This company just acquired the apartment complex I currently live in and they are NO better than the previous owners. I have called to complain about not having working air conditioning in my units for weeks and it has not been addressed thus far. It has been over 90 degrees the past 2 weeks and they have no sense of urgency to fix this issue. I have called the rental office as well the corporate office only for my calls to go unanswered and not returned whatsoever. My unit has been over 90 degrees and I work outside for a living so I come home to NO RELIEF! I was told there is no fix in sight and I should reach out to a HVAC COMPANY to get it fixed. I am refusing to pay rent until this issue is fixed. If I have to come out of MY POCKETS to fix an issue they are supposed to fix they will NEVER SEE ANOTHER RENT PAYMENT from me until I move. THIS IS ABSOLUTELY RIDICULOUS. They expect rent on time but cant seem to find a way to make the residents comfortable.Franklin Group Response

~PART 2~ The property needs to be exposed by local news stations for its numerous issues, including maintenance staff living on-site and stealing power, as well as alleged drug dealing. Additionally, the property manager appears to be moving friends in while claiming the waiting list is closed, raising suspicions of financial misconduct. This place is a complete joke and should be exposed for its myriad issues.Franklin Group Response

The franklin Johnston Group is a not a good company. I live in one of their apartments in *********** ********. The manager is very mean to us. We are seniors and disabled residents here. The manager has an attitude towards us. When we call her regional manager she does nothing. When trying to call the company to make a complaint nothing. We have bed bugs, mice, roaches. Only two maintenance men no cleaning crew. The floors are dirty, the elevator need to be repaired. *** does nothing as well. The manager put a smart lock on our kitchen. The assistant manager does nothing. We don't have a resident service coordinator here to help residents fill out paperwork. She doesn't care about at all. She even tows our cars, our family cars off the visitor parking lot. Even if it is in the handicap parking lot. It takes the management team here months to get us basic needs like a microwave. A resident moved in to a dirty apartment, even though she asked if the place would be ready. Once she signed the lease they did nothing but treat her bad. Our calls to head quarters go unanswered. This company is terrible. They treat their residents badly. They have shady people working for them.Review from Cee E

This is by far the most unethical management company that I’ve encountered. This residential management team consists of miserable women who look to identify with other miserable and unprofessional people throughout the residential community. The building at Liberty Place has taken a drastic turn for the worst. There have been multiple vandalisms throughout the building, there has been times when there has been no security because the door has been broken multiple occasions. There have been trespassers/ loiterers within the building. The management company allowed this to happen because they are lazy and miserable women who doesn’t want to work, instead they choose to create false narratives to cover their own sorry asses. Not to mention they entertain other false narratives created by residents toward other residents. This is one of the most unethical businesses I’ve Michelle Roberts is just an unworthy spiteful crab who is in a position to bring people down. She is a parasite and a louse. Instead of her having a neutral and ethical standpoint. She has no brain or willpower to think a logical thought. If ever encountered watch yourself because this woman is certainly a liar a will create any lie for her best interest of her sorry ass position. The residents here at Liberty place are mentally unstable and desperate individuals. These residents lure people in the building then act as if they had no doings with the situation. These residents prey on the position of other residents then go back to miserable Roberts and spread false narratives to make it seem like they’re the victim. The women residents are the worst. There are all women scorned looking to obtain men who are unobtainable or other women’s men. So I have taken the time to compose this review to stay clear of this management group and definitely the scumbags that represent them. They are only out to play a number game for their own position. Been dealing with these people since January about an apt I was already approved for by The other company before they took over. I was waiting on the tenant to supposedly move out. No contact from them at all don't bother calling cause they don't answer there phone or return messages. The property manger is incompetent. I decided to go the the apt complex to see what the hold up was. Excuse #1 lost your paperwork. Then excuse #2 we need you to redo all of the paperwork since it's a new property owner. At this time I was told all was good and I'm waiting for the apt to be fixed. It slipped that the apt I was originally given the tenant never left. Then I was shown what I was told was my apt and all they were waiting for was to move the washer and dryer out. Then I didn't hear from them two weeks. I decide to make an in person visit again and now I'm told my paperwork needs more papers to be notarized. Mind you same paperwork I had already given to them. This back and for goes on for two months now we are in April. I make an appearance again I need more paperwork and basically accuse me of getting child support when I told this women three times before that I don't then to be told I'm don't think your getting the apt. But here's the kicker I make too much which is a complete a utter lie. I took time off from work.I'm looking for an apt for me a my child and this is how you do people. I definitely wouldn't advise dealing with this company or any apts they are affiliated with. Not worth all the stress they put people through.Review from Cody D

I have been out of my apartment since Feb. 2nd 2022 due to a fire in the unit above mine at one of the properties they own. I have been told many times that my apartment is ready and the manager told me to call Newport News ***** *** *********** myself because she hasn't gotten a response. My call was answered back in 30 minutes and it seems that the property manager hadn't tried too hard to get in touch with them. They told me all they needed was an inspection however i went in and found multiple problems and unfinished work. The contractors they have subbed out have done a trashy job at making repairs, left my apartment unlocked when no one was there including over the weekend twice. I have reached out to the company who manages the apartments 3 times and have not received one call back. It seems that these people do not care about their tenants and only care about collecting rent. Before this i went over a month without a washer and dryer because the planned to replace them in all of their units and refused to come try and fix the problem. This company is very unprofessional and has ********** employees that seem to have no training or experience in their field.Review from Katrin K

I've been trying to reach you since February this year but for somehow Disaree answered for you and I am sure she never forwarded my calls or msgs from ** to you from me. So in this letter I want to speak about HER and her "team" that it's left in this app/comlx because for less than a month she get rid from 3 BRILLIANT workers and 1 EXCELLENT contractor . We being living in this apartment complex since May 2017. In 2018 we have very bad car accident on the way back from Charlotte NC where we have our business. Because of the accident we sold our business in NC . My husband has a very bad back pain and we can't travel to NC long ways. Since we've being living here almost more than one year and we love this place and management (till December 2020) and management love us too! we decided to open a new location here at VB because everything seems looks perfect to live here and having a business. In 2020 when Vanessa left on her maternity leave here start to happens very strange things like management is don't know how to send a email packages delivery notification that it was delivered in office which is supposed to be refrigerated immediately after receiving,they just left in hot office room on chair and it was a caviar inside of the package for amount of **** right on December 31 before new year eve and my birthday on 1 of January.And when I came to the office after spending evening to calling to the security to open the door for me and pick up my package at 9pm after long busy day in business ,they was eating in back room at 9:40am already and Lynn yells at me that they was to busy yesterday and they didn't send the app emails for packages delivery.Busy with with what? With EATING all day long except to do the there jod?On the end this caviar was in garbage because it's go bad.Next adventure with packages:I was going to office 4 times to check if I have packages delivered because tr# is showing it was delivered directly to receptionist ,my stepson sent to my husband ointment overnight from California for his back pain and Carly (Disaree "team member ")didn't know we're living with my husband in the same apartment .My husband waited for this ointment like for air because he was suffering from back pain.After I told her that they are absolutely not professional and helpful in this apartment complex she started to calling me (harassing) every day for something like: what is my license plate number, where is the paperwork from doctor which is clearly saying about to parking spot close to entrance because he can't walk long distance. Btw in 2018 we moved to other apartment to be close to the elevator and we pay **** more just to live close to elevator. This building was spotless when we moved here but not last 7-8 months anymore because whoever was a management here they taking care for this building like for their own homes,now I can see them making a pictures on parking lot for one can and sending to poor ONLY LEFT MAITENENCE here to pick them up. I see Vanessa,April,Jamie,Jenny ,Mike,Brianna,YahaIra cleaning the apartments before people move in now I don't even see them to check or inspect the floors what is going on here.Since the last year nice people use to live here. We was taking care of our apartment like it was our sparkling clean and spotless. Now walking from the garage to our door you can hear from apartments arguing,seining police running around apartment complex to catch someone from our building, smell on marijuana in hallways etc .........Because someone is allowing to move strangers and questionable people here without enough income just extra deposit. Here is my concern to the apartment complex and her reaction to my concern .
1. Elevator is not working almost 7 months
2. Packages not delivered to the door-I have to bring heavy packages from the mail room without elevator carrying MILES to my apartment
3. Packages missing , I have to spend MY time calling to open a claim or dispute with credit cards ,to reorder or not order AT ALL because it was last one in stock.
4. Can't order food to the door I have to go down stairs MILES to pick up my food.
5. I have to go down stairs MILES WALKING to open the door to my friends.
