      The management here is awful, argumentative, lacks ownership of mistakes, misquoted prorated move-in and move-out rate by HUNDREDS of $$$. They are vindictive & refuse to own or rectify mistakes - I understand mistakes happen, but own them! I have rented for 20 yrs in various cities and never have I had such a poor, manipulative, vindictive experience. They hang up on you, dont return calls, or emails and then have the ***** to try and slap you w fees. My apartment flooded 5x (2x within the first week of moving in)and was told the external carpet cleaning contractor would be sent to clean my area rug (never happened), the ** broke multiple times and I was provided an area/ room ** unit that spiked my COA bill and were not given any comps. The ** unit had such issues rust water stains formed on the bathtub and I had to leave the toilet seat up to catch the ************* from the ceiling. My pure bread healthy dog, with no previous health issues, never scratched and itched more in his life .. but dont challenge a flea infestation.. You can't get in touch with a regional manager - and they will refuse to give a phone number - I had to call a sister property to get a phone number and have been waiting months now for a phone call - I question if a regional even exist. Pool was closed for 6 months. This was a 400 sq ft/ studio apt, lived in for 14 mos and are trying to charge $600 worth of damage? .. Im a 38 yr old woman and have been renting for 20 yrs .. up to **** sq ft and have never been charged like this .. Also please note, this was a non carpeted, and non painted unit .. white wall and lament flooring .. *** asked multiple times to have a side by side comparison of the move in checklist to the move out checklist and mgt will not produce .. luckily I saved my move-in copy. Keep my deposit, misquote the move in/out fees and try to slap me w an eviction notice during off hours .. but dont charge an additional $200+ bc youre salty due to your own mistakes.

      Awful ****************** As previous reviews state .. management is awful, argumentative, lacks ownership of mistakes, misquoted my prorated move-in rate and now my move-out rate by HUNDREDS of dollars and will refuse to own or rectify mistake, and hangs up on you. And they have the audacity to charge a late fee and say they can't take it off?? What? you are the "manager" You can't get in touch with a regional manager - and they will refuse to give a phone number - I had to call a sister property to get a phone number and have been waiting 2 weeks for a phone call - I question if a regional even exist. Pool was closed for 6 months and have no other amenities to offer .. Apartment flooded 5x without any credit to damages to area rug .. pay a little bit more just not to deal with the hassle and incompetence. In my 20 yrs of renting - never have I been late or threatened w an "eviction notice." Mairbel is a joke.

      I have not had a good experience living in *********************. The office assistant and maintenance team are great but management is not. Very poor customer service, argumentative, invalidating of my concerns and will not improve communication to tenants despite me asking for more information multiple times. There have been renovations pretty much nonstop for months and the notices that go out are last minute or nonexistent. For instance, I received a notice on March 3rd that there would be contractors painting our balconies and landing areas. The notice said they would be working 3/6-3/3? When asking for a correct end date, I never got a response. Also, they were not just painting balconies and landing areas but instead the ENTIRE building. It is now Saturday and they're still here working and have been extremely loud all week, banging their ladders against the buildings all day. My balcony and property have been damaged by contractors twice and I have had two chemical exposures due to resurfacing the bathtubs in the units below me without proper ventilation which resulted in myself and my animals getting sick. I requested the *** form for the chemicals used and the manager took over a week to get back to me and only responded after I had to call the ************** housing department who came out to investigate. The managers response to my exposure was to tell me I should move out if it's an issue. At that time, she offered me the option to move out without penalty but then revoked that offer once I actually decided to leave.I highly recommend living somewhere else.

      I have lived at ***************** for two years. I love everything about this place except for the staff. They just don't seem to want to get engaged in issues that are their responsibility to enforce under the lease terms. For example, the complex is gated but does not have assigned parking spaces, so you are supposed to have a parking sticker or guest pass or be towed. This is written into the lease and there are also big red and white signs announcing this on both gates. Yet they refuse to enforce this policy. On any given day about a third of the people parked here have a resident sticker or guest pass. The reason this matters is because people who are residents here then have nowhere to park. I've had to drive all over the complex looking for a spot. I complain and they promise to do something and do nothing.There are lots of other issues, but here is the whopper issue. I am renting a storage closet for $50/month from them. I went to get things out of it before Christmas, and lo and behold someone had changed the lock. When I contacted them they said they would change it back, and the manager also asked me how I was going to pay the additional $600 I owed them for an extra closet their records show I have.I asked why she would think that I owed them that when her own records show that I pay them $50 every month for one closet. I asked her to show me proof that I had two closets. I asked her why if I had two closets they never billed or contacted me about it. No answer.However, now they are demanding that I sign an addendum for the storage closet "going forward." Huh? My lease has run out. In the meantime I have asked them for a lease "going forward" without which I don't believe an addendum would even be valid, and they won't even respond to multiple requests for the lease in writing. Before the closet incident they had made me multiple lease offers. Now nothing. Not too hard to figure out what is going on here. .
