This business is only interested in collectning your monthly rent. Don't expect any help in assistance with repairs or anything else. I moved in to a dirty rental. They said it was a new rental for them and accepted no responsibility. I made a list of things that needed to be fixed. They were either not fixed in 2 years or I was told how to fix them myself. And when I moved out, they kept my $1200 deposit and asked for more money to replace a door that was never replaced. All the while saying they are not accountable or reponsible. That the issue was between me and the owner. I never met the owner nor do I know who he is. I seriously advise using another rental agency

Ms. ***** is clearly not telling the truth about her stay at this rental. Repairs during her tenancy from move-in to move-out are as follows: 7/13/20 ***** ****** Electric invoice #20380 repair connection at dryer outlet. $95.00 paid, 12/17/20 ***** ****** Electric replaced a three-way switch for a hall light, invoice # 20706 for $108. paid. 12/19/20 ****** Home Services invoice #1150 Install new locking doorknob on upstairs bathroom door, oven light problem resolved, master bedroom closet door hardware has come off the jamb and let the door fall off along with it. Reinstalled the bottom hardware then re-installed the door and adjusted, handrail to upstairs is very loose. Had to remove each barrel bracket on underside and reshape them, then reinstall them. Added a few new screws for them as well, diagnosed and repaired problem with two non-working outlets in living room. Total $156.99. ***** Home Service 7/18/2020 service call for kitchen window-$65.00-paid, 6/12/2020 ******** Air, Inc. Invoice #XXXXX Remove and replace HVAC 14 Seer, 410A, 2.5 Ton heat pump. $5050.00-paid. It will be more than obvious that the tenant was never told to do her own repairs. Any and ALL work orders called in by a tenant are logged and completed in a timely manner and NO tenants are asked to do their own repairs.
As for Ms. ******** Security Deposit which is the ONLY reason for this bad review, her movers damaged a door when she moved out and was charged for that damage against her deposit. Ms. ***** was sent a Security Deposit Disposition showing the charges against her deposit and clearly had (15) days to dispute the charges. This was sent on June 24,2022 however she did not sign for it until 7/18/2022. Ms. ***** had absolutely no communication with our office until 8/11/2022, well past the 15-day time frame to dispute.
Frankly, any Security Deposit Dispute is between the tenant and the owner of the property, not with the Property Manager. Had Ms. ***** responded within the time frame the law allowed, a different outcome for the repair may have been able to be reached.

Ms. ******* complaint is unfounded and untrue.

Rosewood Realty, Inc. was doing our job by following the Florida Landlord Tenant Act-period.

They are the worst rental company I've ever dealt with... they are a slum lord at best. They keep your money when they have no right too. They don't fix things when you need it and are very rude and unresponsive to needs once you pay rent... stay away from them unless you want taken advantage of.

This is a security deposit dispute between the owner of the property and the tenant. Due to the tenant touching up paint in the wrong color throughout the home he was charged for repainting. Our lease and addendums specifically tell tenants that painting is not allowed for these exact reasons. They had no complaints nor did they report any problems while residing there until they didn't get their deposit back.
There are photographs and lease documents that are available for anyone to review and were all sent to this tenant as well. The BBB does not allow us to upload anything to their site.
