I signed a one year lease for a duplex top floor for $1,425 a month on November 30,2022 with our landlord. I gave him $6000 up front to cover first last month rent and all deposits including pet deposit and extra months rent. In July he hired eagle Crest to take over the property. In October 2023 I started paying a month ahead on rent. Due to possible mold and poisons in the house we informed eagle Crest about. They refused to check for it. So we informed them we'd be out by December 31st 2023. I paid last month rent when I signed the lease. According to them we never renewed lease. They gave us some false paperwork on what we owe after moving out. They said we owe but won't show or explain for what. They're also charging for 4 smoke alarms and CO sensors. They refuse to respond to my email asking questions regarding what paperwork they gave us. And because we had paid last months rent when we moved in we shouldn't have had to pay rent for December. They had increased the rent to $1600 to start December. We paid $746 in December. So they owe us at least $571. We don't owe anything. They're saying we owe $25.

Tenants have been given full ledger accounting of past due charges, damages and cleaning with regard to their move-out in addition to applicable invoices and audited expenses for funds received for deposits, last month's rent and pet fees.  Charges have been itemized and processed with description for the tenants with applicable inspections and extensive pictures.

All funds have been processed accordingly with any discrepancies addressed.

I am rejecting this response because I have asked them to clarify some paperwork and told them they cannot charge ** for updated smoke alarms ECT. We have not gotten any response

Smoke alarms, when missing or not reported as non-working via maintenance request, are replaced as they were in place and in working order when the tenant moved into the unit.  Since they were not present and/or removed upon move-out, they were replaced at the tenants expense in accordance with **************** law.

I am rejecting this response because: they charged us for 4 when only 2 were missing.

Smoke alarms (4) were replaced where missing in the unit and reattached to the brackets (4) left on the wall.  All 4 smoke detectors were present upon move-in by the tenant and were missing upon move-out.  Charges for replacing all 4 alarms will stand.

I am rejecting this response because: that is incorrect. There were 2 Missing not 4. And there were only 3 alarms when we moved in. And eagle Crest still hasn't responded to my emails ECT asking for an explanation of the paperwork, billing. Of what we supposedly owe. And they also charged us for the previous neighbors junk removal and replacement of the storm door that the landlord placed there himself. They are being dishonest and won't even explain themselves.

    Sincerely,
