    I received a home inspection by Bridge Home Inspections on January 31 of 2024 . Upon the first day of moving into the new home, I noticed that we had a plumbing issue in the master shower. After hiring a plumber and having him spend four hours attempting to unclog the master shower. It was determined that the plumbing in the master shower was improperly installed and the shower could not, or have ever drained properly. I then reached out to my realtor, who then put me in contact with Larry *****, the owner of Bridge Home Inspections. Larry then came out to my home and after a brief inspection was convinced that the plumber I hired was not being truthful and that there was indeed a clog in my master shower. Larry then hired a second plumber to come out to my home and inspect the plumbing in my master shower. This plumber also determined it was the plumbing of the master shower and not indeed a clog. After this was determined by both my plumber and Larry’s, he proceeded to deny any responsibility for this huge oversight by the inspector. In attempt to receive damages for his inspectors oversight I was informed that in the agreement i signed before for the inspection was conducted it states that the company is only liable to pay me in damages up to the amount of the inspection ($325). If I would have known this information prior, I would have never worked with Bridge Home Inspections as this allows for faulty inspections to have no recoil on their business. After this was determined I spoke with Larry on the phone and he agreed to give me a refund for the cost of the inspection after signing a refund agreement. To my surprise, in the refund agreement it states that you cannot speak about your experience with Bridge Home Inspections to anyone in person or online. Bridge Home Inspections has zero honor and integrity in their business practices. They have a system designed to rid them of any responsibility and keep your money at ransom until your rights are signed away.

    This customer was upset because his tub drained slowly (months after our inspection). The customer claims that inspector did not run the water more than a few seconds.

    During our inspection, the tub and shower were run at length and drained appropriately. This was fully documented with multiple photos showing the tub running, the shower running on cold and then hot water.  The inspector ran cold water for several minutes and then ran hot water long enough to get the water temperature to 127 degrees. This was in the middle of winter, in an empty house.  At that time the tub drained as expected. This was documented with many photos at the time of the inspection.  

    The customer had a plumber come out who removed some hair but it still drained slowly.  That plumber then opened a wall and said there was "no P-trap installed". 

    This was an incorrect diagnosis. Sinks or tubs without P-traps have a sewer gas odor. This drain had no odor. We told him we believed there was a P-trap installed and that we would send another plumber, at no cost to him to look into the slow drain issue further.

    The plumber we hired also removed some hair. The tub still drained slowly but had imporved somewhat. The 2nd plumber confirmed there was a P-trap installed but recommended the drain line be re-plumbed to have a proper slope downwards.  This plumber said the vacant home may very well have drained normally while it was empty months ago but now that it is in use, it drains slowly. He also stated there would have been no way for our inspector to have known.

    This customer added at least 8 fake, negative reviews from Bots or people who were never our customer. These fake reviews were reported to Google.

    The customer requested a refund and we agreed. He was sent an industry standard release form but took issue with the terms regarding making disparaging statements after receiving a refund.  The purpose of the release form is to settle the matter between the customer and the service provider. All release forms have similar terms. 

    The customer failed to recognize that we were working diligently to help him resolve the issue. We arrived at his property on the first day of hearing the complaint. We hired an independent plumber to help diagnose the issue.

    The customer originated asking for a refund which was granted.  After reading the release form he, unilaterally and without any further communication started writing fake reviews with bots or other people who were never our customers.

    We didn’t hide behind fake reviews. We showed up, face to face and were helping to resolve the issue.

    The Inspection Agreement lists the limitations of a home inspection. All home inspections companies use such agreements.  

    "Our report will be based on the visibly observable conditions on the day and time of the inspection. It is a snapshot in time. We cannot predict the future but knowing that all appliances and components of a home will eventually fail we do recommend purchasing and maintaining a home warranty to cover those items you wish to have under warranty."

    "Home inspectors do not have x-ray vision and are not permitted to do invasive or destructive actions such as removing roof tiles or opening walls, sealed accesses or removing baseboards nor can they move furniture or other impediments such as cabinets, stored items or other inspection limitations. We will not be able to report on items that are underground, in the concrete, behind the walls, ceilings or other obstructions."

    Again, we were trying to help resolve the customer's issue but then it turned into an attack.
