Ghertner is a bunch of crooks. Over charge for everything and homeowners seem to have nothing in return. I pay a ridiculous amount of money every year for them to keep a spread sheet on my tenants and for what? I have a realty management that already does that and manages my property and I pay my fees to them to do so and they do a very good job at it. Meanwhile, 5 years later they have not fixed this huge mud puddle that I have repeatedly (as well as my neighbors) sent pictures of and they did nothing but put a sign that said do not drive on grass. That doesn’t fix anything! They put the sod out way too far into the road and the garbage trucks literally cannot help it. It all needs to be re paved and a curb put in. I’ve sent a bunch of emails and nothing. The pool is always closing and it’s also nasty in there. Gym equipment is out of date on the verge of breaking down. They treat the homeowners like children god forbid we do one thing they don’t agree with and they threaten our pool privileges. I just think it’s funny after reading these reviews how it’s a general consensus that ghertner is a lot of lying crooks and so many people are treated unfairly by them. The house I live in now used to be managed by ghertner but praise god we now have different hoa and all of us are so much happier. Give up ghertner. Go out of business already because you make no one happy and everyone pay way too much for nothing in return.

They took my car from my front yard because I had flat tire. I don't recommend this company and *** company to buy houses from them. There is no reason to take my car because it had a flat tire. I am taking all the steps with this company to get my car back. Again if you want someone to take your car without your permission buy houses from these people

It is clearly written in the governing documents that vehicles must be in operational order. We take direction from the board of directors and they instructed us to have this vehicle towed. This was after the owner was notified and ignored the communication.

I have had an ongoing issue that I’ve documented for over 8 months. I started picture documentation at month 2, which leaves me with 6 months of factual documentation. Ghertner has somehow overlooked cars being parked in a yard for 8 months. If it wasn’t overlooked completely, then they have let the issue go to a point where mud from unsightly ruts wash into the road when raining. This is the first house in my community, so for the infraction to have persisted for so long and with such overt disregard for rules speaks volumes of why Ghertner is popular in the area - cheap management.

Does not comply with ADA LAW. Once made aware was told I’d be called by the property managers, but haven’t heard a peep except for a form email sent by a secretary.

Absoutley hate them. Rude, scammers and just downright disrespectful. They don’t EVER want to fix anything, they go up whenever they feel like it and hide the reasoning behind “your board of directors did it” and they just lack accountability and customer service. I pay $175 a month for a townhome HOA with 0 amenities. I started out paying 90ish 4 years ago. Whenever you email them, they skirt over concerns and give you a generic response to avoid taking accountability. I will NEVER buy a home managed by them again.

Shady business practices. Put lein on house with out notification. We had auto payments on and somehow they were stopped by Gherter. Never received proper notice untill a lawyer sent a letter with crazy fees. Probably should have made contact with us or sent certified letter for payments. Will definitely start looking into dissolving this HOA partnership.

We never put a lien on a home without three notices first. We have proof of every lien. we are not in the business of taking homes and in over 55 years of management have never taken anyone's home. We follow all legal guidelines and use attorneys when necessary after exhausting all other avenues to collect the money that a homeowner owes to their association. The money is not owed to Ghertner and Company but rather to the association in which you live.

We did not receive notification until the lawyer sent a letter after the fact. A simple phine call or certified letter could have avoided this situation. We had auto pay set up and yall changed something.

They are very difficult to get in touch with. They also are not very quick to respond to inquiries.

I am confused about what you mean when you say we are hard to get ahold of, We have a call center from 8 AM to 4:30 PM. We have individual email addresses and direct number to each manager as well. Ghertner is laughable as a property management company. They and the current board of directors (not currently made up of community members) have done nothing to improve the community I live in, however, they raise HOA fees yearly, if not more often. When asking the "board" for a better explanation they are unable to give one besides sending me the budgets. Ghertner takes no accountability for the people they let run the HOAs and are quick to turn blame to whoever that may be, just look at other reviews and their responses. As much as I love my house and community, this HOA and who runs it make me want to move out and tell all my friends and family not to move into Ghertner ran communities. The people who run this HOA are nothing but money hungry, trying to get as much as they can from the community members and do nothing in return to actually better the community. This company is a joke and so bad at what they do that I am seriously contemplating moving. Ghertner do better and actually MANAGE. Based off my experience and other reviews you are letting the few heads of the community ruin your reputation.

HORRIBLE! NEEDS TO BE PUT OUT OF BUSINESS. I’ve paid Ghether & ** ******  associated over $5,000 a year and this company charges ridiculous prices. I’ve spoken with Travis S********** in regards to a $500 charge that he placed on my account for “illegal dumping”. I sold the home on Monday 9/25/23 at 10am. However, I informed Travis that trash was removed and placed inside of the dumpster by my friend and asked politely to remove the absurd charge. He then said no and that the HOA isn’t responsible for picking up my heavy items and putting in the trash. I am beyond disappointed and will contacting my lawyer for both Ghether & ******** ********* ***********. I’ve been with this community for over two years and all they have done is complain, over charge and antagonize, in-scrutinize their owners. If I could rate them a zero I would. I would like for all board and executive members to read and make an executive descions.

Ghertner and Company does not set the dues for any community HOA. This is done by the Developer in the beginning and then by the Board of Directors. The dues are calculated after the Board reviews all of the expenses and the needed Reserve funding for the maintenance of the HOA. The Board is also the ones that set any fines for any violations in the community. ****** works at the direction of the board. There is not to be any dumping of any furniture etc. at the dumpster areas, this causes additional costs for the community as well.

My household pays a significant sum of money to Ghertner each year ... and I ask myself, for what? They hide behind the ****  malarky all the time. I have a "Common Area" directly behind my home that is required because of the stupidity of the **** ... but the irony is: No one can get to the Common Area without trespassing on my property. The Common Area is landlocked. Ghertner's mowing crew has let the grass get to over 12" tall and the noxious weeds on the perimeter of this Common Area, as of last night, are 5'11" tall. And this company has the audacity to send a nasty love letter to residents who slip up the slightest in the mowing of their lawns, posting of their signs, parking of their cars, or choosing the wrong color for the painting of their gutters. They should heed what the Bible talks about when it says "Don't criticize the other person for having a spec in his eye when you in fact have a log in your own eye." These people, under state statutes they way they are written, essentially have a license to steal. They collect left and right from the homeowners and are long on rules and short on keeping their own.

To explain, we do not develop communities, write documents or make any decisions regarding vendors etc. That being said, I have spoken to the manager who explained to me that they did have permission from you at one point to cross your property in order to have the landscaping company perform maintaining this area. The manager, is contacting the lawn care company to find out why they are not maintaining this area as they should be. This will be handled by next week.
