The CPM lease is extremely clear showing rent due on the 1st of each month with a grace ****** until the 3rd of each month. The resident is correct; she was habitually late many times during the term of her lease. However, CPM continued to work with her and accept her rent payments without taking any eviction action even though she carried an account balance for much of her lease ******.
In October 2023, *** failed to make her rent payment at all. After receiving a three day notice prior to eviction and notice of eviction, she made a partial payment of $120 on October 26, **************************************** outstanding balance.
CPM followed proper procedure for notification prior to eviction and hired legal council to proceed with eviction upon her failure to pay outstanding rent. The remaining charges on her account include legal fees, cleaning/removal of her belongings left behind, carpet cleaning, and painting. The account has been turned over to United Accounts for account collection.
CPM has a responsibility to the property owner to collect rent and return the property to the pre-occupied condition. In a case where we are forced to take eviction action, the legal costs are also assessed to the previous tenant.
We have two customers, residents and property owners. It is not reasonable to assess charges to the property owner caused by resident action/inaction. CPM *** does not provide any reviews to other management companies regarding references of any kind.
