I moved into my rental property solely on the promise that there was a non smoking policy in the lease that was strictly enforced. Things were great the first year when said policy was enforced but then Viridian bought the property outright. At that point the lease stopped being enforced. In their haste to move as many people in as possible, they moved meth addicts and heroin users and criminals from every part of town in and the place became a dump. The drugs and smoking were allowed and it didn't matter how many complaints were written, nothing would be done to fix the problems. It is a HUD property but they don't follow HUD regulations and only care about keeping the units full to make more money. There is even a unit where the ******* is in jail and her friends are squatting while manufacturing meth in her unit while she is gone. Another ******* almost died when found unresponsive after an overdose on her bathroom floor. Tenants have no right to safety or security and several have gotten sick due to the drugs, cigarettes, and mold. Viridian has turned this property into the ghetto and won't even listen to the government when it comes to fixing the problems that need fixed. The amount of secondhand cigarette smoke and what ever other drugs my family is forced to breathe everyday due to my chain smoking neighbor is killing our health especially my asthmatic husband. The manager does what she can but upper management refuses to let her take any action to rectify the situation for fear of losing "money" (tennants). Whatever you do, don't move into a property ran by this management company. They don't care about people.Review from Darrel S

Terrible place to live. More like a penitentiary and is managed like one too. The on site manager tries to control the tenants lives preventing them from enjoying their day peacefully. This isn't just my opinion ask anyone who currently lives there or has lived there since 2016 when the current manager took the thrown. If you enjoy having your privacy invaded, harassed, photographed & watched by her own personal security guards, while also being recorded by surveillance cameras 24/7 anytime you step outside and she has a drone flying around sometimes watching over all of the tenants and even follows our guests when they leave sometimes all the way to their homes so she can get their addresses to trespass them when she randomly decides to without any real reason other than her made up stories. Unless you get into other tenants business and tell her everyone else's business to get on her good side she will violate you for anything she can find and when she can't find something she will change what the lease agreement says or add her own rule that doesn't exist in it and violate you for that and don't even dare try pointing out she is wrong about anything even when she is because she won't want to hear it and in her eyes you will always be wrong and she will always be right even with you trying to show her the proof to back up your claim and that will just get you on her worst side even though being on her good side isnt much better at all. Her office was targeted in a drive by shooting and was also burglarized all within a month and every tenants personal information that she keeps openly on her desk in her unsecured office that some teenagers were able to simply get into was stolen and after wards several of ** tenants identity was used to open fraudulent accounts by using our identity including my own. I am in the process of filing a lawsuit through an attorney over the matter for not informing any of ** tenants about our personal information being stolen.Review from Leanne B

I feel that with the outrageous number of people that have been screwed over by viridian management, we should come together and make them be held accountable. I know with my situation alone there is grounds for a lawsuit, and from reading these reviews it appears there is potential for multiple lawsuits. i applied for a low income unit July 2020. came to the top of the list May 5 2022. its now Sept 2022 and were still trying to get thru the application process. The manager @ ******* apts in madras has taken so long to work our application that paperwork and verification have become outdated. Now I am expected to again provide updated info that I already provided. This manager is taking a ridiculous amount of time and it's not over yet. My partner and I are both seniors on social security. It's not like our case is complicated. Meanwhile were having to continue paying high rent as he takes his sweet time processing paperwork. The whole reason we applied for low income apt was because we cannot afford 800 dollars a month plus 300 utilities every month. Keep in mind this is rent for a substandard mobile home that we've spent all summer in with the temperatures in the living room 100 degrees most days. my partner is on oxygen 24/7 with significant health issues. There isn't a single good reason why this has taken this long. I hope whomever reads this will do something about this. It's no wonder all but 1 review is negative. I've read all reviews left on this site. if I were company official I'd be deeply concerned because that's an awful lot of folks telling you there's problems. So far the only company feedback is referring them to legal aid who don't have enough staff to help people being evicted much less trying to help resolve disputes that seem to me are the company's own internal employee/ managements lack of action, favoritisms and plain deficiencies.Customer Response

Apartments are old, dated and not well maintained. They often use the Landlord Special, just slap a coat of paint on it. Waitlist is LONG. Which doesn't really matter because the manager chooses who she wants to live there anyways. The management company is not involved in the management of the property what so ever, they leave this property and several others in the hands of one individual who has questionable moral/mental health behaviors.If you want to be harassed day in and out by a site manager and watch drugs go in and out all day long this is the place for you. If you want no repairs, to be treated less than human and have no resources, well folks this is surely the place for you.******************************* is tired, not trained well (does not take state compliance management classes, acts accordingly) and takes few breaks, VERY OVERWORKED. Often violates the laws regarding tenant harassment and makes her own rules. BUT she gets those rents paid, by any means necessary, or makes it look that way, so they keep paying her to harass the population.This is the worst set up around town. Highly suggest avoiding anything branded by Viridian Management within a 60 mile radius. I can't speak for anything beyond that. She manages the majority of them alone, with only her live in boyfriend as handyman/help. He also treats the tenants like they are from Auschwitz concentration camp. Avoid, avoid, avoid. And dont fall victim to the "lets make a deal with the devil" standard that occurs here. NEVER make a deal with the site manager, you will regret whatever it is she is allowing you have in exchange for your dignity.I only marked OK and not POOR because some people have no choices. Just wanted to be clear about that. If this is your only choice, dont unpack and get cozy. Always look for a way out.Review from Lucifer A

Viridian management is a worthless management company that literally sit back and collect money and do nothing. I live at one of their properties and we have no manager or maintenance person here and when we did they still did nothing. Door frames busted, cupboards falling apart, mild, this place looks like a slum and yet they wanna raise rent? ************************* barely does her job. I called awhile ago and *********************** was supposed to contact me but per usual she is worthless and has never one her job because she don't wanna break a nail. Her husband used to help here but he is worthless as well. This whole place can kiss my a** Until repairs are made I'm not paying rentReview from jennifer M

Riverbend Village management. ***************************** came into my home yelled at me and my daughter for not doing pepper work. that manager jen ******* told us she didnt want todo the papper work for my daughters part time job and told us it would be ok.. now she says she didnt know she had a job and thats not tru we told her a lot of times..but what is not right is coming in to my home and threatening us to get out in 20 days or there going to send me and my daughter to prison....Now that we are trying to do it all right she keeps saying she lost paystubs we took more and now she says we never gave them to her.Review from Scott M

Having moved here to address multiple ongoing health issues, and to be close to hospitals and public transportation, I have experienced harassment and intimidation from those who live here and highly suspect management as well. To the point of there being unauthorized entry into my apartment;stolen phones, rearranging of personal items, doors left unlocked, maintenance issues not being addressed, and the like. Keep in mind I keep to myself primarily, focusing on my personal growth. The intimidation had increased to such a high level that my anxiety level prompted an admittion into the local hospital, from aggravating my heart condition. No one should have to put up with any of this, for any reason, and I demand an apology and confirmation that this activity won't continue. If it does continue, there will be substantial future legal ramifications.Review from Tj L

I am inquiring about safety hazard/fall risk reports and what is considered a valid report for investigation. ******************* apartments located in *********, ****** have many safety hazard/fall risk areas where there are handicap/disabled persons residing.For the last 2 years Viridian Property Management and the property manager have been made aware by several of those persons about dangerous obstacles on the stairs leading to & from their units. The steep concrete steps are lined with large potted plants (taking up more than half the width of each step) outdoor decor, in spring and summer time there are multiple pairs of children's shoes and many toys/scooters/skateboards on the steps of every complex and lying at the very bottom of the steps, creating a very dangerous situation for the handicap/disabled persons that use those stairs daily. Each concrete step is completely cracked down the middle and shifts everytime they are stepped on.Some of these persons have medical conditions that worsen from the Marijuana and cigarette smoke (which is in direct violation of the rental agreement) coming from other units back porches and up/down into their vent systems. Some of these persons are on permanent oxygen and when these smokes enter their homes, they have trouble breathing. Tenants that create these dangerous situations have retaliated against these handicap/disabled persons for verbal complaints to the property manager. The property manager goes against any HIPA advised procedure and divulges information to "privileged tenants" and allows retaliation to happen. Abled tenants take the only nearby handicap space and striped zone to park their multiple vehicles. Tenants have also recently been parking their multiple vehicles in the designated firesones at night, careful to move them in the early hours before the property manager is on site. Property manager is aware during the day that abled tenants park in the striped and handicap spots right next to her office!There are always large furniture items, mattresses, electronics and or bikes/scooters/skateboards lining the narrow sidewall at the bottom of the stairs due to the incompetence of the property manager not keeping tenants informed that the disposal company DOES NOT remove those specific items when emptying the communal dumpsters. These are items you would have to transport personally and pay out of pocket to discard at the local landfill. There have been many verbal complaints about these situations to the property manager but nothing gets resolved. There has also been atleast 1 case of verbal & physical harassment towards 1 of the handicap/disabled persons from a neighboring Tenant that did involve police interference. These persons still fear that neighbor to this day and no reprimand from the property manager.Viridian Management Inc Response

Worst place I ever lived. And very short lived. The management here at Washington Park Apartments is the worst landlord I ever had. She came in to my apartment while I was out of town and she knew I was out of town so I had no time to prepare. Then she turned my power off, and and kept it off for a good week. Then finally turned it on because it was starting to get cold outside loud and said that I was being evicted for not getting utilities turned into my name. Then an hour later post another notice on my door and the notice States that I did get utilities turned in my name but I owed a $150 for utilities before utilities before I got it switched into my name and I was gonna be evicted for that in that alone. Property management uses their power hour to get their way if anybody challenges them.. Pretty pathetic if you ask me. Then to drop it off my boyfriend got trespassed off the property for no valid reason. The property management light and said that he was disturbing other tenants and being rude to other tenants smoking on the property and and a few other made up things. All because she wanted to discriminate against him because he had a service animal that was a registered service animal for his disability that he had. I hope to give everyone who has left a review to file a discrimination complaint against this company. If I could go back in time and re-evaluate my situation I would. But the problem is I had no other choice but to move into this place and I've only been here since the September and I'm already getting evicted over some minor things it's ********. And she is messing with people's lives. I have no where else to go after this, so me and my child will be sleeping in my beat up car after this.
