Called to get a resolution, being that we rented a guest home in Watersong Aug 12-15. One of our vehicles was towed due to the security guard inputting an incorrect tag number in their system. My family member had to pay in excess over $200 to *************(Haines City, FL)to get their vehicle because there was nothing security could do about it. This all transpiring late at night(after midnight) on our last night there. Was given a card to contact Colleen ******* Asst CAM. She was EXTREMELY RUDE and UNPROFESIONAL! She didn't hesitate to let me know it was her lunch break, she was talking over me as I was trying to explain, called me another person's name as I was trying to give her my info to contact me after she finished her "Investigation" as to why the car was towed. She then told me because I wasn't the owner of the unit, she didn't have to give me any information and ended the call. Colleen *******, in no way, showed professionalism in this matter. My family member should not be held liable for a mistake made by their Security Staff!Access Residential Management, LLC Response

They have only managed my community for a few months and it's apparent asking them questions is pointless as you simply get a nonsensical generic response or they claim you're harassing them and threaten you with legal action from the association's attorney. In my opinion, to me, they seem more like henchmen or enforcers for the board than professional CAM's. My community has had much better and much cheaper in the past. We respectfully disagree with your position. We are here to manage the association and its' affairs and are not here to answer questions that you have already posed to the board and prior management. We are focused on enhancing the community and enforcing the covenants which have not been enforced consistently in the past. We'd ask that rather than criticize everyone's efforts you join us in helping to improve the community.Customer Response

I asked 3 simple questions and waited 5 days before I got a response from our manager. Each of her responses to my questions stated that she would look into whatever the question was concerning and then she would follow up accordingly. That is how her reply to my questions ended. I waited 6 more days for her follow-up reply, then I sent a reminder email about the questions. The manager's reply to that email was, she feels I'm harassing her and if I don't stop (I guess asking questions) she'll report me to the association's attorney for harassment, THAT'S THERE LEVEL OF PROFESSIONALISM.
Additionally, I asked a question during a horribly managed ZOOM meeting which was "HOW DID THE ASSOCIATION PRESIDENT PICK HER SISTER AS A CO-DIRECTOR"? After thinking about it briefly a different manager replied something to the effect "Florida statutes gives the board the right to pick replacement directors", The beginning of the sentence the manager quoted actually states
" Unless otherwise provided in the bylaws". Our bylaws do say otherwise and require all directors to be ELECTED, not picked. The manager either lied to protect the board or he just doesn't know his job very well. I'm still considering filing a complaint with the state (FDBPR) as I have the meeting on video when he made the statement. I think it was intentional to protect the BOD.

Good Afternoon Fritz,
As mentioned in the board meeting and on previous occasions, we are here to manage the current affairs of the association. We do not have the history of what occurred on the board or previous boards. We are not here to answer or form opinions on what occurred in the past. We were made aware of a lawsuit between you and the association for claims you have made against the association and board. Rather than waste efforts on rehashing the past, we prefer to focus on the future of the association.
We are working to improve the community and have no interest in getting involved with the previous conflicts between yourself, the association and the board.
With regards to your comment on board members being elected, you are correct in that board members are to be elected accordingly to your bylaws. It is a little unclear on procedure when a director resigns and simply states that members or their proxies are entitled to vote with respect to each vacancy. It doesn't appear to address vacancies caused by resignation, only vacancies due to an expiring term. That's a matter for counsel to determine, but not something we are going to explore at this time.Customer Response

First, you say;

MY RESPONSE, you're focusing on the future, then why bring up the wrong information about the COUNTERSUIT that I won against a former management company and board from years ago? You couldn't do your own research instead of listening to others?
Second, concerning your statements about replacing resigning directors;
YOU WROTE, "It is a little unclear on procedure when a director resigns and simply states that members or their proxies are entitled to vote with respect to each vacancy. It doesn't appear to address vacancies caused by resignation".
MY RESPONSE, AGAIN unprofessionally wrong, Page 6, Section 3 of our Bylaws reads "IN the event of death, RESIGNATION or removal of a director, his successor shall be ELECTED AT THE NEXT ANNUAL MEETING". WOW, how did you miss that? No need to waste another nickel of association money on attorneys, just ask me, I'm a lot cheaper and smarter!
Do yourself and your company a favor and stop responding. It appears you have little to NO idea about what you are talking about concerning most association matters or FL statutes. You should consider returning your CAM license and save yourself the embarrassment of having it revoked, a complaint may still be fourth coming to the FDBPR.
I hope future association ***'s read this review in its entirety and all the others to avoid the mistake this association's *** made.Review from David W

Since Access Management has been our HOA management company over the past five years we have had 5 different community managers. There is no follow through or replying to emails from residents as well as our new manager as of last week made the meeting a hostile zoom call. Think before you go with this company. I have had damage to my house from landscaping company's they recommend to our board and fill out claims with our property manager and nothing this company is a joke. They don't hold company's they pay accountable and the neighborhood looks like a joke.Review from Caleb S

Our community has experienced very poor service from Access Management. I would encourage you look to other companies for HOA Management companies. Access Management also didn't respond ethically when they removed the following message from our community association website. A Message from the Carlisle Grand HOA Board of Directors: Dear fellow homeowners, just like you, we have become frustrated and disappointed with the lack of communication and follow-through from our current property management company, Access Management. We are fellow homeowners who volunteer our time to help maintain and improve our community. It has become apparent in recent months that the standards our current management company provides are not up to our expectations as homeowners. For example, we recently had an HOA meeting at the pool area on 4/29, and notice was posted on the bulletin board by the mailboxes, however, Access Management failed to communicate this meeting via email to our community. Communication is a key to the success of our community and we truly apologize that this notice was not sent electronically. We would like to announce that at the meeting on 4/29, we the board of the Carlisle Grand Homeowners Association provided Access Management with a 30-day notice of termination as our management company. This decision was not made lightly and we have been researching other management companies for some time now. After interviewing and reviewing the references of multiple management companies, the board carefully selected Associa Management who provides management for nearly five million homeowners every day. We are excited about improvements in communications, our homeowner website, and management with Associa. Again, it is our sincere apology that the communication wasn't sent out digitally by the Access Management Team.
