      This company sold us a house with a plumbing pipes issue on April 15 2022. The house plumbing pipe system for the second floor which affects 2 bathrooms plus the washer plumbing system was reported several times during the one-year warranty period. They came to fix the issue but only plunged the plumbing and never repaired what was causing the problem. Before the expiration of the warranty on April 15, 2023, they waited until the last minute to send the plumbers to work on the plumbing without repairing the problem. At this time I have the laundry and 2 bathrooms out of service. I have tried to get the problem solved 3 times after the warranty expires but the plumber company says the issue is something with the construction of the pipes on the second floor. We paid $427,000.00 for a home that has construction issues not repaired by the constructor and has a main plumbing pipe inoperative on the second floor which can cost us maybe thousands of dollars if the construction company do not clear the issue as soon as possible.

      Regarding the plumbing issue on the house sold on April 15, 2022. During the construction of the house, the plumbing is inspected and must pass per all building codes. Upon receiving the several claims made on behalf of the owner, the builder responded to each claim within a timely manner scheduling the plumber to make a visit. Upon arrival the plumber made notes for each claim. Please see attached. Each claim was followed through and when the plumber left the system was in working order. When reviewing the plumbers notes you will find that the toilet was clogged and had to be plunged, complaints of an air bubble trapped in the toilet was inspected and tested with no bubble found, and when running a camera through the lines wipes were found in the plumbing system. The homeowner was notified of each finding and was also informed to not flush wipes down the pipes. During these inspections, all other bathrooms were in working order. After these were resolved several months went by with no reports of backups. Closer to the end of his 1-year warranty, more claims were made stating the same issue. The plumber was schedule for each visit within a timely manner and at the first visit they unclogged the line. The second visit to ensure there was no issues with the plumbing they did a complete inspection of the system. The plumber ran a camera from the upstairs toilets to the septic tank and the upstairs laundry through the slab. They also ran a test on the washer machine to ensure it was draining properly and inspected to make sure all plumbing lines were vented correctly. The homeowner was notified of everything inspected and signed off on at the end of the visit.

      Do NOT buy from Cooks. The whole neighborhood in ******** is a joke! They didn't even do proper parking for the residents. They lie and don't honor the warranty. RUN! They ruined my flooring and gave me the runaround and then voided the warrant. Paint is all over floors, walls are unsanded as well as baseboards. The cabinets are crooked. The bathroom door is warping. Gutters are falling off. Paint on the front door is layer after layer of goop. The inside front door has paint on it from the outside. Cracks in the ceiling. Doors are splitting. Front door jams. House is less than 3 months old. Rain water stands in the parking lot. Dirt is everywhere. Red **** gets on my doorstep every time it rains due to shoddy landscaping. The list goes on.
