We booked the stay through the Steamboat website and paid over $800 for this stay. We chose to do that over renting an AirBnB due to the heavily advertised Ski in/Ski out access that is even now advertised on every Ad. When we arrived our packet said in heavy red print that this amenity is no longer included due to spring conditions. This disclaimer was nowhere upon booking. In fact, when I attempted to "mock" book again for similar dates once again the ski in/ ski out access is on the forefront of advertising to entice guests. They are falsely advertising an amenity they are no longer are willing to provide "due to safety" which is fine if it wasn't for the fact that we could have opted for a cheaper hotel without this. Additionally, on our first night the ski locker stopped working and would not open with the key card. We called the office and a maintenance person was sent only after "****"? spent over 5 minutes telling me that Storm ******************* does not have ski lockers that was not only clearly stated in our packet, but also had a locker with our door number and it opened the night before. Once the very nice maintenance person arrived (the only pleasant person working for this company), he was unable to fix it even with master key access and after calling HOA he was told there is nothing they can do and it is "our problem". We lost 2 amenities not even mentioning the poor state of the bathroom, rocking toilet, non-existent water pressure, and the fact that you can't get anywhere in the building without walking through 10 doors and 15 stair cases. The walls are paper thin which means it is impossible to sleep through workers grooming the hills all night and other residents doing their "private bedroom business". The whole stay was extremely anticlimactic. I attempted to ask for service recovery and refund from front desk and was told management will speak with me on Monday and no one has called me to this day. I don't think I can further reduce the 1.3 stars.Review from Larry S

I have stayed at ******************/************ ** several times for Ski vacations. The recent stay was not the best experience.Unit *********************** is in a great location...but this unit needs to repair the following:1: Hole in the wall ********************* in living room.2. Closet door in living room is broken and off of its guide.3. The couch and chairs need replaced, no cushion, they are flat.4. The wall switches that control the speed of the ceiling fans are missing in several rooms.5. The window blinds are missing or bent, these need to be replaced.6. The dining room chairs all need to be replaced, the arms are broken on some.7. The tile on the kitchen counter is broken off, needs replaced.8. The drawer on the oven is broken and does not close.9. Master bathroom fan has a high pitch squeal and rattles, as do the other bathrooms..10. Lighting unit over the shower in the master bathroom is hanging down and is a danger.The listing says Free Parking, I received a $127.00 parking ticket from ******************* for parking in the wrong place as the parking is NOT clearly marked. I called the Great Western Lodging management, and was told that they would not help.I tried to dispute the parking ticket for parking in the wrong place, but was denied.I have photos to back up all of my claims for this unit if needed.Great Western Lodging Response

We appreicate your review, and will be in touch with the owner to make improvements in the unit. However, it is to be noted that all these issues arose after we indiciated we would not pay for your parking ticket for failure to park in the correct location. Guests check in on site at Main Street Station, and our information as well as information upon check in specifically details parking for the free parking associated with lodging at this complex. There is a public parking section, but guests are instructed not to park there overnight to avoid tickets and fines. We're sorry that you recieved a ticket, but with the information passed on to guests about proper parking, we found it not to be our responsibility to refund this guest due to his mistake.Review from Syed A

I recently booked a stay at ********** unit A205 in ************, ********, through Great Western Lodging from February 1st to February 4th. for a guys trip of 5 individuals. Unfortunately, my experience was far from satisfactory.First and foremost, the unit was misrepresented on their website. Great Western Lodging claimed that the unit could sleep five individuals separately, but upon arrival, it was evident that it only slept four. The discrepancy between what was advertised and the reality of the accommodations was incredibly frustrating.Furthermore, the photos on their website were misleading. The pictures depicted two beds in the master bedroom, yet upon arrival, there was only one. This inconsistency in the representation of the unit further exacerbated the disappointment of our stay.When I reached out to Great Western Lodging to address these issues, the response I received was utterly unprofessional. The individual who answered the phone, supposedly the manager named ******, was rude and dismissive. Instead of acknowledging the misrepresentation and attempting to rectify the situation, ****** resorted to arguing and deflecting blame. He insisted that buried in the fine print of the listing, it mentioned the unit had only four beds. However, the primary description clearly stated it sleeps five separately, and the provided images showed five beds. Despite my attempts to reason with him, ****** showed no concern for our dissatisfaction and made no effort to assist us further.Overall, my experience with Great Western Lodging was extremely disappointing. The company's blatant misrepresentation of their accommodations, coupled with their dismissive and unprofessional response to my concerns, has left me thoroughly dissatisfied. I will not be returning to this establishment in the future and would caution others against renting from them.Review from JAMIE S

Extremely disappointing customer service. We checked into a rental to a chirping smoke alarm, immediately called (1pm) and were told a work order was issued and it would be prioritized. Nobody ever came. We called again 5 hours later - nobody answered. We left a message. - no response. Called the after-hours emergency number, they said they would let the company know and said they couldn't do anything else.. It chirped all night and nobody slept. Next morning. Still chirping. Nobody answered the phone 30 minutes after the office opened. Nobody ever called us back. We finally had someone come at 11 am the next day. We asked for a refund for the first night and they said it was "out of the question."Great Western Lodging Response

Thanks for your review, we understand how frustrating that would be. After checking our records, there was no call to our after-hours phone, so unfortunately it was handled the following morning. Additionally, we've been working with this guest on an agreeable refund, to which we have not heard back yet while reaching out via email, the same day as this complaint.Review from Becky S

********************************************* (1) Lots of noise from a vent system coming from the neighboring ******************** The noise was 24/7. We could not enjoy the balcony and had difficulty sleeping due to the constant noise. (2) We lost hot water in the shower of a one bedroom one bathroom condo. Multiple promises to fix it. 7 days later, plumber shows up with the part and we are checking out the next day. Management did not make a good faith effort to fix the problem. NOT A DELUXE CONDO by any stretch.Review from Kelli K

Believe the reviews on this company and just give your money to someone else. We booked a stay with this company in ************. Ten days after making the reservation, we had a medical emergency. (which could be validated by physicians.) We didnt keep the property off the market for years, months, or even weeks. Just days. But this company has no mercy. Ruthless. They wouldnt accommodate a date change. We would have conceded to any date their choice. And its not like the shabby, green carpeted property is fully booked out. Its not. Which is why were able to acquire it within a few weeks of our intended vacation.Yes, all companies have policies. We get it. And yes, travel insurance is available. We get it. But most businesses will work with you in situations like this, DESPITE policies. DESPITE lack of insurance. Most businesses have situational discretion and some semblance of public relations. Not these guys. Who wants to give their hard-earned money to such hard nosed, unbending, merciless people? Again, every company has policies. And most people can barely afford to travel, let alone add in the additional cost of insurance. You just hope the people youre dealing with will work with you and have some sort of soul. This company doesnt. So take some advice and research the ones that do. And pass on Great Western Lodging. There are plenty of other choices.Great Western Lodging Response

Thanks for your review. We appreciate you pointing out that all companies have policies and that travel insurance is available. We recommend this to all guests and include all cancellation policies up front so there are no surprises, which states:"If you cancel your reservation MORE than 30 days prior to your expected arrival date, an amount equal to your payment less a $100 cancellation fee will be refunded. The total amount of your payment will be retained if you cancel WITHIN 30 days of your arrival. There is the option of adding on our optional **************** to receive a refund as long as you are cancelling under a covered reason. No refunds for no shows, late arrivals, or early departures, regardless of road and/or weather conditions."We're sorry the cancellation policy disappointed you, and we're sure you understand that if 200+ units worth of guests asked for exemptions to the policy it would be chaos, which is why we uphold said policy.Review from morris n

Subject: BEAVER RUN RESORT ROOM #**** UNACCEPTABLE STANDARDS OF NUMEROUS EXISTING CONDITIONS AS OF OUR ARRIVAL DATE 03/23/2023. List of DEPLORABLE existing conditions including: (1) Kitchen: Dishwasher installation was not installed properly. Cabinet door falling off. Cook top and exhaust hood filters are filthy. Elevated replacement floor causes trip hazard. Tube lighting is flickering and needs replacing over countertop. (2) Bathroom: Sink bowl and stopper are rusted/stained. (3) Bedroom: Closet wire shelving has collapsed. Entry door has no threshold preventing fire or smoke intrusion (Violation of Fire Code). (4) Living Room: Couch and occasional chair fabric damage (fabric cuts). Table lamp shade trashed (discolored & wrinkled). Television cables dangled from wall mounted TV and abandoned VCR (which is not in service on an end table). Coffee table, high top table and chairs appear to be from a garage sale. (5) In General: (a) Miscellaneous baseboard trim missing. (Kitchen and toilet room). (b) The majority of electrical receptacles are outdated and very difficult if at all capable of being plugged into. (6) IMPORTANT: Town of Breckenridge Business & Occupational/Sales Tax License Expired on 12/31/2022 for Unit ****. As I have discussed with many of the staff and a couple of owners during my stay, I am now aware that there are numerous owners of units in this property that GWL manages so poorly. (No inspections, maintenance). If I was made aware of this arrangement between Owners and GWL management, I would have never made reservations at Beaver Run Resort or any other property managed by GWL. RATING 1/5 I would appreciate a reply to the issues presented in this review. Several items contained in the GWL In-Room Guest Services Directory (Trash removal, daily room service, maintenance, etc.) that I was not made aware of prior to booking accommodation on 02/07/2023 with Vail Resorts. The owners of this unit are currently in the middle of upgrades to the unit, while some items are of concern, we do strive to ensure the units are clean for arrivals, with housekeeping and an inspection, some items that are not to your liking should not affect your stay as pictures clearly depict the unit you would specifically be staying in. Great Western Lodging, nor Beaver Run, are affiliated with Vail Resorts, we apologize if you did not receive a response due to the confusion. Beaver Run is individually owner properties in which owners can rent directly through the building or through their own company choice.Review from Justin C

Our stay at Riverbend 216 Feb 5-10 2023 was motivated in part by our having stayed at Riverbend (different unit) before and our previous good experience with Great Western Lodging. Individual condos at Riverbend vary widely in condition but Unit 216 is in rather bad shape. Most egregious is the depiction in photos and text of sleeping surfaces at the second floor landing and in the living room. The two "sleeper" sofas are completely unsuited for human use. When unfolded the sofas' support platforms are torn, have missing springs and are down significantly at the head and foot. They are completely unusable as beds and should be removed from the unit description. The "mattresses" on the couches are so dirty, damaged and thin that they appear to have been repeatedly run over by a steam roller. The listed complement of sleeping surfaces for Unit 216 borders on false advertising. This unit really only sleeps 3 "separately". There were several other issues with Unit 216 that beg for repair: - upstairs bathroom door is broken and doesn't close. - upstairs bathroom shower controls are broken - upstairs bathroom tub does not drain - users must shower in ankle deep water. - downstairs bathroom shower controls are also broken - "sleeper" couch and arm chair in the living room should be thrown out - refrigerator water dispenser leaks - some of the humidifiers leak and were thus unusable. As for the Riverbend complex itself, the indoor sauna and hot tub were labelled "closed for repair" for our entire visit Although we like Riverbend for its location, our experience with Unit 216 was well below our expectations. The Great Western staff were responsive and courteous, but they should either stop listing Unit 216 in their portfolio or significantly revise their description of the property. Also beware that Great Western only posts reviews on its website that are 4 stars and above. Don't be fooled by the high marks their filtered set of reviews imply.Review from brian l

The experience with the staff was extremely poor. We had issues finding the arrival information and of course they were close by the time we arrived. In the morning we received an email stating that they wished I said the best of luck and that was pretty much it. The furniture was born and uncomfortable. We woke up, sore and tired. The road noise was unbearable and the heat was overwhelmingly, warm and uncontrollable. I would not recommend lodging with this company however, Breckenridge is amazing and when she was other accommodations.Review from Cynthia B

This was a few years ago, but I tried getting my money back through my credit card. I had had to pay the full amount with my credit card before the stay. I also purchased their travel insurance, since my friend and I both had elderly parents. I didn't receive the 28 page policy until after the date of our trip. Anyway, we had a breakdown- my friends transmission went out. We had to be towed back to Salina, KS and wait until the car dealership that opened on Monday (this was Saturday) to diagnose the problem. We then had to be towed back to Kansas City. The Great Western Lodge would not return any of my money even though I called them from the side of the interstate when we first broke down. Their bogus travel insurance would not pay, because it was a breakdown and not a wreck. It wouldn't have paid either if one of our parents had had to be hospitalized and was really sick- it only paid if a death in immediate family. It appears they have had plenty of bad ratings , so hopefully others won't be duped by them.
