Anthem Properties purchased a building in Burnaby in which I had been renting a unit for ** years. They refered me to an advisor to assist me with my relocation efforts and to answer any questions I had. Over the phone, this relocation advisor told me that, according to ********* ****** ********** ******* *****, I was entitled to $618.40 in monthly top-up payments from Anthem upon moving out, to be paid indefintely until a replacement building would be complete, estimated in the fall of 2025. While on the phone, this advisor emailed an apartment lead to me. The cost of the unit was $400 per month more than the unit in which I was living - the building being purchased by Anthem. I asked her specifically what that meant if I were to accept it and she said that I would "actually be making money" to the tune of $214/month were I to take the unit, given that my top-up amount was for $214 more than the difference in rents. Taking that advice, I looked at the unit and decided to accept it. Prior to signing the lease, however, I signed a *** agreement with the **** ** *******. Upon signing it, my impression was that I wasn't entitled to the full tap-up amount, but only up to that amount depending on the rental rate of the apartment I chose. I decided to call the Anthem advisor back to double check on this prior to signing. I asked her very clearly and specifically if I was entiltled to the full top up amount, or only up to that amount based on the rental rate of my next apartment. Again, she assured me that I was entitled to the full top-up amount. Without question, this was a deal breaker in my decision. Upon her advice, I signed the lease. The day I moved, I went back to my old building to meet with Anthem reps to get my first three post-dated top up payments. They were, as my advisor imformed me, for the full top up amount. I was relieved to see that. Two weeks later, however, after settling into my new apartment, I received a message from Anthem informing me that they had "miscalculated" my top up amount. They said that I would be allowed to keep the first 2 month's cheques with the full top up amount, but they would be reisssuing all further monthly cheques based only on the difference between the rental rate of my old and new units ($400/mo instead of $614). I followed Anthem's professional advice, which led to my detriment and their benefit, a mistake that will cost me and save them an estimated miminum amount of $11,556 (based on Anthem's estimated duration of top up payments). I have ample evidence to exhibit this all to be the case. Anthem doesn't deny it. I have recieved to apology from them.Customer Response

Thank you for the opportunity to address this concern that has been submitted to the Better Business Bureau by one of our tenants. In short, an error was made when Anthem Properties and our Tenant Relocation Coordinators incorrectly interpreted the **** ** *******’s New Tenant Assistance Policy (“TAP”). The TAP is a complex and extensive policy document and we incorrectly interpreted the policy. This misinterpretation resulted in initially providing the incorrect rental payment top-up amount to the tenant. The error was identified quickly and we took steps to immediately clarify and resolve the problem. We apologized to the tenant for the mistake and are sorry for the inconvenience this has caused. Again, I stand firmly by my statement that no apology whatsoever was issued over this matter until this customer review was filed with the BBB. Thank you BBB. The only two follow up emails sent to me from Anthem after they realized their error were devoid of any hint of apology and there were no phone calls.
