My husband and I came close to renting a home with Sylvan, but we didn't go through with signing a lease. Unfortunately, we forfeited a $2400 non-refundable holding fee which was the equivalent of a month's rent. After we toured the home and submitted our paperwork for employment and income verifications, there were a lot of urgent calls and texts from Sylvan requesting more information. We got so caught up in the fear that we would lose out on the property that we ignored a lot of red flags. There were tons of poor reviews from tenants about maintenance and customer service. And there was a call center feel to our interactions with them. Their reps couldn't answer basic questions about the property - like whether there was an HOA fee (the Sylvan rep didn't know what that was), whether we'd have to purchase our own trash and recycling cans and who would be responsible for basic maintenance. I was always told that a supervisor would be in touch, but that never happened. After paying the holding fee, we were presented with a document that basically said we would be responsible for all maintenance on the house except anything caused by an "act of god." The document included a list of ******* videos showing how to light a pilot light, plunge a toilet and unclog a sink. I asked friends who had rented homes about this, and all said Sylvan's expectations of renters were unreasonable. If we wanted to be responsible for making and paying for repairs, we'd buy our own house. After backing out of the Sylvan property, we ended up renting a different house. We deal with a local property manager for maintenance issues. She knows the owners and the property, has relationships with contractors and other vendors, and gave us her personal cell number . We are only responsible for cutting the grass, shoveling the snow and replacing the batteries in the smoke detectors. Even new homes have maintenance issues. I just cannot believe the home we rented was move in ready. The heat didnt work, none of the windows open, the hot water in the bathroom didnt work, and the dishwasher didnt work. It took 1.5 months to finally get the heat fixed and even longer for our other issues. After I think all is ok, I get a $600 electric bill. The home is a three bedroom home and we for sure were not using the hat much power. We checked everything we could think of, but our power use was still unreasonable. When we finally got it looked at by an electrician I had to hire after Sylvan refused to send someone to look at, it took days to finally get someone out to fix it. Sylvans electrician wired our heat incorrectly so that it remained on 24/7. This not only made our bill skyrocket, but is also a fire hazard. Sylvan has refused to offer rent concession despite the high heat bills we have had the past two months. I have reached out numerous times but communication is so frustrating and customer service will only read from a script, put you on hold, and then disconnect the call. At this point I do not want to be a vendor for Sylvan any longer. I'm a fully licensed general contractor and I don't get paid fairly, or even close to industry standards for that matter. You guys send out these so called contractors who accomplish nothing, then I'm called to take care of what they didn't do and I still have to fight to be paid. I was sent out to an emergency call on a Saturday, where I drove over an 1 1/2 hrs to clean up your tenant's f**** and ****. Then had to drive an 1 1/2 hrs home covered in said bodily waste. I subsequently had to wait to get paid 3, maybe 4, months after spending HOURS fighting with accounts payable. I left my family to take care of the unthinkable and then had to explain to them why our utility payments are late. I'm sick of my time being wasted. Both my time and expertise are valuable and I deserve to be treated as a valued vendor. I show up, I am honest, I work dilengetly and always have gone above and beyond.Imagine if the roles were reversed; you show up, do your job beyond expectations, make sure that you are approved for your trip charge/job, and then you to spend hours out of your week, sometimes for over 2 months, fighting to be paid while your bills pile up and you struggle to feed your family.When I was first onboarded, I was working nonstop for you guys and always felt valued. About a year later, I began having problems getting paid while I was putting out personal money to purchase materials. Most times it would take months for payouts. This year I decided not to renew my insurance information with Sylvan because everything had become such a headache but a representative called me and convinced me Sylvan's practices had changed; which is CLEARLY not the case. Hi ******, We hate to hear that you are are displeased with working with our company as a vendor. After digging into the details of this situation, we believe there may have been some misunderstanding and we would like to provide clarification.
Your company was assigned work order #****** on 4/18/24, for a vacancy check, with a clear start date listed on the work order of 5/1 and an end date of 5/3. All vendors are provided with one-on-one training as well as a training document emphasizing the importance of visiting the property only within the specified start and end dates.
On 4/18, your company visited the property, which disrupted the current tenant. Sylvan will not pay the trip charge for the 4/18 visit, as it occurred outside the allotted time frame and you were informed of both the service window and payment terms. Consequently, the work order was canceled on 4/23, as there was no longer a need for the vacancy check at that point. If your company had followed the documented process, you would realize that you would not be paid, as the work order was ultimately canceled prior to the scheduled dispatch date.
We hope that this clears up any lingering confusion, but we would be happy to speak with you if you have any additional questions. Thank you so much!

Would give 0 stars if possible. This company employs workers that are dishonest and are thieves. They asked our small family business to do an appliance service call at one of their properties, then after the service call was done, they ghosted us and have refused to pay the bill and make it difficult to even talk to anyone about it. Leadership down, this company is a Joke. We won't work for them again, advise others to not work for them and caution anyone considering renting from them. 0 stars. Another nationwide rental company with horrible customer service and false advertising. The ad says "This property allows self guided viewing without an appointment. Contact for details." This should say they ONLY offer self guided viewing b/c there is no one from the company even working in *******. Of course, you have to give them all of your info to and sign your life away just to view the inside of a home you may not even want to rent. And you have to prequalify to rent and pay an application fee. All before you see the inside of the home. This company does NOT care about people. They only want to make the most money they can by doing the least amount of work possible. And as long as idiots are willing to agree to it, they aren't going to change.The first line in the Zilloow ad says "Don't miss out on FREE RENT!" Call about our special. I call them and the agent knows nothing about it, says the leasing team conveniently only works M-F. Why answer the phone if you can't help people? Literally the WORST rental company ever. I rented a home for almost 10 months with this company and it was H*** from the start. No working AC over summer, plumbing issues for THREE MONTHS with no solution to the problem. I had to call EVERYDAY asking for updates, when my things would be fixed meanwhile I PAID MY RENT. I DID MY PART. My kids were scared to flush the toilets cause the water would just fill & not drain. They sent out a bunch of plumbers who fixed the problem but yet it continued. Water would come spewing out of my over flows. P*** ************** paper backed up in my front yard for WEEKS. I paid rent for a house i couldnt even stay in for 3 months. I finally had enough & packed up & left due to BREACH OF LEASE & not theyre trying to charge me $1700. In all reality THEY owe ME for all the months I paid & couldnt even live there cause I didnt have toilets. It was literal *********** here. No one answers your questions they just give you the run around. I tried to contact my landlord multiple times with NO ANSWER. When plumbers would come out they sat outside for HOURS waiting for approval to do work. One of the toilet leaked water all over the floor for **** near a ************ didnt do anything about it. They discriminate against Black people with children if applying for property in all white neighborhood which is *******. They charged me tour the property, required a facial recognition upon completing the application and again before touring the property. Charged a $50 application fee denied my application because they said I did not have enough income from an employment source. My income was over $10000 each month but they stated my bank account did show it was deposited in my checking account. This is overt discrimination.Sylvan Homes, LLC Response

You were unable to prove that you were receiving the income from your rental agreements, resulting in a denied application. ****! After reading these reviews I guess I could count my blessings. I did the application process online and was applying with my fianc. I sent him the link and he completed his at the same time I completed mine. We both received emails that it was complete and all we needed to do is pay the $100 application fee. So I pay it that night. I get a follow up call about my application that states they never received his application and only processed mine so it was denied due to credit. I asked would I have to do the application all over again even though in there system it still shows his application as complete and the $100 cleared my account and I was told yes. I didn't bother to reapply because I had already submitted what was asked and I just want my $50 back since they never "received" his application.Sylvan Homes, LLC Response
