    Absolutely fell in love with the Rockingham floor plan. Throughout the entire process, we worked closely with ******. Initially, we were informed that we could select any lot for our home, so we opted for one with a larger backyard. However, a few days later, ****** informed us that we needed to agree to an extended driveway, which would cost an additional $2700. After careful consideration, we agreed. Upon signing the contract and providing a $2500 deposit, ****** informed us that we needed to flip the garage and extend the driveway further, requiring an additional $3000. We refused, as we had already signed the contract based on the earlier estimate provided. Despite ******'s assurance that we would receive the full $2500 refund, she initially omitted this from the contract cancellation agreement. When we insisted on its inclusion, she claimed it was not her decision. Despite reaching out to four higher-**** including the owners, none responded. It became evident that the company prioritized profit over customer satisfaction. Ironically, on 2/13, ****** informed us that the cancellation paperwork was unnecessary and provided a photo of the voided check. This experience serves as a reminder to stand firm against builder coercion and to always document communication via email or text. It's unfortunate that their $2700 mistake resulted in the loss of a $400k home contract.

    Purchased a home from Southern Homes in *******, **, in August 2022, encountering numerous disappointments that marred the initial excitement. Was assured a spacious lot perfect for a pool, only to discover post-purchase the septic tank was unexpectedly placed in the backyard, effectively ruining our pool plans. Initial walkthroughs revealed significant oversights: a gaping hole in the guest bathroom tub and a missing dryer vent cover leading to water damageboth fixed but indicative of broader quality control issues.The concrete driveway and sidewalk developed unsightly cracks and chips, which I learned were not covered under warranty. Mold at the base of the shower was another surprise; the builder claimed sealing this critical area was the homeowner's responsibility. It became evident that the cheapest possible materials were used throughout the house, from the quality of paint to the plumbing fixtures. A few months in, the brand-new A/C unit failed, underscoring concerns about the durability of the appliances chosen by Southern Homes. Additionally, security concerns emerged when we discovered the sliding back door could be easily opened from the outside when locked, though this was eventually rectified.Our chosen tiles were abruptly switched due to discontinuation, leading to suspicion that discontinued (cheaper) materials were being preferred to cut costs. The lot's shape did not match the initial plans shown to us, and the backyard was left with construction debris, indicating a lack of care in finishing. Throughout this ordeal, frequent staff changes at Southern Homes complicated communication and hindered effective resolution of these issues.This experience has been a ***** ****** in the importance of vigilance during the home-buying process, highlighting the need for potential buyers to demand better transparency, insist on thorough inspections, and secure clear, documented agreements to protect against unforeseen issues.
