      Everything about renting from this business contributed to an overall horrible experience. Maintenance issues went unresolved, communication was lacking, and the move out experience was abysmal. The security deposit had charges not documented and rent taken out for 30 day notice even though the lease terms ended and did not roll over month to month. A pre move out inspection was requested and no response or action taken by the business.

      Thank you for the opportunity to respond to this review. The property that this person is referring to was Owner managed for the majority of the 1 year lease. During that time, I understand they had issues with a refrigerator that was provided "As is" by the Owner. The lease specifically outlined that the refrigerator was the Tenant's responsibility to maintain but the Owner did his best to assist anyway. When the property was turned over to our company, there were no maintenance issues through the end of the lease. Again, there were absolutely no maintenance issues that occurred during the time we managed the property so this statement is completely false.
      Regarding the rent deducted due to the tenants not giving the proper 30 day notice, this was the fault of the tenants. The lease addendum clearly states that the Tenants agree to give a 30 day notice when vacating the property. This notice was never given. It was only through our direct contact with the Tenants that we discovered they would be leaving. We sent a copy of the signed addendum where the Tenants both signed that they would give 30 days notice before vacating. This person cannot hold us responsible for the days of rent they had to pay after failing to give proper notice.
      Regarding the pre-move out inspection: We sent the proper forms and instructions to the Tenants when we discovered they planned to move. The Tenants did not request a pre-move out inspection. We have never denied a Tenant a pre-move out inspection.
      We stand by the deductions taken from the Tenant's security deposit. If the Tenants had a valid reason to challenge the disposition of the security deposit, they would be taking this to court for a Judge to decide. We treat all of our clients with the upmost respect, it is unfortunate when they decide to take out their personal regrets on a Long Standing Reputable Company. Hopefully this experience will give these former tenants an opportunity to make better decisions going forward.

      One of the double ovens fan was out of order and was never fixed, making it inoperable. You may want to look into that since you seem to not be aware.

      We did request a pre move out inspection on April 14th, signed and emailed to you.

      The lease terms designated that the lease terminated at the end of the lease and did NOT move month to month. There was no supporting language in the lease terms for rent to be taken out if 30 day notice was not provided, hence making it invalid. If the terms of the lease were month to month at the end of the term, the 30 day notice would be valid.

      Hopefully you have the decency to look into these issues and follow up instead of ignoring us, and we can avoid taking you and the owner to court.

      Referencing the online reviews it seems we are not the first you have failed to act responsibly as a property manager.
