      This was a true Saga/drama with Coldwell Bankers Property Management in Warner Robins. My Coldwell Property manager did not properly manage my property they just took my money and when repairs were needed to be done, they sent outrageous/pricey Work Orders (WO), without really shopping around for the best price to help me as their client.

      First, I told the agent, Mrs. *** Ott-Barnes managing my property what I wanted to charge for the monthly rent of my property, which was $1,300. Mrs. *** Ott-Barnes chose what she wanted instead which was $1,250. Even when it came to renewal, she never made the correction on my request. However, before the tenant moved into the residence. I had just had the house painted which costed me $1,600. I also had the yard done for $500.00.

      I went to visit my home in late May 2021 and I'm glad I did. The first thing I saw was the yard was not being maintained. The flowerbeds had weeds and overgrown grass in them, and the tenant only cut the grass. The tenant didn't weed eat or trim around the A/C unit or the yard at all.
      When I met with Mrs. *** Ott-Barnes, the tenant and I walked the property I became very upset. Mrs. *** Ott-Barnes was not holding the tenant to their responsibility. I brought it to Mrs. ***'s attention, that my home wasn't being shown any love, her exact words were "He's pays the rent on time." I stated that's not the point. After the yard tour I asked to go back inside to see the other bedrooms, after that I left, because I was disgusted. Mrs. *** brushed it off as if it's nothing to address with the tenant. When Mrs. ***, would send pictures of my home from inspections with the tenant, the pictures were never of what needed to be shown (damages, the yard, garage, great rooms, bathrooms, etc). She selected the pictures she wanted to send. Nothing to show what was a true deception of what was really going on with my property.

      After the visit I followed up with Mrs. *** Ott-Barnes about my concerns and I asked how the issues were going to be addressed. I even included Mr. *** Woiwode (the broker/owner) on the email, ands made a call to the owner which I never got a call back.

      I got all kind of excuses and, YES I do mean excuse. Because that's all they were excuses. Mrs. *** Ott-Barnes who was over my listing stated the tenant deposit would be used to clean the yard/flower beds. But to no avail the tenant deposit was not used to make any corrections to the problems I addressed with Mrs. *** Ott-Barnes back in May 2021. At this point I decided to put my home on the market to sell because I couldn't keep dealing with Coldwell Banker Property Management disappointment, disgust, and disrespect for me as the owner.

      On many occasions I addressed Mrs. ***, who was supposed to be managing my property and expressed how I felt. Me as the owner, was being held to a different standard than the tenant. Meaning, I would get all these outrageous WO's that cost more than the work was worth, but the tenant was not made to take care of the property. For example, Mrs. *** who was over my listing tells me the Master Bedroom Bathroom window needs to be replaced. I questioned her logic and requested to have another vendor to go out besides the one referred by Property Management. I'm glad I did because nothing was wrong with the window. Really, all was needed was pressure washing from the Georgia rain. After this I searched/secured someone to pressure wash my home and paid them directly. I requested Mrs. *** provide updates regarding my property which I never received. I wanted to know if my concerns were being addressed from my visit in May.

      To add insult to injury and drama. I received an email from the Mrs. *** Ott-Barnes. Ms. *** telling me that she was not surprised that the tenant had vacated the property early. The tenant sent, Ms. *** an email stating they moved out on the September 23rd because they have orders and the only way they could be reached was by email.
      I asked Mrs. ***, why are you not surprised because I am. I stated to Ms. ***, "Just because he's ******** does not exempt him from providing a 30-day notice". I asked for the direct email from the tenant and copy of the orders that were sent to her. I never got that information. What Ms. *** sent me was a copy/paste from the email the tenant sent to her.
      This is why I put my home on the market to sale. The tenant left, broken blind, oil spill from their car in the garage, stains on various counter space throughout the home, yard work undone. Again, the tenant was allowed to do what they wanted to do.

      Once I placed the home on the market Property management Mrs. *** wouldn't return my emails and would not provide me with updates. Regarding the cleaning of the house, carpet, oil spill, the yard, any and all things the tenant was responsible for.
      Mrs. *** would tell my Realtor what she was and was not going to do. I sent an email to Ms. *** telling her not to address any issues or concerns that she had with me with the Realtor. I ask Mrs. *** please address any and all concerns/issues with me.

      From previous emails and conversations with Mrs. ***. She advised the tenant's deposit would be used to get the yard back up to par. From the photos I was sent by the Realtor someone just poured mulch in the flowerbeds it didn't look professionally done.

      Then during the selling of my home Mrs. *** does not give me all of October's rent. She says because I didn't own the house the entire month of October. I get this information at the ninth hour and it was so very disrespectful the way I was treated. Not even addressing you properly in an email just start talking to you like you're not a person. She also would withhold information until she felt like she was ready to address me. Which is a form of power/control.

      I constantly had to ask questions about closing my file and sending me any and all monies owed to me. Which they chose to take their sweet time and drug things out as a form of punishment, I think. I wouldn't allow Coldwell Banker Property Management of Warner Robins to manage my DOG house, let alone a real property.

      My advice to anyone looking for a good property management company, don't look at this one (Coldwell Property Management of Warner Robins). You will be better off getting Bozo the CLOWN.. because this was more like a circus than anything.
