      Fulton Grace handled the showing of an apartment that my family decided to rent. At the showing, their employee provided false information on the cost of the application fees, the amenities for the building and the cost of utilities. We were only given the correct information after we had paid the application fee. After the application was approved and we were sent the correct information on the unit, we were told that we had less than 24 hours to either sign the lease, without answers to the questions that we had related to the false information we were provided or the unit would be put back on the market and we would have to apply (and pay the application fee again). It took 5 phone calls and 6 emails to get them to respond to our questions / concerns. Eventuality they responded saying that it was not their responsibility to provide a break down of utility costs or provide us with previous utility bills. They promised the issues would be taken care of prior to move in and that the apartment would be professionally cleaned. After speaking with the landlord, none of our concerns were passed on and we found even more incorrect information was given to us (our parking spot was changed from an indoor spot to an outdoor one). Mostly, I'd caution any landlords from using their services. We nearly didn't move into this apartment simply because of them, which would have been unfortunate because we have zero issues with the landlord at this point. They were rude, demanding and seemingly willing to break Illinois and Chicago ordinances to make a sale.

      Fulton Grace prides itself on customer service. We take customer feedback seriously, as satisfaction is a top priority. After an internal investigation, we found our real estate agent did initially relay the wrong move in fee. The customer was initially informed it was $350 total when it was $350/person. The move in fee was questioned by the customer via email on 2/14/24 and the correct information regarding $350/person was provided on 2/15/24. The customer emailed the list of referenced questions at 4:30pm on 2/14/24 and received responses to the questions via email at 10:32am on 2/15/24. The customer asked for utility costs for the previous 12 months, if possible. The email response sent the next day relayed the utility information provided directly from the landlord. The advertisement states 1 exterior parking space in the unit description. The landlord received a text from the Fulton Grace agent on 2/21/24 relaying the client's concerns with the unit. The ******* rental market is currently very tight, with little inventory, which causes people to miss places they love due to competition with other renters. We never want to make a customer feel that they have to make a choice without concerns being addressed, but we also are transparent in our concern that a place can be lost if swift action isn't taken. It is unfair for someone to blatantly use this platform to degrade a business with false information. Written time stamped correspondence disproves the customer's allegations.

      Couldnt be happier with Fulton Grace Realty. We have used this company over the years to manage our townhome on the ********************. Most recently, we use them to sell it and are very happy with everything. would highly recommend to anyone looking for property management or sales services.

      Hired Fulton Grace to rent and manage our 1 bedroom condo in Lakeview. Outstanding service from the very beginning and we've been with them for several years. Team ******* is the group managing our property and they are extremely responsive and helpful. Very happy with their services and would use again.

      I'm a landlord who made the mistake of employing Fulton Grace to manage my propperty, and I can understand why so many tenants are giving negative reviews here. Fulton Grace's response, even in times of tenant emergencies, is not measured in hours or days, it is measured in weeks. I can't get them on the phone, they use voicemail as wall of silence, and they will respond to your emails when they find convenient. No wonder the tenant experience is so terrible, it might not be on the landlords, it is Fulton Grace's inability to facilitate simple communication and manage basic time scheduling. They are also blind to their own inadequacies and shortcomings, so I don't see how they can even improve. Long story short: they are the middleman who is only there to collect a percentage, not to get a job done. Doesn't matter if you are renter or landlord, save yourself some heartburn, there are better choices other there.
