This is the worst company from front desk to repair and property managers if anyone even knows who that is. Nothing one thing has been completed and I'm now opening a full investigation into them for the worst managed buildings. Yet my unit is clean quiet and no problem ever with us but our unit is a disease. Please people gather and make sure that they change things ??Canada Homes for Rent Response

Worst rental company I’ve ever had to deal with! Leaking roof and mold happened they were telling me everything was going to be fixed and kept using excuse a-pond excuse tooked them 2 months to even do anything and still haven’t properly fixed the issues! Lies about certain things that we’re supposed to be included in lease and are very dishonest towards what they post as for units up for rent!Canada Homes for Rent Response

Good Morning, I see that you have put in a maintenance request of September 22, 2023 regarding your concerns and from what I can see you made no mention of a roof leak. Perhaps you might have forgotten to mention this. We will connect with the PM in your area to see where things are. As you know we do not own the properties and have to follow protocol with all maintenance requests.Review from Shelby D

Company is negligent on fixing issues, ********* ***** also likes to lie about tenants refusing entry/changing locks regardless of security camera proof that it wasn't changed or anyone home. They show up look and put minimum effort into resolving any type of issue within home. Been 1year 7months that I've been waiting for my rotting door to be replaced- forced their hand with landlord& tenants officer. Will make excuse after excuse to not show up to do their jobs. Refuses to take responsibility for their lies and work needing to be done. Overall a very shady company that should not be managing properties. My 3 year old son and I have had snow drift into our front and only door, molding baseboards, our front entrance subfloor has been soaked since the day I moved in and they were notified within an hour of me moving in as I didn't take a better look upon inspection and though it was dirt on the flooring. To date they've changed one baseboard, put weather stripping on my rotting out door which is still leaking bad into my house, as well as I watched them spray paint over the baseboard that was replaced prior but again it molded. Spray painting was their solution. Tried to enter unit when I was not notified twice. People need to start taking action and holding this company accountable. They are trying to raise my rent for maintenance costs when in reality they've fixed two things in the last year and seven months knowing I sent a 5 paragraph email, detailed with pics of everything that needs to be repaired. Please save your money. I've never missed rent or been late. I've paid over 10g in the time I've lived here just to be robbed some more for maintenance costs that are not and will not be done because they are that incompetent.Review from Lyns W

This company is probably the shadiest rental company I've ever had the displeasure of interacting with. They have you fill out the application prior to sending you the lease, you're locked in once approved regardless of whether you have a copy or not and then you have to fight tooth and nail to get your deposit back from the province. The lease is unacceptable, everything is very property management centric with little to no rights for the tenants, they have a clause with the right to raise your rent every 3 months, they don't have to keep you after 12 months so you could potentially have to move once a year, I could go on but all I will say is don't rent from them at all. Just don't do it.Canada Homes for Rent Response

Good Morning, Thank you for raising your concerns yes you are correct we do require tenants to apply before be approved and sending you a lease. We use a standard form 6 lease which is standard for all landlords in New Brunswick. We do not have a clause that we can raise your rent every 3 months as this is not allowed by the tenancy act. Yes you are correct we do use 1 year lease which again is standard and is also in all of our ads. You really do not have to fight to get your deposit back you simply have to apply but it is not instant this is all controlled by the province of New Brunswick. Feel free to reach out to me if you have any further questions as it seems you may have the wrong idea on how things are handled on our end.Review from Yvonne G

Well where to begin. Worse property management company going. I live in Reading crescent and as soon as chfr took over it has been a shit show. They tried to evict us for not paying rent for May or June which we had the bank statements to prove we did. They when i gave them the ss of the bank statements they blamed it on my dad saying he sent it the wrong email address, however the ss prove the email address was right. Then our heat got stuck on 30, my dad called them for a week and a half only to be told to wait and not to open our windows. They almost put him in the hospital and killed my cat due to the heat. When they did come fix the heat their building manager Carrie was completely rude and made a false report regarding the cleanliness of the unit. Chfr came today to check the apartment and failed him for having a grease spot on the stove. So I filed a compaint with the rentals men. They are rude, don't return calls or email and they also will threatened people by informing tenants they are on the board of directors. Do not rent any apartments in reading crescent, they are full of mold, when they "renovate" the apartments all they do is paint over the mold. I know someone who helped renovate their units and has pictures to back up my claims. Their building manager Carrie has came into my apartment without a written noticed or permission. They know that the building has a flea and ant problem but won't do anything about it. If they don't stop with their bs ways I'm going to the mlaCanada Homes for Rent Response

They used to manage 33 doors between 3 different properties in 3 different cities for us. One day we found out that they were using an office space in our apartment as their own without any notice given to us or contract in place for its. There was a poor excuse offered and although they vacated the premises in the following days, no apology was offered, nor was there any reassurance that this would never happen again. It was as if, they didn’t care that they got caught. They were fired promptly and soon after the new management took over we discovered many errors in their “management” of the building. They placed a person in a unit different than what was on the lease. They left a vacant unit unlocked and it had outside access. Tenant complaints went unresolved. Multiple issues were also noted in the other 2 properties but these were the most egregious. Sufficed to say, we are happy to have gotten rid of such an unethical property management company.Canada Homes for Rent Response

Good Afternoon, Thank you for your review, as mentioned to you many times that we did not occupy any space without approval, this space as you know was used as an office space to lease out units in your property. Further to that you always looked to me for advice when purchasing property. You openly asked us to not engage with your partners as you did not want them to know that you are also investing on your own. Needless to say sometimes business relationships do not work and I believe both sides are better for it in this case. We have many clients that rely on our leadership and have reaped the benefits. I wish you the best and hope you are your new property management company are working out well with one another although I have noticed they have had to do some price reductions and from what we are hearing are not making any friends either.Customer Response

No, you occupied that office room without our permission. You left when you got caught and you were fired shortly after. You need to accept responsibility for this business relationship ending this way and we’re happy to have uncovered the other messes you left for us by your team’s mismanagement. It’s also pretty classless that you attempt to bolster your reputation by making circumstantial accusations about a fellow competitor. We hope this review is meaningful for future investors who use this platform.Review from J. G.

This company took over the management of the building I have lived in for 3 years. Immediately upon taking over, without issuing new leases, the made changes to what was allowed in the building with the threat of eviction for failure to comply. Less than a month after they took over, they notifide tenants that power, which had been included in rent, must be put into the tenants name and would not longer be included and no adjustment to the rent would happen. I appealled to the NB Residency Tenantcy Tribual and the decision was reversed. One week later I received a notice of a 10% rent increase for "increased costs and to maintain consistency".Canada Homes for Rent Response

Good Morning Jared and thank you for your review. My only question is that we do act on behalf of owners therefore why a complaint to the better business bureau. If you feel that we have done something wrong the tenancy tribunal is who you would appeal to. JeffCustomer Response

Because the "owners" you represent should know the way that you treat tennants in the buildings your firm manages. And have also not advised them correctly as your firm did not advise to not change terms of a lease without providing a new lease. I do not know who owns the building and cannot review or file a complaint that others will see. I have already filed complaints with the tenancy tribunal with varying results as there is not effective protection from retaliation increases.Review from george E

They have taken over what was a lovely apartment village and are letting it run into disrepair. So sad for those who have sold their homes and rented from original owners who were fantastic.Canada Homes for Rent Response
