    I just moved out my apartment and charged an absurd amount of move out costs. 3 times before I moved out I was denied my pre move out inspection. They also failed to mail my letter to the return address showing my final move out charges. Without informing me of my move out charges I asked for the company *********************** to email my final letter they refused it and said they already mailed it out to me. I finally called back and they said I can come pick my letter up. They submitted amount due to their collection agency following the move out date without giving me the opportunity to pay what is due.

It is my understanding that Cheavon **** filed a complaint with the Better Business Bureau on October 15th regarding damages that she was charged after move out at the premises at the property. When Ms. **** took possession of the premises, she completed a move in condition check list. At the time that she was looking to vacate the apartment, she was repeatedly insisting on a pre-move out inspection. When they perform this type of inspection they clearly indicate that this is not a final determination of damages or money owed as a proper move out inspection cannot be completed until the apartment is completely emptied, cleaned and possession is returned to the Landlord. When she returned keys on October 2nd, 2021, she left numerous items damaged within the apartment. Throughout the apartment light bulbs were missing or burnt out which required replacement. The entire refrigerator in the kitchen was dirty and the drip pans required replacement. Additionally, she left numerous personal items including pots, pans and appliances in the kitchen. The bathrooms were left extremely dirty with missing light bulbs and filth and mildew in the bathtub. The carpet throughout the premises, which was new at the time of move in less than a year prior, had to be completely replaced due to large holes and bleach and other types of stains. It was clear that the carpet had been severely neglected during Ms. ****’s time of occupancy. Additionally, Ms. **** was charged for the replacement of keys that had not been returned. Finally, she was charged for 1 day’s rent in the month of October. The notice to impose claim was sent out in accordance with Florida law by certified mail to the last known mailing address provided by Ms. **** to the property. The certified mail was returned to the office and that same day Ms. **** contacted the office by phone. They advised Ms. **** that the mail had been returned and Ms. **** came in person to pick it up. Ms. **** contacted the management office to discuss the balance due and the notice and was extremely rude with the staff. At that point she was informed that the community manager would call her to discuss the charges but she continued to call the management office demanding to speak with the manager. When the community manager called her about the charges, she refused to allow her to speak while she and a friend yelled and cursed at the manager. She refused to listen to the explanation for the damages and did not understand that the matter had not yet been sent to collections. When the call ended, she called over and over again to the point where the property had to contact the Jacksonville Sheriff’s Office in order to end the harassing phone calls. On October 20th, Ms. **** emailed the assistant community manager for the name and contact information for the collection agency. She was again informed that the matter had not yet been sent to collection. Ms. **** then agreed to a payment arrangement for the balance due over and above her security deposit with the first payment to be made on October 22, 2021. She was informed she would need to sign the payment arrangement as well. However, she failed to sign the agreement or make any payments. Therefore, on October 26th the account was sent to collections. At this time, there remains a balance due and owing the property of $318.16 after Ms. ****’s security deposit of $1360.00 is applied to the total of damages in the amount of $1678.16. IF YOU NOTIFY THIS OFFICE IN WRITING WITHIN SAID THIRTY (30) DAY PERIOD THAT THE DEBT, OR ANY PORTION THEREOF, IS DISPUTED, WE WILL OBTAIN SUCH VERIFICATION OR JUDGMENT WILL BE MAILED TO YOU BY THIS OFFICE. UPON REQUEST, WE WILL PROVIDE YOU WITH THE NAME AND ADDRESS OF THE ORIGINAL CREDITOR IF DIFFERENT FROM THE CURRENT CREDITOR. SINCE WE ARE ATTEMPTING TO COLLECT A DEBT, ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.
