I have been a resident at the haven at regent park for about 3 years. This management here has changed tremendously over the 3 years.. and changed for the worse. I have never dealt with this before living here. It has never been so hard to get a simple response from people before in my life. I have to call over and over and send MULTIPLE, (5+) emails before I get a response. I am in the middle of planning of wedding and I must say this is not good!!! This has added to my stress times 100!!!! I shouldn’t always have to make time to go by the office just to speak to someone! Answer the freaking phones or respond to the freaking emails!!! Myself & my Mother just recently did an application for a Unit at Abbotts Creek, the next day it came back as a denial. I did & have been putting in disputes & they have been fixed, HOWEVER the part that states "Residential Unsatisfactory" the Leasing department called me to say thjat could not give me an answer becuase they did not even understand it as well & they do see on my report all my current & past address (which the last one is from a home I had for 14yrs) & suggest I call the rental office (ugh never get an explanation from them & if you do it is totally off base!) So that is what I did & to no surprise got a response of "we dont see your report so we dont know" & they gave me the corporate # which no response from the email or message I left. Also their application disclosure does NOT explain how they decide, its very basic, they do however will call you multiple times to see if you have done the application, guess they just want that 75.00+. I have spoken to several other apartments & they even shake their head on how no one can give a reasonable explanation. I recently moved from an apartment complex operated by this company. I made note to document any damage that had occurred while at the apartment. Everything documented by myself, was also documented by the maintenance crew, with the exception of one issue. There was a stain by the toilet which had been there for as long as I can remember. The apartment complex said it was a toilet leak that I should have reported but at no time did I ever witness a toilet leak. My apartment did flood 3 times in the bathroom, laundry room area and they were called out all 3 times. If I called for all of these times, why would I not call for a toilet leak? I was unable to talk to the Apt. manager because she was always "busy", I attempted to dispute the complaint and was sent to Royce who runs this so called company. He refused to listed to what I had to say and was extremely rude by continually interrupting me. He reported that there was not a toilet leak, insinuating that I stood there and poured water under the toilet and stated that I owed the money to them. I now have some collection agency contacting my job to see if I am still employed. A person cannot get a fair result from a dispute if you do not have the dispute with an impartial person, of course the property owners will side with the property managers. Everyone that I have dealt with within this company is very unprofessional and claim to care about the people who rent from them but are all disrespectful once you sign the lease agreement. Every person I know that has moved from this complex, has all moved owing way over what their actual deposit was.Blue Ridge Property Management Response

Once again my apartment flooded at least 3 times in the bathroom area. The last time it flooded I was left with a hole in my ceiling and ripped up flooring for around a month. When I called the first time about when it world be fixed, the response was oh no we forgot about fixing it and then when speaking to the so called apartment manager she then said oh we were just trying to get the contractors together. When asked which was it, they forgot or were getting contractors together she said they will be there tomorrow. With all of the flooding that happened in that apartment the area could have been stained from that. But due to the fact that a dispute is handled by the same company that you are disputing with you can never reach a fair agreement. I have never disputed nor not paid any bill I've ever owed to any place I lived until now. I would never intentionally "pour" water under linoleum. Sending an email to Blue ridge Properties to resolve this is pointless as I said in the initial complaint the people involved cannot be unbiased because they are too invested. I am willing to pay for anything that I damaged but I will n not pay for something that I did not damage.Review from Melissa A.

My daughter submitted an application to Skybrook apartments, owned by Blue Ridge Companies. This company charged my daughter twice for the same application. She was informed that the first one was denied because the roommate listed was not 21, but that if she applied on her own, she would be approved - so she applied again. She paid another $75 for the new application and was denied again. This time, they said her paystub was fake- they called my office and said it wasn't a real office because the receptionist stuttered (she was new), and when I offered to show them proof of a legitamate business they said they would call back. They denied the application without asking for any more proof- Surely a bank statement would have proven income. If you check their reviews on google, they do this to people a lot. I probably wouldn't have reported this if they denied her the first time- but the fact that they let her pay a second time, just to deny her again seems a bit scammish. I would like her to be reimbursed for the second application fee- as they lied and said she would be approved if she removed the roommate- and then denied her again.Blue Ridge Property Management Response

We understand your concern of being charged a duplicate application fee, please know we will credit back $75 since your daughter did try to reapply without a roommate. We do have specific rental requirements found in a document titled "Applicant Qualifying Criteria" which can be found on the property website by clicking the "Rental Criteria" tab. This document does state that all applicants must be twenty-one years of age or older in order to apply at Skybrook as well as provides a list of approved forms of documentation for income verification.
