DO NOT apply with them they take your *********** wont even hear from them . Me and my husband applied three weeks ago paid $120 for the application fee and I have been calling calling calling. I first was told wait 5 to 7 business days. Then I was told someone from leasing department will return my call. The last time I called was told the same thing someone will call me back then I said I was already told that before. Then was put on hold for over ten minutes then they hung up on me. They couldve at least told us something. They just take your ************* its. That is really bad business. Dont apply unless you just have money to give away. I wish I would have seen all the bad reviews before I applied. ****** learned people dont just have money to throw away.Review from Bre B.

I reside at the neighboring ********** **********. I have not been able to wash and dry laundry for nearly one month... (Yes, one full month!). The staff and customer service have been unprofessional, useless, and, quite frankly, negligent. It took more than 48 hours for the Property Meld request to be assigned a maintenance guy. It then took another 48 hours for him to contact me. He arrived 6 hours late (and this was after someone else was scheduled to come out) and realized needed a new part. I was told he would have the part in 2 days and be able to “fix the dryer”. Two day elapsed, and he arrived at nearly 4:00 PM, then realized he had the wrong part. He informed me that he would return the next day (and left huge dryer pieces on the kitchen floor). He returned and realized he never actually needed the part. He stated, "I don't know what is going on. I'll be back on Monday." Today is Friday. I contacted the offie at least 10 times, and no one answered. I simply want to be able to dry my laundry. If someone pays rent ON TIME each month, there should NEVER be a time where the property management company does not ensure that every option is exhausted before allowing the tenant to spend nearly one month without a service. I emailed the leasing office and the property manager to no avail, but when the property manager finally called me (more on that later). So, I am stuck with no dry for another weekend. Also, I have never complained about the recklessly chaotic management of the ********** **********, but now... let's discuss. A used feminine pad was one of the floors near the elevator for 29 days (yes, I counted). The 1st floor smells like rotting human flesh. The common areas are cleaned once a month, if at all. The elevator had urine in it for 7 days. It literally looks like three 5-year-olds decided to test out paint on the walls of the second floor. The floors are scuffed and never cleaned. And, the property manager changes each month.Review from Ray E

Dodson is the worst when it comes to tenants. They are scam artists essentially expecting you to do all the work when vacating the premises and at the same time trying to keep your deposit. I would never use them to rent from or act as property owners.Review from Paul H

I've applied to one of there property locations along with 1 other person for rent about 3 weeks ago and I'm still waiting for a response to the application. That's $** dollars for each application and my lease is ending in 5 days. They've stated for the past three weeks someone would call you back today and no one ever does. Meanwhile the property is still listed for rent and still scheduling viewings. This is cruel and fraudulent behavior by this company. Now I have no where to reside Id their response isn't given within the next 4 days. Something must be done about their scam. Its unbecomingReview from PV

I can't give Dodson a zero-star rating so I am giving it the lowest possible. Dodson is the worst of the worst when it comes to caring for properties or managing quality tenants in ******** ********. From their lack of vetting of tenants, to terrible communication with homeowners, slow response to basic issues of heating/safety of houses, they simply have been terrible to deal with. Recently Dodson failed to gain our consent to rebuild a brand-new bathroom -- work that their own contractor said was unnecessary -- and are attempting to stick us with the ****. To be clear, we will be taking action against them. Throughout our experience with using Dodson, tenants have figured out how to contact us (the homeowners) to complain about the terrible property management processes even when it comes to basic issues of safety. In no way does life get easier using Dodson, only harder and much much worse.Review from Lisa T

Moved out nearly 2 months ago and they still haven’t returned our security deposite. I’m addition they do not repair or upkeep their properties. They sneak extra charges wherever they can. They never answer the phone or emails.Review from Malcolm P.

When I rented from Porter Street Apartments LLS in Richmond, the property was managed by Dodson. Dodson's maintenance staff failed to repair a roof leak for a full year and charged us $**** for a full home renovation upon moveout. All numbers provided were round even-tens numbers that were obviously fabricated with no consideration for the condition of the building upon moveout. After threatening legal action due to their failure to provide maintenance (in response to Dodson's threat of collections action) they dropped $*** (another round lump sum), which we eventually paid rather than dragging ourselves through the court system. Dodson will fail to uphold the maintenance end of their contract and will attempt to bill you for the damage resulting from their absentee property management upon move-out - which should be alarming to potential tenants for obvious reasons but should also be alarming to property owners due to the potential for long-term damage to your investment due to ignoring the absolute minimum amount of maintenance to keep a building in a state suitable for human habitation. Dodson and its employees are a net-negative for the tenants they exploit, the property owners they fail to protect, and the communities they infest. The Dodson property management team misrepresented the status of our maintenance request and provided false assurances that the critical maintenance issues we reported would be repaired not at our cost upon move-out. Members of the Dodson maintenance team failed to fulfil their contractual obligation to maintain a structurally sound building - depriving my household of roughly 10% of our living room and exposing us to storm runoff and mold over the course of a year's neglect of a leak. And throughout the process the entire Dodson team was incredibly disjointed - information communicated to one person often had to be re-communicated multiple times while seeking assistance with the leak and other maintenance issues, and contractors frequently arrived only to tell us that Dodson didn't pass on some critical piece of information and they'd need to come back later - in one incident we had a man come out to clean our external dryer vent only to inform us that Dodson had failed to inform him that the exhaust port was located on the third floor of the building so he'd need a ladder, and that he'd need access to the neighbor's yard to scale the side of the building (which wasn't possible since Dodson hadn't requested access to their lot). If you are a property owner or a renter, you would be hard pressed to find a worse choice in the Richmond market than Dodson. I've rented from six Richmond-area property management companies and I've never had a company attempt to squeeze me for damages like this on move-out. Keep looking, and if you're forced to rent from Dodson do yourself a favor and read up on the Virginia Residential Landlord and Tenant Act so you're familiar with what things your landlord is responsible for. Take photos of the property on move-in so you can argue back when they try to charge you for damage that existed when you moved in. Make sure to keep the pressure on when you submit maintenance requests and be sure to send certified letters stating that you require maintenance if they fail to respond, since that starts a formal legally binding timer for them to complete said maintenance. And if you want to be extra prudent, I would set aside 1-2 months worth of rent under the assumption that they will attempt to take you to the cleaners upon move-out.Review from Chris B

When I rented from them and was driving across the country, it felt like they had gone out of their way to make sure nobody could reach them. They told me after a year that my rent was going up by $**, and then when I mentioned that to the property owner it turns out she told them $**. Wonder where that extra $** bucks waa gonna go? What a mystery. And ironically the reason I mentioned it to her was that they didn't raise my payment this month. They are literally too incompetent and badly organized to even be the scum-sucking thieves they obviously are. I believe everybody working for Dodson is either blissfully unaware or actively a part of the toxic pit which should probably be investigated by some authority. According to friends who have lived in the Richmond area, Dodson is infamous for taking advantage of college students and never returning security deposits. They are callous incompetent crooks and the only reason I have given them 1 star is that -5 wasn't an option. Avoid at all costs. This property management is a joke! They promote to all major websites for their listings. You have to lie to view the home. Some of us has housing vouchers that we use and they accept. We go to view the home it say we can’t schedule a viewing because our income isn’t 3xs the rent and they are sending our information to the property manager. I lied and was actually able to schedule a viewing for a home and applied well I day later got an email that the home was no longer available and I couldn’t get my application fee back but can transfer to another property listed. I asked about another property and was any applications pending so I wouldn’t have to waste anybody’s time or my own! I was told they couldn’t provide me with that information! How strange is that? I’m asking for there information or who it is just if the property was pending application so I could look for something else. I called and called and texted and nothing! This place is a joke!
