They have a late fee system that's set up to charge you *** fees and will not put the money you give them towards the balance until they get full balance. Charging a late fee for a percentage the whole balance instead of the partial balance I gave them. This company is out to take as much money from it's renters as possible. Been here 7 years and the rental company just gets worse when it comes to these new fees and payment policies.

We're sorry that our Resident is frustrated. This Resident has been with our Company for a little more than four years, during which time we've had the same late and payment policies in place. We are simply enforcing the terms of the Lease Agreement so that we're fair and consistent with all our valued Residents.

If I could give a rating of negative 10 I would. I lived in one of the properties managed by T&H realty services, a 3 bedroom 1 bath house. When I first moved in the refrigerator had mold in the freezer and the condiment holders on the door were broken. The oven only had one rack in it, I knew I would not be able to use my own since the house had an electric stove. I did on the other hand have two of my refrigerators and requested to use my own and hang my own curtains as they had old vertical blinds with tape on them, they told me they would charge me more to use mine and that I would also be responsible for storing and caring for their things, they sent a man out and he cleaned the mold and glued the condiments holder back together. I stayed with this company for two years due to the market for renting a house being unstable. They raised the rent on the second term which I accepted but the area the house is in is within walking distance to the dump and the city query, you can feel them blowing the ground up digging for granite rock. Let's just say the first time I felt it I was stunned. I moved in November of 2021 and out in November 2023. I told them via the tenets portal I would not be renewing with them in October of 2023, I was gone on November 30th, 2023. I cleaned that house from top to bottom. I swept ceilings and ceiling fans, washed walls, mopped, pulled weeds, cleaned the fridge, counters, and cabinets, vacuumed, cleaned the oven, and they still stole half of my deposit. 225. for cleaning walls and replacing a light bulb, 90. for an oven rack that was never there, 50. for a broken vertical blind that was already broken and stained. I knew they were gonna take some for carpet cleaning but this is ridiculous. I would never recommend this company. I don't think they pay for any of their home maintenance. They take from tenants no matter what you do. Out of **** dollar the gave me ****** back I'm gonna have to file a civil suit to recover my dignity

Hello - ****************** simply needs to file a dispute and we will review it. To this date, she hasn't completed the form that was sent to her.

This company is prejudice of minorities and the disabled. I reached out regarding a rental for several of my disabled clients and received the ultimate run around! The agency took $140 in application fees and gained access to bank accounts and then used every excuse to deny the application despite all requirements being met. I asked about a corporate account and was given incorrect information. I caution any minority to apply for a home with this company.

T&H *************** has extremely Poor property management and overall lack of concern for consumers.

We're sorry this applicant is upset with our service. When she applied, her credit was frozen. We selected a different applicant for the home. We sent over an email explaining our process for application selection. We informed her we use transunion to run the credit. She told us she would unfreeze the credit. In the meantime, she requested that her application be transferred to a different home. That home received several applications and was leased right away so we sent her another alternate tenant selected email on Friday 9/15. We subsequently were able to run her credit and it came in below our requirements. We wish her the best of luck i her rental search.

I filed an application and I sent all the documents they needed, thay didn't even had verified my income, and they said an alternate tenant was selected, but the house was still available and so I sent them a message again about the property and I was told that the tenant they selected didn't move in, so they continued with my application and they just needed information from my past landlord, the thing is that I waited a few days and they sent me a message saying that an alternate tenant was elected, again the same message. I don't know if it was because they couldn't get information from my last landlord, but that is not my fault, i haven't heard from him anymore since I moved out a year ago.
