payments, so we contacted them and asked what could be done. They offered to lower the interest rate and make our payments less and we honestly thought this was a good thing. However, what they actually did was a loan modification, which started the 10-year loan all over again. We had been paying fairly diligently for 9 years and now we still have 6 more years to go. Worst of all, we found out that when they did a loan mod, all our payments were going towards interest and nothing towards principal. I recently went on vacation and I was the worst experience ever .. 2nd day the washers backed up and sewage leaked all over room damaging clothes and in the process lost my daughter's insulin and companion bear They Moved us down the hall and it smelled like sewage all week , didn't evenwanna be there Brought up damages to management and they just give the run around I have pictures of all damageGrandview at Las Vegas Response

It's hard to believe that you would continue to sell a product that is so undervalued that we have to pay a large amount of money, just to give it away. When we bought our timeshare, we were told at that time, that if we ever wanted to sell it, we were to contact the Grandview and they would take it back, and we found out that is not the case. We used the timeshare 3 times in 17 years and always had to pay a transfer fee, which made the hotel price almost as much as paying out of pocket. Also, it was almost impossible to find a place available that we wanted to stay at. Buying this was a bad mistake on our part. We have tried several things to get rid of it, but are now just going to quit paying the maintenance fee.Grandview at Las Vegas Response

My husband And I went on a timeshare presentation. We were told that the entire presentation would take no more than 90 minutes and we're told that the Grandview was right off of the strip. We arrived and the salesman, James Van Keenan, told us it would take 2 hours. The location was at least 30 min drive from the strip. As far as the tour is concerned, you were offered an incentive to attend a presentation and accepted it. You had the option to decline but you chose to do the optional tour, and again, we thank you for spending your valuable time with us. Our resort is located less than 6 miles from the Las Vegas Strip. We pride ourselves in treating all of our owners and guests with dignity and respect. The Grandview Las Vegas is part of the Vacation Village Family of resorts which is a leading vacation ownership company offering deeded real estate interests at more than 40 resort properties. Our Grandview Las Vegas site is a Gold Crown Rated resort with RCI and has a 4.4 rating with over 10,803 Google Reviews. It is shameful that you hire such under-qualified sales representatives and management. It is shameful that you believe that you have a good product when there are countless negative ratings that can be seen by googling 'Grandview Las Vegas' or by reviewing the BBB responses. However, going forward, if my husband and i EVER accept an offer to do one of these presentations, we will turn around if we have the same experience as with your product: (a) We are lied to several times, (b) the company serves us a horrible 'lunch' of poor-quality lunchmeat and cheese, (c ) the quality of the location where a SALE is supposed to occur is woefully outdated and smells of roach spray,(d) even the management refused to own up to the fact that the company is lying to potential buyers, and (e) the company had to lower its price so that some poor sole who is hard-up to own 'something', as opposed to something of quality. Per our experience with your cheesy product,these are all breadcrumbs to avoid.Review from Billie A

VACATION VILLAGES ARE LIARS!! They just want your money. We bought ours while in Vegas on our anniversary trip (5/2019). The process was long and frustrating. They pushed and pushed and pushed until we gave in. We said multiple times "we could not afford it." They kept on, brining in a different person each time to push us. Even played us because we are military (military discount - not!) We broke :( I even asked my mom (fixed income) to help us with the down payment. We were promised SO much and we felt like it would work out in the long run. NOT! We did not know, or were told, about any grace period to get out of it. The maintenance fees are ridiculous!!! Extra fees for exchanging weeks. Our week only starts on Friday! Every time we go to RCI, there is very little available. We were told we could go ANYWHERE and ANYTIME! Even showed us these massive books with all these places we could go! We booked a trip once (not a location we wanted but all that was available) and were told we HAD to attend a meeting! We were both working from home (due to COVID) so our time was precious. They did not care! It drug on and on and on and this time we stood our ground! Talking about a "mandatory" upgrade. REALLY?! FINALLY were able to leave (like we were prisoners!) I emailed and asked about a cancellation and/or deed exchange due to hardship due to COVID and having to care my mother now in our home. Was told our only option was to resell. Who wants a timeshare?! I'm making a video next and posting on all I can to get the word out. DO NOT BUY A TIMESHARE! Stop calling me to see if we want to rent out our timeshare because yall asked for MORE money to do that! It is never ending and so frustrating! My husband and I are both retired vets (Army) and both diagnosed with PTSD and this is a disgrace!! Shame on you!
