This is one of the worst apartment complex owners of all time! ******************* apartments in ***********, ** have gone to h*** in a hand basket. I've been there since 2018 and they used to be so nice. Not with the AMC takeover! They overcharge for everything and all I've dealt with is a mice infestation that many tenants are dealing with. The staff never answers the phone and if you have to go into the office they act like you are bothering them. When a former manager assessed my mice infestation she laughed in my face and proceeded to take videos and photos all while laughing. Forget about getting anything fixed because they simply don't care. They also charge hidden fees now too. People don't pick up after their dogs so there's f**** on the walkways. This company also decided to get rid of security as well. This is really the absolute worst company EVER. Stay far away from any of their apartment complexes!

Welcome to DTC's Manufactured Home Communities, aka Trailer Park. My experience here has been nothing short of a nightmare. Upon moving in, I was greeted with an unsanitary unit that required me to personally clean it. Regrettably, Management, Housekeeping and Maintenance prioritize turnover and profit over maintaining a livable environment. Instead of addressing cleanliness, paint is used to mask dirt, human and pet hair, resulting in a visibly unhygienic appearance along wall borders.The prevalent issue of thin walls allows the intrusion of neighboring noise, making it impossible to ignore even a neighbor's television. Building codes fail to meet acceptable standards. Despite the requirement to adhere to a non-smoking addendum in the lease, Escaping second-hand smoke exposure sometimes forces me to leave my own home and sleeping in my vehicle. Mgt's response to such complaints demands a Doctor's note confirming the need to avoid second-hand smoke, contradicting the ********************* policy stated in the lease. Despite the tenant's breach of contract and lease violations, enforcement remains ***. Terminating the lease necessitates relocating at personal expense, along with various fees and stress associated with such a move. Requesting relocation within the complex is hindered until clearing a one-month outstanding balance. The absence of a clean and healthful environment violates your civil rights. While timely payment is expected, the reciprocal provision of a clean and safe living space is not upheld.After the departure of the previous Mgt I commitments and held me accountable for retrieving a check copy from my financial institution.Mishandled charges, checks, a barrage of unnecessary & misleading fees, inadequate communication, and staff negligence have severely compromised my quality of life. This property has unequivocally failed in its duty to provide a healthy and habitable environment. I strongly advise against moving here!!

Company has a history of using minorities to turn around tough properties and then setting them up to replace them with white people. They harbor Illegal Immigrants. They allow humans to live in commercial spaces. They violate code enforcement rules regularly and knowingly employ staff whose sleeping with residents. Their clients / Ownership are aware of all the illegal activities and do nothing about it.

I was told by **** at one of there properties in ********* that told me after Domestic Violence situation I will be able leave with no issues. I now have collections and tryn and property never got back to me at all. I saw Bill it all random stuff! I have court documents and these people refused to listen . Basically threatened me to try another lawsuit if I keep trying get **** removed! I have court documents and emails acknowledge it. Now have keep fighting them ! The properly manager told me she blocked my number and won't talk to me. This place is straight fraud. This is not even the half of it

These apartments are horrible. I have put in so many maintenance requests its ridiculous. The air conditioner has not worked properly since being turned on months ago. The washer has been broken for months and I have submitted several work requests. They upcharged for trash yet the trash piles up week after week. The gates have not worked in months however I guarantee you folks are still paying as if this is a gated apartment. I will be involving my lawyer, the news, and my city council rep and good friend *********************** **** and ** tenants. Over it.

Staff lied to me from the moment I walked in. They lied about the price and amenities. When I brought it up they said I was wrong and the price in my contract was wrong and I had to pay more. Pools were broken, green, and closed most of the year. My apartment flooded and they did nothing about. The ** in my apartment didnt work and the maintenance guy told me to quit complaining. The leasing staff lied about the 60 day notice and told me it was ok to wait since they dont know what the rate increases will be. Then she charged me $1,100.00 for not giving a 60 day notice. Then said she never said it was ok. Manager is rude and explained they dont have to tell you what the rate increase will be and you have to decide whether to stay or move out first and then you will find out what the rate increase will be.

They are criminals. They falsified documents to commit fraud against ERAP. They deleted part of my account history in an attempt for them to get away with their narrative that i never paid a Move in deposit. They charged me for damages existing in the building prior me moving in. The manager at Arabella in ****** lies constantly and then contradicts herself in emails so that an exciting piece of evidence that i have. The manager also drives late at night in the lot to call tow truck and get her commission for towing residents car. She allows drug sales in broad light this threatens residents who complain about drugs problems. I am being sent to collections based on an t false presences for a false amount and can wait to see in the legal conundrum theyll get in. And after move out they never sent me the dispo information and the manager faked an email in the form or forwarding so she could say that I was given the information. They violate many laws just to scam their residents out of deposit and money with hidden las minute fees. The also dont follow ******** renting laws regarding late fees and eviction process.

You people are liars and frauds and do not care about your tenants rights bot even if there's a lawsuit. You don't care

I am a resident at ************** Apartments in ******'s 100+ degrees, and multiple units have been without A/C, some for over a month. We don't have lawn care, weeds are over 6 feet high. We didn't have trash pickup for a month. It's impossible to get a hold of anyone in the office. We haven't even been given a new lease to sign for this next year, after asking multiple times via email and in person over the past 4 months. When we got a new management company, and had to pay rent a different way, they let us know via taping papers to our doors.. but somehow missed my door. Couldn't send an email? TERRIBLY managed.

I am a resident at Hampton East apartments. I had a issue with a AC filter in air conditioner in attic. Property manager said it my responsibility to clean AC vents even though I have been here 6 months at that time. The filter was never cleaned or replaced it looked like in the 4 years the place has been open. The owner went in and removed some of my items and changed code on my garage door even after I have always paid on time for garage. The gym has been being built for years and they can not get it to code. Current property manager is trying I feel at this point. She is far the best out of the 3. AMC does not care about tenants or there rights I feel.
