Terrible service . Quoted me one price, cancelled my service without telling me, then tried to ask for 300 dollars more to get it started again. Went on hold for at least 30 mins three different times. Absolutely ridiculousReview from James B

Complaint:*** experienced two major issues with Select Home Warranty. First, I had plumbing leaks in the bathroom. After three technician visits and paying fees, only one technician accurately diagnosed the leaks. Despite one technician mentioning pipe sweat, Select Home Warranty claimed the issue was due to a roof leak because the water was outside the pipe.Most recently, my AC compressor failed. The technician confirmed through tests that the compressor was the issue, supported by the ohm readings and the circuit breaker tripping when connected to the *** Despite this, Select Home Warranty denied the claim, blaming the circuit breaker for causing the compressor failure.The technician, *******, clearly stated the problem was the compressor, yet the warranty company twisted the situation to deny coverage, falsely claiming the breaker caused the compressor to fail.Review from Jean B

Worst warranty. They promised everything when you are signing up they even said we will replaced it if it cannot be fixed! but it is always very hard when you have a claim. The coverage are nothing! It is like you do not have coverage at all. You also cannot count them to fix issue immediately as they require you to wait and wait for the approval and ask to talk to the technician. The company will quote me $5000 and they only covered $400 because it is the maximum coverage. It also hard to understand the customer service. And depends on who you talked to, they tell you differently. I have never been so stressed! It is defeating the purpose of home warranty! I have 5 year contract with them and paid almost $3000 upfront and this is all I get. Worst home warranty and worst experience!Review from David K

Do NOT get a warranty with this company. This company is not worth your time. I have had a claim open for 9 months. Its not a tough fix. Its the fans in my oven. The technicians (when they show up) say other warranty companies are better. The techs make about 1 in 4 appointments and never show up for follow up to fix the issue. Select will send you an email saying if you dont call us in 7 days we will close the claim so if the tech and select dont have good communication then your claim is auto closed. Even with issue unresolved. They dont call to check the quality of the technicians work. And make sure you read the fine print. The technicians can also have a surcharge which they are allowed to charge. So your claim deduction is really just select trying to cover their cost. To make it simple select home warranty is the equivalent of seeing your ex. Lots of fees. Lots of broken promises. No follow thru and even when you try and reason with them or ask for a supervisor you get the run around. Spend a little more and go with a better company. Im canceling my 5 year policy. They were cheaper and even gave me a VIP offer but is cheaper worth it when they cant actually get your issue fixed?Review from Anthony P

Please read all reviews about this company and believe them. This is the worst company out there by far! They will take your money and deny the claims. They aggressively called me constantly and told me they offer roof leak protection. So when I contacted them about getting my roof leak fixed, the tech who came by said they denied it three times and finally said they would pay for the parts but not the labor. So I had to pay $200 on top of the $65 on two different occasions, and the crazy thing is that my roof still leaked.Another time I submitted a claim to have my AC fixed, and the tech charged me over $300 plus the $65 service fee. Apparently, Select Home Warranty didn't cover major items.And finally I submitted a claim for my freezer... twice! Both service technicians had two entirely different diagnoses of the problem, and of course they denied the claim. In fact, they offered my $175 to get the problem fixed, and they would give me the check once I provided a ********** I finally called to cancel my contract and get a pro-rated refund back since I started the contract in January 2024; they told me no.Review from Jeffrey R

2nd Complaint.SHW is still not responsive. It over 5 month to get my address corrected. It just happened last week 09/06/2024. They sent my refund check the wrong address. It was mailed on 8/26, said it would arrive within 7 business day...it hasn't. I called them and now they say, well it could take 3 weeks for delivery and it may take another 30 days to resolve. Not my issue, when I've been trying to get my address changed from the very beginning of the contract (April 2024). Also, I've been in contact with **** ******, in early August. He said he was from **************** and could make things happen quickly. He said he would make sure that my address was corrected. He hasn't. I sent him an email stating that my address was still wrong before the refund check was processed. Didn't hear anything back from him. I've been emailing him about other issues, he still has not responded back to any of my emails and he's from corporate or so he says.. When I call his number, he asks that you not leave a voicemail.I have submitted another claim on my **. It's been escalated now three times, yet there is still not resolution, and I can never talk to anyone from the escalation department. I did a three way with the technician who the sent out, to explain the problem with the ** unit. The representative updated the information from the service tech, esculated the issue. I called back the next day as directed. I was told that I needed to get he technician on the line again and talk to another person in another department.*** just keeps you running around in circles. The complaint/resolution department is not in the **, they have no idea what they are doing, all they do is recite the information in their training manual and ask you to confirm your name, policy number #, address, zip code and phone number. **** ALERT! ZERO STARS! DO NOT TAKE OUT THIS WARRANTY SERVICE! IT IS A COMPLETE SCAM! THEY NEED TO BE INVESTIGATED AND RETURN THE MONEY PEOPLE SPENT ON THIS SCAM OF A SERVICE! From taking 3 months to order a part for my clothes dryer to denying service and replacement of items that were covered that they promise when they sell the policy. Very poor customer service and techs! I truly don't understand how they continue to be in business. They sell under false claims! I felt such a relief when I cancelled this service!!!! Their main office is in my home State and I was tempted to take a ride to see what "Ozlike" character is behind this sham of a service. I am writing this review to keep others from signing on to this supposed warranty service! Obviously I am not alone in reading the other reviews here! Shame on you SHW!Review from Frank R

Called SHW of CA when my washing machine stopped draining water. *** refused to cove repair because they said that they didnt cover broken doors?? I reported that the door wasnt broken but that the machine had water in it. No response after a week of inquiries from me..Company is behaving in a fraudulent manner. I wish there is Minus or ZERO stars to provide, *** will play games with you and keep lying about everything so they don't pay for the repairs,They will bring companies who complete the diagnosis so it will be on their favor to avoid paying for any repairs, stay away from this company ( I am not even sure the word company should said to them)I am not sure how they still in business after all of these complaints, basically they are just a scam.Review from Lisa M B

I dont normally write reviews, but thought I should warn people not to use Select Home Warranty (SHW). I filed two separate claims with ***; one in January 2024 and the second in August 2024. The request for repairs were small plumbing issues (clogged drain & running toilet). Each time I received a email stating their technicians were backed up at the moment (for both claims) and that I had the option of securing my own service provider to come and diagnose the issue. (Note: I live in a large city, so there should not have been an issue finding a provider). *** said if I choose to use my own service provider that I would have to print the form *** sent me and submit the form and cost to *** and if the cost was approved, I would be sent a check. First, I dont know any plumbing company that will come our several times for small plumbing issues and second, it meant that I would have to pay the plumber out of pocket and then if approved I would be sent the monies I paid. For both claims, no one was ever sent for repairs. I did receive a call for second claim asking if I had found anyone. I have a home warranty so that I dont have to find a reputable provider and that the provider that home warranty company sent would be a reputable provider and they would send the bill to ***. I was extremely disappointed at the lack of service that Select Home Warranty provided. My contract ends in September and I have received at least 7 to 8 emails and two phone calls asking if I wanted to continue with my contract. I did not receive this much attention when I was needed service. I would advise anyone considering Select Home Warranty to not use this company.
