    Pretty uneventful until we needed our $2350 deposit back. The market is crazy in Raleigh and finding a rental is almost impossible. We were told the owner of our rental was going to sell. We needed a house in our sons school district asap and had a terrible time finding one. We had to pay two mortgages in one month to find a home within my high schoolers school district. I asked **** ***** and ***** see if they could help me by getting my deposit back timely. **** emailed me on June 6 that she would escalate it to help me. I hired carpet cleaners, polished the floors professionally, landscapers trimmed trees and bushes and mowed loans. We had the gutters cleaned all prior to move out. Today June 23rd , after **** saying she would help me on June 6...***** told me no, they had 30 days and people lie about their emergencies all the time. I was so insulted. She said the **** told her the house looked great when unmoved out. She could have cared less. She cared when she needed my money on time but when I asked her why she said because we can and had no good answer. Are they collecting interest on peoples deposits? I'm not sure. Unkind, totally rude, never work with these people. These people are so hard to get ahold of too.

    These tenants were not bad tenants during their tenancy. They even assisted the owner by providing pictures of the house during COVID for the owner to use when refinancing the property. The owner ultimately decided to sell the property because of the good market so we had to give notice of owner taking possession effective June 1. When the tenants turned in the keys, I told them I would try to expedite the release of the security deposit because I did not expect any issues. During the walk through, I discovered they had left items behind and that there was a dark spot on the hardwoods in the sunroom apx the size of a large dinner plate. I made the tenants aware of the items and instead of having them hauled off, I offered to meet them at the house so they could collect them. At the time I met the husband and his son for the items removal, I pointed out the floor damage and said we were looking into that issue. From a picture we had taken apx 2 weeks prior to their move in, the floor was clearly undamaged. From a picture they provided for the owner during his consideration of refinancing, the sunroom had two dog crates on the same area as the dark stain damage. In a picture I took on May 31, 2022 (their lease end date), the dark stain was evident and no one else had been in the property prior to my walk through. It is suspected, by flooring contractors, that water or other liquid sat on the hardwoods, unknown to the tenant, until the crates were moved causing the dark discoloration. The options for fixing the damage for 100% repair is a full refinish of the room. The listing agent that was prepping the house had her contractor out to evaluate and we had our contractor out as well. Both contractors were in agreement that a full refinish would be the proper repair. I also asked our vendor about a spot repair in trying to consider all options. He said he could not guarantee a perfect match or blending of the finish if done as a spot repair. A full room refinish was over $1000 and a spot fix estimate was $275, but we only charged $200 for the damage to the floor. The tenant had someone, they stated it was a hired PI, go look in the house windows and saw that the owner was having all the downstairs hardwoods refinished. That is his prerogative and was not relative to the sunroom damage. We did not charge the tenant for the full damages, yet we were confronted with threats to blow us up on social media, bringing in attorneys on the matter, etc. As a result, I am responding to share our position in this matter. I was not able to release the security deposit as rapidly as I had hoped due to logistics of scheduling and getting input from contractors on the damage and how to best address it. The deposit was disbursed within the required 30 day time line. The charge was reasonable and our extra time given for them to retrieve their belongings was not mandatory, but done as a helpful gesture and to avoid a haul away charge to the tenant. On a couple of other points, I did tell ****** the house looked great except for the above mentioned. The efforts the tenants stated they put into the house regarding, yard work, gutters, cleaning and carpet cleaning are terms of the lease. Finally, interest is not collected on Trust Accounts by our company or owners.
