    Platinum Property Management engages in improper deductions from tenants security deposits.We were model tenants who always paid on time and kept the property in excellent condition. Expecting a full refund of our deposit, we were shocked when sent a move-out report deducting $1,150.00 from our $1,800.00 security deposit.After providing a receipt showing them that we rented a carpet cleaner and shampooed the rugs, they are deducting $300 for carpet cleaning of rugs that were not stained or damaged in any way and are clean! This is an unnecessary and excessive deduction. Renting for 2 years, going on 3 years at a property, you would expect some NORMAL wear and tear. The statement that there are walls with EXCESSIVE wear and tear is not true.The law requires the move-out inspection of the premises and providing the tenant with a list of damages and the estimated value of the damages within 3 business days after the tenant vacates. The report they provided did not list actual damages (because there are no damages) it only contained estimated charges for painting and carpet cleaning. After my email disagreeing with the charges, was when they said the damages being claimed were for walls with excessive wear and tear. That is not true. There was normal wear and tear which is expected when going into 3 years, security deposit deductions are not warranted for normal wear and tear.After being contacted, their management had a flowery response, the essence of which was that an additional inspection from another employee (that I know was conducted 5 days after we vacated, past the 3 day requirement) was performed. They should not be allowed to amend the original move-out inspection report adding things or more charges to it.We left the property in excellent condition without the excessive damage being claimed and are expecting a Full Refund of our security deposit.

    I will say that the owners of the property that we occuppied were extremely wonderful to me and my wife through some rough times. The property management company, I cant say the same. There is no final walk-thru with the tennants. I was charged $100.00 for trash being left in trash cans on a friday afternoon, but the trash is only picked up on Wednesdays. I put in aservice ticket for the disposal to be repair-a technician was sent out but the disposal was never reapired. A $185.00 fee was deducted from my deposit for something they failed to have repaired. I saved copies of all of my request, because I felt that this would happen.
