My family recently moved into a house managed by Armadillo Properties and to say that they have drug us through the mud would be an understatement. We signed our lease 04/27/2023 and was told that the house would be cleaned and that maintenance would fix all of the damages and I wasnt just told this on one occasion I was reassured multiple times because of how bad the previous tenant was. We moved in on 05/21/2023 and when we entered the home it was DISGUSTING my one year was crawling around and her legs were black from the filth. None of our appliances worked and was told by maintenance that they would come out and fix the problems they failed to show up and we are still out of a washer and dryer. We are paying rent for a house that we cant even use some of the appliances. We have spent over $300 in cleaning supplies and laundry mat fees. This is no way to treat tenants that are paying good money to have a roof over your head. Through the grapevine we have also heard that all Armadillo properties cares about is getting paid and putting their tenants needs on the back burner.

If I could give 0 stars I would give 0 stars.I got turned down for a place yesterday that I actually meet the income limit for, but came back and told me that my rental agency said I was late 16 times on my rent...from like 5 years ago when I didn't have a job. But anyways here I am I am thinking that this company is veteran friendly considering that's what the sign says. Wrong. The girl that I spoke to was so rude and as a matter of fact and literally gas-lit me the whole entire conversation and blatantly refused to allow me to speak to the Owner of Armadillo. I called twice after she hung up on me the first time. I was on the phone crying and I guess she took it as me having an attitude problem. I guess a woman of color crying her eyes out being homeless even though she has the money to rent is her having an attitude problem..but anyway. Mind you I am a Veteran myself and I work for the government and got turned down on not being employed in the past which has made me late on my rent. I make well over 3 times the income limit. But seeing that everyone has left one star and wish they could give 0 stars, maybe i just avoided my worst nightmare. The army needs to ban this business. Dont call yourself a Veteran owned business when you treat your own like s**t!

We are finishing up a lease with them, and the whole year has been horrible... they make it their first priority to take advantage of you. When we moved in, the house was filthy, so bad that the carpets would make your feet look like you had been walking outside. The white baseboards were black, needles in the carpet, pee on/around the toilet, linoleum floors were in horrible condition, garage door didn't work, several window screens ripped or missing, fence falling over, broken seal along bottom of garage door, one of 4 burners on the stove worked... and it wasn't a cheap house on the market either. They argued with us about fixing it or cleaning anything. Every time we have needed maintenance, you have to call until they are sick of you to get anything done. We were left without heat (we have small kids) in the winter, we were left with a wall exposed for weeks which let a snake in the house, we had to throw out $100s of stuff because they kept claiming that I never emailed them about the seal on the garage door, and critters got in.... they don't even make an attempt to be professional, and I wouldn't recommend them to anyone.

I would not recommend anyone rent from them. They are slum lords I wish I would have done research before I moved in. The central heating went out and instead of repairing it, I was given a space heater (a quick fix but not much of a help when it got freezing during the winter months). You had to pay to have the property sprayed out of your own pocket. Otherwise you would have large water bugs in you house (I took plenty of pictures). Sure the spray killed them, but that didn't stop dead roaches from being found around the place. I discovered their was an opening behind my toilet and that was an entry point for them. Upon putting the work order in, it was closed but that didn't stop them from getting in other ways. On one occasion, I came home from and realized there was a hole in my window. I called the police (I thought someone tried to break in). An officer came inspected my place and told me that someone was mowing my lawn and hit the window AC unit causing it to shift. That was also when I discovered that the only thing separating the inside of my place from the outside was aluminum foil. Someone could have easily broke through it. I called after hour maintainance and someone was sent out to repair the hole with a more permenant fix. They even bolted the AC unit in place so it wouldn't move. Upon going to pay my rent, they attempted to charge me for this repair (even though aluminum foil was used as a fix). I was told I would be responsible for the damages even if it was a break in. I then had to send in a copy of the police report that explained how a worker hit the AC Unit causing it to shift and leave a hole. The bathroom had, what I later discovered was black mold. The caulking of the tub was less than ideal and looked like someone with minimum building experience installed it. Before moving out I bought new oven drip pans and new batteries for my smoke detectors. When I finally got my final bill I found that they were keeping my whole security deposit (which was fine I was happy to be done with them anyway), but also charging my for things I had replaced or didn't use. I just don't want anyone else to lose their money like I did. If I could give no stars, I would.
