APPLY IF YOU ARE DESPERATE ONLY.. .even then..consider somewhere else. This company, kim, in Particular, is extremely rude and unprofessional to say the least. First of all, when we moved into our home, it was FILTHY AND filled with GRIME. The cabinets and super porous countertops were horribly stained. There were dead cockroaches right on the floor as soon as you stepped inside the home. Which I ignored, as I figured the home was vacant for a while and may have got some new tenants. Never in a million years did I imagine this, glimpse of vermin, would turn out to be an all out INFESTATION. Once I discovered the infestation, I quickly decided to call for pest control. What do you know? They advise the "lease" states pest control is up to resident. This was a first for me. I have NEVER had to take the cost of pest control. Well, the infestation in this home, clearly explains why GAtekeeper didnt want to cover the cost. This infestation was so bad, one would need mutliple heavy duty treatments. On top of that, I had a maintenance issue with a toilet that they never came out to repair. The thermostat "gave out" somehow miraculously within a week of us being in the home. I tried to contact gatekeeper who advised that it wasnt an emergency even though we were in the dead middle of winter (jan). Therefore, My children and I, ages ranging from 2-11 were forced to freeze until they finally decided to send someone out. In addition to that, a week after we moved in, My children were preparing to take a bath when all of a sudden the HUGE bathroom vanity mirror, lacking the bracing brackets to hold it in place, came crashing down on my Sons' heads, shattered, and a large piece of glass over a foot long, impaled my son's nose. It went all the way through his nose, through the septum, piercing the bottom inside of his nose. My other son, as well as my daughter suffered a deep gashes from shattering glass. When I contacted the Gatekeeper/Atlanta South Rental Homes they were very dismissive, did not apologize or seem to care to take any type of incident report. How rude?! that mirror could have KILLED my children due to their negligence. Another situation was, the neighbors in this community claim to be all retired and look down upon the "renters" and people with children as was advised to be by one of my oh so friendly neighbors. Once they discovered we were renters, they set out on a mission to cause me and my family turmoil by contacting the property management and lying saying we had dogs and they were damaging the property. I had a family member with dogs to visit ONCE! and the dogs never came on my property. Gatekeeper, with no knowledge of the situation, immediately accused me of breaching the lease and tried to put me out. I advised them of my situation with the neighbors and they advised they would send someone out that week which they never did. They sent someone the following week, with NO NOTICE and found that there were , in fact, NO DOGS AND NO DAMAGE TO THE PROPERTY as accused. Finally, due to Covid- 19 and a reduction in my hours, I had fallen behind on rent and advised I was applying for and approved for rental assistance. I attempted to keep the company in the loop but everytime I spoke with Kim she was very condescending, argumentative and insensitive, making fluid communication extremely difficult. The approval process can be a bit long however, this company was given definitive proof that I was APPROVED for the rental assistance and they WILL receive payment, and still decided to take me to court for eviction. This review doesnt even begin to describe my frustrations with this company. I will leave reviews everywhere if my matter is not resolved in an ethical and professional way. I hope this experience was a minor isolated event and not the general rule of practice for this company. However, judging by Kim's pugnacious approach, I can tell this is simply the culture of this company and it's employees. We are in fact evicting the tenant for non-payment of rent.

You are evicting me for non payment, even with proof that you WILL receive payment , as I was approved for a FEDERALLY funded program. The other events described are, IN FACT, TRUE, TRUTH & FACT, all of which don't require your acceptance or agreement.Review from Eisha W

DO NOT RENT FROM THIS COMPANY was a tenant for seven years. I just moved out May 31. Over the several years getting Maintenance to come out was like pulling teeth. You had to to reach out to them several times just to get someone out. When I moved in seven years ago I noted on the move in inspection that the carpet and walls had stains thru out the house and a few walls had holes. Candace signed off to acknowledge the items On the move in inspection. To my surprise when I moved out they sent me a bill for items I noted on the move in inspection. I have sent two emails since I received the bill and of course no one has reached out to me to straighten this out.Gatekeeper Rental Property Management & Self Storage Response

It is true that the carpets and walls had MINOR stains when the tenant moved in. When she moved out the carpets were beyond destroyed, with no effort to clean or even pick up trash. The walls were drawn all over with crayons and markers. We are happy to share pictures with any interested parties. Shocking.
Despite the shocking condition in which the tenant left the house, upon further review we actually decided to agree not to charge the tenant for the extensive damage to the carpets and walls because they were in fact imperfect when she moved in 7 years ago. But that was not a reasonable excuse for the disastrous condition of the property upon her exit. Please call us for pictures if you are interested.

At first they were saying I left holes in the walls. When I told them I had pictures to prove there were no holes left in the walls they are now saying I left crayon and markers on the walls. Yet another lie. There also wasn't any trash left in the property. The trash was left outside in trash bins that the trash company picked up the day after move out. If they are claiming that I am not going to be charged for those items then why haven't they sent me an updated move out statement. I have sent two emails this week to Candace and she has not responded to any of them. I want my statement and my deposit back NOW.Gatekeeper Rental Property Management & Self Storage Response

Ms. Eisha was sent the revised paperwork and refund within the allotted amount of time as required per the Lease. We request this review/dispute to be closed as it was settled.
