      I was a previous manager at ***************. When I gave them my two weeks notice, my lease was suppose to be canceled as they cancelled every other manager that quit the job. This looks as if it is retaliation from the regional at the time. They canceled 3 managers leases while I was an employee ( I have names) and even cancelled a maintenance techs lease but didnt cancel mine and sent me to collections.

      Living at ************************ has been a nightmare. Here is a excerpt of the complaint I sent at move in: For some details, all the appliances, countertops, and drawers were covered in a layer of grease. The living room also had crumbs and random junk scattered all around. The freezer was 100% full, the fridge contained lots of expired things including four cartons of months old eggs and chicken that expired in October 2022. Also, there were dirty pots and pans on the stovetop. There's also just so much stuff that the former tenants left that we don't know what to do with and how to get rid of. The floors are also super grimy. I've been cleaning wearing gray socks and now the bottoms are a deep *********, when we moved out of the apartment, we were wary of getting ridiculous damage charges (rightly so) and so we made a point to clean thoroughly. Now, I come to find damage charges for issues that were there when we moved in and unsubstantiated cleaning charges. If you claim that we didn't highlight the damages on move in, with the state of the apartment we entered, we really should have filed that the whole apartment was damaged. It was an impossible and nebulous task. I sent a written complaint and a follow-up when they responded dismissively. They never responded to the follow up and now are threatening to take legal action if I do not pay in the next 14 days. I just submitted a BBB complaint, but given management's pattern not addressing emails, I am wary of getting a resolution. Better to sleep in a tent than dealing with Scion, honestly.

      After reviewing the concerns that this former resident (of the ************************ community in *******, *******) identified here, our local manager reached out to him and, following a conversation, we reversed the charges that were at issue here, such that no payment is due. Hopefully this helped restore some of our former resident's satisfaction.

      I wish I could give zero starts. Horrible customer service and no response to complaints. I advice you to stay away from *******************, Lark at ***** and the whole group.They have scammed us and gave me a room full of broken glass, mold and musty.

      This review is NOT from a customer of ********************** or any of our managed communities, and should be removed.The reviewer has never been a resident at any of our managed communities. Rather, she is the financial guarantor under a separate contract for a resident at the ******************* community in **********, *******. The actual resident picked up keys to her apartment on August 19, ************************************************************************************ the community. Although we welcome roommate requests and make placements accordingly, this request was not provided to us until after the resident had moved in, at which point the friend's apartment was fully occupied.Shortly after move-in, the actual resident raised concerns about the condition of her apartment, alleging leaks, mold, glass, etc. A team of 4 management staff immediately went to the apartment, including the community facilities supervisor and a maintenance technician. After a thorough inspection, most of the claimed issues turned out to be untrue. There was no mold and no leak. Despite their being no broken glass, our team replaced the resident's mattress. The only other actual issues were a missing toilet seat (which was addressed immediately) and an adjustment to a light fixture.Management at ******************* offered the resident the opportunity to transfer to a different apartment, but has not received a response.

      I have lived at ******************** for 3 years now. I recently transferred my lease to a one bedroom apartment. I have reached out to staff numerous times regarding a noise complaint. I can hear my upstairs neighbor engage in night activity that makes me extremely uncomfortable. They wake me up at 6 am at-least once a week with the stomping. It truly sounds like they are going to come through my roof. I would love to just switch into a different unit, but there are none available in a 1x1 which I completely understand. I tried exploring options to move back into a floor plan that has roommates, but staff say I cannot do that unless I find someone to take over my current lease. I have been loyal to lark for a long time now and it would truly mean the world to me if they were able to comply and move me into a different floor plan so I am able to enjoy the comfort of my own home. I know it is inconvenient, but I truly have been nothing but a good resident who pays rent on time and minds my own business.

      We appreciate this reviewer as a long-time resident at the ******************** community in *******, *******. We believe her concern has been resolved, for the time being.Our staff first received a complaint on August 16, 2024 when the resident complained about sound from the apartment above hers. Our staff immediately offered her a transfer to a different apartment. However, the only available space for a transfer was in a different floorplan, and not on the top floor as the resident preferred.We note that this resident had already transferred into her current 1-bedroom apartment, from a different 2-bedroom apartment, due to issues with a roommate and concerns about that roommate making noise at night.Mid-day on August 16, this resident decided not to proceed with the new apartment transfer that we offered. On the evening of August 16, our staff notified the upstairs neighbors about the noise concern and they agreed to be more careful about this.On the morning of August 17, management followed up with this resident who reported that the issue had improved, and again declined the opportunity to transfer to another apartment.

      Money sucking, fraudulent business. They are trying to scam me out of over $18k. I never paid a deposit, added a guarantor, or received a room and every room in the complex was full, yet they are trying to charge an entire year's worth of rent and immediately send it to collections. I have sent multiple notifications of contest and letters and have not gotten a single response. Do your research and never do business with any of Scion group's subsidiaries. The subsidiary fraudulently charging me is Atmosphere apartments in ************, **.

      This is not a review of any service, and there is already a pending BBB matter (#********) to which we will respond. The "reviewer" entered a contract and held a space in a community in ********, then never showed up, costing the community a year's revenue. There is nothing "fraudulent" about his unpaid contract obligation.

      Terrible company. Would try to force me into things not outlined in lease. Sold units they didn't know they had. Had to threaten legal action against them and they have yet to back down. I just want to pay rent and live my life. (Lark at ****, local staff are wonderful)

      We are glad this reviewer feels the local staff at the **** at **** location (*******, *********) are wonderful. He has only had interaction with that local staff, so we are confused about the claims raised here. Lark at **** accommodated the reviewer's request for early move-in, but that required switching to a different apartment and he voluntarily agreed. No sales were made of apartments that weren't available or that didn't exist. There has been no discussion of legal action and we are not sure what that would be about. The reviewer requested the local management staff to remove an installed television from his assigned apartment and was informed maintenance staff would need to return to the apartment, which is a right provided under the parties' Housing Agreement.

      Immoral, unethical and disreputable behavior by this company. My daughter signed a lease with previous owners in **************, *******. She had paid a one time upfront fee for her dog. When they took over ownership, Scion Group ignored what the lease said and began charging monthly. My daughter changed rooms and received excessive charges. When she graduated, they again charged excessive amounts for cleaning, holes that were left by their own maintenance crew, painting and everything else they could come up with to add additional charges. They refused to discuss by phone and just kept sending reminders until we gave up trying to negotiate with them. Parents and students, DO NOT BE FOOLED BY THEIR CLAIMS. THE SCION GROUP TAKES ADVANTAGE OF COLLEGE STUDENTS. Anyone working for this company should be ashamed.*******************

      I recently had a troubling experience with The Lodge Apartments. On Thursday (7/18), I inquired about a 1-bed, 1-bath unit and was told it was available. I had already applied online for that floorplan and expressed my willingness to sign the lease immediately. The leasing assistant informed me that leases require manager evaluation.On Monday morning, I received the lease, signed it promptly, and called back around 10:30 AM to confirm if they needed any additional information. I also inquired about early move-in, and the leasing manager emailed me around 11 AM, asking me to finalize the early move-in date by early next week. Despite following up on Friday evening, Monday morning, and Monday evening, I was repeatedly told that my application was still under review.Later on Monday (7/22), just six minutes after the leasing office closed, I received an email stating they couldn't allocate me a spot. I had called at 5:40 PM and no one mentioned anything about my lease being canceled. I had provided my paystubs and qualified as my self-guarantor.On Tuesday, I visited the leasing office to clarify the situation. The leasing manager showed me timestamps of leases sent to two people for the same unit, explaining that the other person had a self-guarantor sign at 12 PM, while my lease, signed at 10:30 AM, had not been reviewed. Despite my efforts to resolve the issue, the managers justification was unsatisfactory. When I mentioned posting a review, she suggested she might be able to prevent it but ultimately reiterated that she couldnt offer me a spot. She did offer to help me find a spot elsewhere, which seemed contradictory.This experience was highly frustrating and unprofessional. Potential renters should be cautious of the leasing practices at The Lodge Apartments.

      We regret not being able to enter into a Housing Agreement with this applicant at The Lodge apartment community, which we manage. As noted on the community website, we have very limited spaces this time of year (just before the school year begins). The application and every communication during the application process explain that a contract is not formed until a Housing Agreement is signed by both parties. As with any other type of item or space (like a hotel room or airline seat), sometimes another person buys it first. Once that happens, we obviously cannot rent the same apartment space to two people.We are glad the manager was able to help this applicant find suitable housing elsewhere. It appears the reviewer did not pay anything to The Lodge, but if there was an application fee in this situation, we would be happy to provide a refund.

      Website phone numbers are call centers not the actual corporation. Website is uninformative beyond belief. ******** care opens up tickets to adress issues 24 to 48hrs later which is even more egregious, leaving an issue to fester further. I've got questions, given no answers. The website and company deserves a black hole scale instead of stars. Haven't even moved in yet and if this is the type of run around you offer I'm more than having second thoughts about conducting further business.

      Each community operated by The Scion Group has its own separate website, and it is not clear which site this reviewer is referring to. Each community website has full rate and floorplan information, an FAQ page with detail on many questions, and a move-in page that prepares residents in detail for move-in. Scion does not use call centers. Phone calls and texts are answered 24/7 by an AI assistant that conducts conversations using a database of company information and all prior inquiries. Callers can speak to live company-employed specialists at any time during business hours.We suggest the reviewer email the community in question with any questions using live@[community].com .

      My daughter has been living at one of their university locations (Lark) for 2 years and signed the third lease last October for the upcoming fall, because they push so hard for re-signs as soon as school starts. We got a deal compared to what is being offered currently - BUT, some months ago, they apparently needed to fill up some residences quickly, so not only did they offer lower rent (although when we re-signed, it was "said" that this would be the lowest available, sign now while you still can!) but then they also offered free parking ($150/month) along with this lower rent.Some parents got wind of this, and some have tried to get that benefit. Some have received the free parking, some have received a one time $250 credit, some have received a one time $150 credit. I don't truly know why some are receiving higher benefits than others, unless it's because they complained more.I know we signed a lease, at the rental rate that was being offered. I know that we agreed to what we signed. I'm just not happy that #1 they offered lower rent after the current student residents were told that to "renew now before prices go up!!!", #2 that some residents were able to negotiate free parking (My daughter's own roommate's father managed to get that), #3then when they decided to just give a one-time credit, some were given $250, some were given $150. I know for a fact that one of the parents who received $250 inquired about it after I did.We love the apartments, and I'm glad my daughter will be there again for a third year, I just wish there had been a little more fairness when it came to the extra incentives, especially for loyal renters.

      We are happy to hear that this reviewer's daughter is happy at ****************. Our mission is to provide safe, comfortable and enjoyable residences for college students nationwide. In some university markets (including ***********, *******) students who wish to renew for the following school year tend to do so early to secure their desired apartment, as spaces often fill quickly during the winter and spring months. At ****************, renewing residents were indeed given the best available and best planned rate for the 2024-25 renewal term, and had priority on placement. Months later, a specific floorplan with extra inventory went on sale. Although there was no guarantee on what rental rates might later be available on remaining spaces, and while with some other services new customers regularly receive promotional pricing, at **************** loyal residents who had renewed within specific times after the initial renewal offer received additional incentives in light of the subsequent sale price. In some cases a parking space and in some cases account credits. Those voluntary adjustments varied based on the timing of when the resident signed a renewal agreement.
