      i booked through them and ended up with the wrong dates and attempted to cancel and they claimed that my request was within the non refundable window and refused even though i had an email showing the request was made 13 hours earlier they said it was 3 hours ago. This company is a complete scam

While we do our very best to offer the most lenient cancellation policies possible, all cancellation policies are detailed and agreed to by the traveler prior to final confirmation of a booking. For last minute reservations especially reservations may be out of a free cancel window immediately after booking. We do highly recommend travelers consider travel insurance when booking a reservation for any unforeseen circumstances.

      I have attempted all avenues I can think to resolve my issue with this company without having to report this way. I booked a property thru red awning for an annual trip with my 2 best friends. It's the one weekend a year that we are able to get away and after a really trying time we were really looking forward to relaxing, reading and sitting near the water together. We left the weekend after spending countless times reaching out about the property, feeling essentially scammed. The property was not only falsely advertised, but it is dangerous. The pier was broken off into the water, there were major sections of the deck railing that were missing resulting in a 5-6ft drop to the ground. There were broken pieces of wood with nails sticking out, littered around the property. The "bbq" that has instructions to be cleaned out after use, was an old wood burning brick structure that had trash and cigarette butts in it and was in absolute disrepair (completely unusable). The house was infested with ants. We spent the majority of the weekend trying to get rid of them. I reached out to this company on multiple occasions in an attempt to come to a resolution. More than being disappointed with the response from them is the disregard for the safety of the guests. At some point these people are going to find themselves in a lawsuit because of their willingness to rent out a property that is dangerous.

We do apologize for the inconvenience and the team has already addressed the damage. While we understand the disappointment of not being able to use the deck while staying, teams must be given adequate time to make repairs in these instances. While on site you requested the maintenance team did not enter the unit and as such a pest treatment was initiated outside of the building. We do appreciate your feedback and are very sorry to hear you did not enjoy the property. We do hope you will consider a future stay in a different unit.

      If there were negative stars RedAwning would get them for sure. My 2 best friends and I go to **************** in ******* every year, it is the thing I look forward to most. I will note that I did not rent this house but we did work very hard together to pick something out. This house appeared to have a dock and access to a private beach and a nice deck for sitting on and having coffee. Upon arrival we had to walk through unlit passeges by an abandoned house to even get to our house. The first thing we noticed was that the dock from the pictures was not even there and blocked by a keep out sign. When we woke up in the morning and could see things in the light of day it was worse. The "grill" is brick and wood powered and full of cigarettes. There were giant holes where missing deck railings were that were very unsafe and I am glad I did not have my kids with me. There we squishy warped boards on the deck and the outdoor furniture was a mess. The kitchen had a large ant infestation, no paper towels and no means of cleaning anything. It is also listed as having an oven but it does not, only a toaster oven, microwave, and coffee maker. These are certailnly not all the issues with this home. My friend talked to RedAwning endlessly and only said that they would contact the local manager. The local manger never contacted or assisted us in any way. The property was not as listed and was unsafe. Fortunately we are adults and knew not to fall off the deck. We are receiving no apologies, assistance, or compensation of any kind and this is completely unacceptable. If you are going to be a reputable property management company you should have to go inspect the properties you are renting out to well meaning people.

      I have filed complaints with the ************************ and the Colorado ************************* explaining why I think Red Awning is guilty of deceptive trade practices. It attempted to charge us a "cleaning fee" of $336.48. That's according to my "chat" online with a company representative. That cleaning fee was never properly disclosed before my wife made the reservation. My experience is that "cleaning" is usually included within the price quoted. But research indicated that some others do charge a cleaning fee. I sent Red Awning a screenshot of a similar property on a different website in which the cleaning fee was clearly disclosed and was $75. When I got the credit card bill, participated in the chat with a company representative, and tried to cancel the reservation a week before the booked dates, Red Awning would not accept the cancellation, and I was told I would have had to have canceled ********************************************* a full credit for a refund shortly after I filed the dispute. Perhaps it checked with this BBB website. I had offered Red Awning a chance to drop the cleaning fee or cancel the reservation before I filed complaints with the *** and the AG's office, and it wouldn't budge. From the names used for the people I dealt with, my impression is that the people I chatted with or emailed with were overseas. Also, it appeared that they had no flexibility with regard to customer service. I suggest that the owners of this company immediately change its policies and get it BBB accredited. Otherwise, these reviews suggest that its partners in the travel business might want to think twice about their partnerships. They have their reputations to think about.

While we do encourage our hosts to offer the most upfront and transparent pricing possible, we unfortunately have very little control on how fees are disclosed on each individual booking site. Cleaning fees especially are very common on traditional vacation rental booking sites but may not be well disclosed on traditional hotel booking sites. We will be taking your feedback to our account rep at your booking site as well as looking at our own internal fields for any adjustments that can be made to prevent this sort of experience for future guests.       My family checked into a condo managed by Redawning on 7/9/24 and experienced several issues. First, the hot water k*** in the shower just spun when I attempted to turn it on, signaling that there was no hot water. I called local management office twice and was told they'd need to contact the "property manager" and get back to me each time. It was late but I expected that by morning there'd be a response.By the next morning, there were 2 additional issues. The street noise was unbearable as the bedroom windows are not such that they close and limit sounds heard from the busy intersection outside. My children could not sleep. My husband and I slept on the old, lumpy, and extremely uncomfortable sofa-bed and awoke with aches and pains. Meanwhile, there was still no response regarding the plumbing. So, I found another contact number and called Red Awning. I spoke **** and expressed my concerns about the lack of hot water in the shower and poor sleeping accommodations. I requested to be relocated to another unit or property. She said she'd contact local property management regarding my concerns. I asked her, "who exactly is in charge?" because when I called local management, they needed to contact the "property manager "and when I called RedAwning, they needed to call local management. It sounded very much like the buck was being passed. Throughout the day, I called Red Awning and the local management office a total of 15 times. Each time I was told that they were awaiting a response from the property manager and meanwhile no one ever showed up to fix the shower, addressed our requests to be relocated to another unit or property. Unwilling to spend 3 more nights without hot water and uncomfortable sleeping arrangements, I requested a refund. We decided we could not spend another night at the property and found our own accommodations for the remainder of our stay. I am still waiting for a response to my refund request.       I booked a 4 night stay in *********** ******* for my family to attend my daughter wedding. The ac went completely out on 5/18 and I had to buy 2 industrial fans to get some type of relief as the ac was not fixed until the following day about noon. So we were literally without air conditioning in 95 degree weather for 24 hours. My great nephew has asthma and my cousin is diabetic. Additionally, I was responsible for making my daughter wedding cake, which I could not do in the rental house due to the heat. Red Awning nor Tropical Escape Vacation Homes would take accountability nor did they compensate me for any of this disaster. Meanwhile, I was moved to this unit because the original unit was having pool maintenance an hour before we arrived. I now believe that it wasnt about the pool and they knew that air conditioning had issues but took my money and put us in substandard conditions anyway! Please dont ever rent anything from Red Awning nor Tropical Escape Vacation Homes in ************************** as they are truly scam artists disguised as vacation rental specialists!!!

      I booked a reservation for a place in Maui and 2 weeks after I paid the service fee, received a confirmation from redawnin g, and a confirmation from the hotel! Redawning contacted me saying that there was nothing available for me at the hotel. They offered accommodations further away. I will never and I mean NEVER book with redawning again. Shady and untrustworthy.

As I'm sure you are aware the Maui area is still recovering from the wildfires that occurred in August. As the recovery has been a slow process, many locals are still displaced from their homes or more permanent dwellings and have been accommodated at local hotels and resorts since the fire. The original timeline for these reservations has again been extended and as such the local resorts have been forced to cancel bookings that overlap with these extended FEMA stays. While we understand the disappointment and stress caused by these cancellations and do sincerely apologize for the inconvenience we do extend our sincere appreciation to all guests for their understanding and patience.

      RedAwning also has fraudulent scamming practices I reserved a condo, they charged my credit card and now they say they have no record of a reservation.They also have tripled the cost of the condo. Very unscrupulous behavior I will contact my credit card company to see if they can enforce the original reservation and rate. RedAwning has now issued a refund.Poor, poor way of doing business I feel bad for property owners who use them. After reading other reviews maybe its a good thing. I dont want to stay in a broken down dirty condo.BE VERY WARY OF DISHONEST BUSINESS PRACTICES!

      We stayed at the ********************** Lodge. The room was clean and comfortable, although it was missing a hair dryer - something every other place I've stayed has provided. Not the biggest deal, but would be nice to know in advance.The morning of our checkout we were up early as a storm was heading in. My husband took a load out to the car at about 7:30am, and then could not re-enter the building. The skies opened and he was stuck outside in TORRENTIAL rain. He tried every door and none would accept the access code. He was soaked through to the skin.I understand you may not want people coming and going all through the night, but check out time is 10am, and it seems reasonable that a person should be able to get in the building during the hours for which they've paid.

      Listing scam properties. We booked through Expedia, but the listed home was rented by Red Awning for a stay in *********, ** in July 2023. The listing had photos that made the home look clean, and claimed many features that made it attractive. The rental was paid up front, with no possibility of refund. Upon arrival, we found that the home was dangerous and filthy. There was glass all over the back yard, broken furniture, no lights in the main room and low lighting elsewhere, brown water, and mouse droppings. We tried to request a refund from Red Awning because we had to leave our vacation early due to the poor conditions. They refused because they said it wasn't within the return period, which was actually before we were even able to view the property. The manipulated photos on the listing are deceptive Very poor and deceitful service from Red Awning.

No images are altered with the exception of color correction. Each home is individually owned and managed and we do rely on local hosts to provide assistance to guests while onsite. The local host has stated they were never contacted by you so they could offer assistance to make your stay more pleasant. As your stay was scheduled to end approximately 18 hours after your departure a refund has not currently been approved for you. We have been in communication with the property manager and have ordered a new inspection of the property in lieu of your feedback.
